Living in Business Bay
A district of towers along the Dubai Water Canal, right next to Downtown. Central, well connected, and good value compared with its famous neighbour.

History
Business Bay was launched in 2003 by Dubai Properties, part of Dubai Holding, on land along an extension of Dubai Creek. The main roads and bridges were finished in 2008 and Business Bay Metro station opened in 2010.
The Dubai Water Canal opened in 2016, carrying the creek through Business Bay to the sea at Jumeirah. The area covers about 4.4 square kilometres and was planned for around 240 buildings, including Executive Towers, Capital Bay and DAMAC Towers by Paramount.
What it’s like to live here
A mix of offices, hotels and homes. Weekdays are busy with people working here, but the canal promenade, with walking and cycling paths, gives it a calmer side in the evenings. Downtown and The Dubai Mall are a short drive away.
Who it suits
Professionals who work in Downtown or DIFC, couples, and investors looking for central apartments at lower prices than Downtown.
Getting around
Business Bay Metro station is on the Red Line, and the area sits between Sheikh Zayed Road, Al Khail Road and Ras Al Khor Road. Burj Khalifa is about 8 minutes by car, The Dubai Mall 12 and Dubai International Airport about 15.
Schools, healthcare and shopping
Nearby schools include Jumeirah English Speaking School (JESS) and GEMS Jumeirah Primary School, with Blossom Nursery and Learning Tree Nursery in the area.
Bay Avenue is the main mall, with Choithrams, Spinneys, Carrefour Market and West Zone supermarkets. Hotels include JW Marriott Marquis, The Oberoi, SLS Dubai and Paramount Hotel.

- Peak-hour traffic on Al Khail Road and around the bridges
