It says it has launched 32 projects and delivered 16 (July 2026). Its recent small and mid-sized buildings were handed over early: Pearlz, Gemz and Opalz all completed ahead of schedule. The bigger test is now under way. Sixteen projects are under construction, including two towers of more than 100 floors, and some high-rises such as Viewz and Fashionz are running behind their original dates. Entry prices are low for each area, but the payment plans leave a large balance due at or after handover. Buyers should check the escrow record and construction progress for the specific project before committing.

Resale and rental data exists mainly for the developer's completed buildings in Business Bay and Arjan. Portal data shows gross rental yields of about 7.6% at Bayz in Business Bay and 8.4% to 8.6% across Danube buildings in Arjan (12 months to 2026). Reliable price change figures for individual Danube buildings are not published, so capital growth should be checked against recent Dubai Land Department transactions for the specific building.

Payment plans
On a home priced at AED 1,000,000 that is AED 300,000 before handover, AED 700,000 on handover. Government registration fees are paid on top.
The headline offer is the 1% monthly plan: a down payment of around 20%, then 1% of the price each month, with the balance due when the building is ready. Most current project pages list a 30/70 plan (October 2026). Exact terms differ by project and should be confirmed in the sales agreement.
Common. Greenz is described as 20% down, 1% monthly for 40 months and the final 40% after completion. Petalz was sold with 40% payable after handover.
The UAE 10-year Golden Visa needs property worth at least AED 2 million. Greenz and larger units at Bayz 102 and Shahrukhz Residences meet this by price. Most studios and one-bed units do not on their own.
Not published as a developer scheme. Buyers usually arrange a bank mortgage to settle the balance at handover. Confirm that the bank will lend on the specific project.
Not published by the developer. One portal listing shows about AED 12.71 per sq ft a year at Elz in Arjan (2026). Check the Dubai Land Department service charge index for the building.
Off-plan sales in Dubai must be registered with the Dubai Land Department and payments go into a project escrow account. The developer also publishes construction progress for each project on its website.
Danube suits buyers who want a low entry price and to spread payments monthly, including first-time investors buying a furnished studio or one-bed for rental income.
