History
Al Quoz takes its name from the Arabic word for a crescent-shaped sand dune. It began as a small settlement around a pond that Bedouin used as a watering point, and was mainly farmland in the early 20th century. In the 1970s and 1980s Dubai set much of it aside for industry, and Bayut calls it one of the city’s oldest manufacturing hubs.
Art arrived later. The Courtyard opened in 1998 and Alserkal Avenue opened in 2008 in a former warehouse complex. The Al Quoz Creative Zone was launched in April 2021, and Bayut notes that the Al Quoz Creative District is part of the Dubai 2040 plan. In January 2024 Al Quoz 2 was renamed Ghadeer Al Tair.
Most homes are in the residential sectors Al Quoz 1, 2 and 4, with flats in parts of Al Quoz 3. Al Khail Heights, by Texture Holding, was launched in 2013 and handed over from late 2015. Al Khail Gate, by Dubai Properties, has over 9,000 flats in two phases (Bayut).
What it’s like to live here
Al Quoz is a long strip of about 27 sq km between Sheikh Zayed Road and Al Khail Road (Bayut). Much of it is warehouses, workshops and showrooms in Al Quoz Industrial 1 to 4. The homes sit mainly in the north-east half, towards Al Khail Road.
Housing is mixed. Bayut lists flats from studios to four bedrooms and villas with four to six bedrooms, with townhouses mainly in Al Quoz 4 and a few residential plots in Al Quoz 1 and 2. Al Khail Heights has 26 low-rise apartment buildings and 58 townhouses, with a gym, pool and sports courts. Al Khail Gate has studios to three-bedroom flats, with pools, gyms and play areas, and a market on the first Friday of each month. Wasl’s Crystal buildings in Al Quoz 4 also appear often in rental records.
It is a working neighbourhood. Bayut warns that large vehicles move in and out, because Al Quoz has one of Dubai’s largest commercial areas. On the other side of that, Alserkal Avenue has galleries, studios, Cinema Akil and cafés, and Bayut counts about 200 cafeterias and restaurants in the area. Al Quoz Pond Park in Ghadeer Al Tair is the greenest open space; Bayut says the smaller Al Quoz Park 3 has little greenery.
Who it suits
Renters above all. Property Finder recorded 15,759 rental contracts in Al Quoz in the past year, and 9,526 of them were at Al Khail Gate. It suits people who work along Sheikh Zayed Road, in Downtown or in Business Bay: Bayut puts Downtown about 10 minutes away. Bayut describes residents as mainly Emirati families and expatriates.
For investors it is a yield play rather than a growth story. Property Finder puts the average gross yield at 7.82% (October 2026). Sales are few, 155 in the past 12 months, so there is less sales evidence to price a home against.
Getting around
There is no Metro station in the residential streets. The nearest Red Line station is on Sheikh Zayed Road on the Al Quoz 3 side. Bayut lists it as ONPASSIVE and puts it about 10 minutes’ drive away. Buses 15, 81, 84, F15 and F17 serve the Al Khail Gate stop (Bayut).
Sheikh Zayed Road (E11) and Al Khail Road (E44) run along the two long sides of the district. Bayut puts Downtown Dubai about 10 minutes away, Mall of the Emirates and Kite Beach about 12 minutes and Dubai International Airport about 25 minutes.
Schools, healthcare and shopping
Oaktree Primary School, Amled School and Springdales Indian School are in Al Quoz 4, and Bayut also lists GEMS Our Own Indian School and Clarion School, which follows a US curriculum. Jumeira University is on Latifa Bint Hamdan Street in Al Quoz 4. Al Safa British School, Jumeirah College and The English College are in Al Safa, across Sheikh Zayed Road. Check each school’s KHDA rating and fees before you choose a home.
Bayut lists clinics including Aster Clinic Al Quoz and Medilife Polyclinic, and Burjeel Hospital for Advanced Surgery on Sheikh Zayed Road is about 10 minutes away. Al Khail Mall and Grand Hyper on Latifa Bint Hamdan Street cover daily shopping in Al Quoz 4, and there are many small supermarkets. Oasis Centre on Sheikh Zayed Road is the largest mall in Al Quoz, with the Fun City play centre, and Mall of the Emirates is about 12 minutes’ drive (Bayut).
Things to check before you rent or buy
- Check the title. Bayut lists Al Khail Heights as leasehold, not freehold. Confirm the deed type, the term and who may buy with DLD before you pay a deposit.
- Check the street. Lorries use the roads around the industrial zones, which Bayut flags. Visit at different times of day.
- Compare new leases with renewals. New leases in the past year averaged AED 79,608 across all homes, against AED 51,321 for renewals (Property Finder, DLD data). Ask what the current tenant pays.
- Know the building. At Al Khail Gate, sizes vary widely: Bayut lists one-bedroom flats from 553 to 960 sq ft. Check the phase, building and floor area.
- Ask for the latest service charge statement before you buy.
- Expect a small sales market. Property Finder recorded 155 sales in the past 12 months, 22.1% fewer than a year earlier.

About these numbers and where they come from (16 sources)
Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Can foreigners buy property in Al Quoz?
Not as freehold in the usual sense. Bayut lists Al Khail Heights, where most sales happen, as leasehold: you buy the right to the home for a fixed term, not the land. Property Finder shows 125 recorded sales there in the past year (October 2026). Villas and plots in Al Quoz 1, 2 and 4 are a different market, so confirm the title type and who may buy with DLD before you commit.
How far is Al Quoz from the airport?
Dubai International Airport (DXB) is about 15 km away in a straight line, about 25 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 32 km away.
Is there a Metro station in Al Quoz?
Not in the residential streets. The nearest Red Line station is on Sheikh Zayed Road on the Al Quoz 3 side, which Bayut lists as ONPASSIVE and puts about 10 minutes’ drive away. Buses 15, 81, 84, F15 and F17 stop at Al Khail Gate (Bayut).

Renewals averaged about AED 51,300 across all homes, against AED 79,600 for new leases. Rents vary by building, so ask us for current rents on a specific home.
What rental yield can investors expect in Al Quoz?
Property Finder puts the average gross yield at 7.82%, and 8.17% for studios (October 2026). That is before service charges, maintenance and any time without a tenant, so the net return will be lower.
What do homes sell for in Al Quoz?
Recorded sales in the past year averaged about AED 596,000 for a studio, AED 954,000 for a one-bedroom and AED 1.38 million for a two-bedroom flat (Property Finder, DLD data, checked October 2026). Who does Al Quoz suit best?
Renters who want a flat at mid-market rents about 10 minutes from Downtown, and investors who want rental income. It is less suited to people who want a beach or a resort-style community on the doorstep, and you will share some roads with lorries from the industrial zones (Bayut).
