History

Al Safa is an established villa district between Al Wasl Road and Sheikh Zayed Road, split into Al Safa 1 and Al Safa 2. Al Safa 2 runs from Umm Al Sheif Road to Al Manara Road, and Al Safa 1 lies to its north-east, up to Safa Park. Bayut describes it as an older part of Dubai.

Safa Park opened in 1975 as Dubai’s first central public park, when this was the edge of the city (Gulf News). In 2014 its north-eastern half was cleared for the Dubai Water Canal, which Sheikh Mohammed inaugurated in November 2016. The Metro station on Sheikh Zayed Road opened in 2010 as Noor Bank and was called Al Safa from 2020 to 2023. A newer arrival is DAMAC’s pair of towers by Safa Park, launched with Swiss jeweller de Grisogono in 2022 and listed on Property Finder as DAMAC City.

What it’s like to live here

Most homes are villas: independent houses on their own plots, compound villas and some townhouses, with few apartments (Bayut). Villas usually start at three bedrooms, and in Al Safa 2 most start at four, often with a maid’s room, garden and private pool. Some mansions have 11 or more bedrooms.

Compounds in Al Safa 1 include Wasl Square (174 three- and four-bedroom townhouses), Splendour Villas (90 four-bedroom duplexes, each with a private pool) and Al Hala Complex (16 villas). In Al Safa 2, Bayti 22 has 22 four-bedroom villas and Al Wasl Village has 26 semi-detached four-bedroom houses with private pools. Al Safa Park 2 has a basketball court and play area, and the canal has running tracks along its banks. Bayut notes a lot of commercial activity and government offices in Al Safa 2, including Dubai Municipality’s Al Manara Centre.

Who it suits

Families first, especially those using the British schools in Al Safa 1. Property Finder describes the area as family- and pet-friendly, and Bayut says residents include both expatriates and locals.

For most expatriates, renting is the way in. Property Finder recorded 2,124 rental contracts in the last year, 1,346 of them for villas, against 68 sales. Foreign investors have few options: Bayut lists Al Safa as a non-freehold area where only UAE and GCC nationals can buy, and 50 of the 68 recorded sales were in DAMAC City.

Getting around

There is no Metro inside the villa streets. Garmin station on the Red Line, on Sheikh Zayed Road by Al Safa 2, is the nearest. It took the Garmin name in September 2026, with signs and apps changing through November, after being called ONPASSIVE from 2023 (The National, Dubai Media Office). Bayut puts it about 5 minutes from the middle of the community and Business Bay station 6 to 10 minutes. Buses run along Al Wasl Road.

Sheikh Zayed Road is about a 6-minute drive. Bayut puts Downtown Dubai about 10 minutes away, Kite Beach 8 to 12 minutes, Mall of the Emirates 10 to 15 minutes and Dubai International Airport 20 to 25 minutes, depending on traffic.

Schools, healthcare and shopping

Al Safa 1 has three British-curriculum schools within walking distance of each other (Bayut). Jumeirah English Speaking School (JESS) Al Safa, for FS1 to Year 6, and Jumeirah College, for Years 7 to 13, were both rated Outstanding in KHDA’s 2023–24 inspections. Gulf News lists fees of AED 54,131 to 65,098 a year at JESS and AED 78,946 (Year 7) to AED 98,681 (Year 12) at Jumeirah College. Jumeirah Primary School (FS1 to Year 6) is the third, and Al Ittihad Private School (American curriculum) is also nearby.

Medcare Hospital, Medcare Orthopaedics & Spine Hospital and Medcare Women & Children Hospital are all in the community. For shopping, Al Safa Centre in Al Safa 1 has a Park n Shop supermarket and there is a large Spinneys in Al Safa 2. Oasis Mall on Sheikh Zayed Road is a few minutes away, and Bayut puts Dubai Mall and Mall of the Emirates 10 to 15 minutes away.

Things to check before you rent or buy

  • Check who can buy. Bayut lists Al Safa among Dubai’s non-freehold areas, where only UAE and GCC nationals can buy (updated October 2026). Property Finder lists the DAMAC City towers as freehold. Confirm with the Dubai Land Department that you can register a specific property before you pay a deposit.
  • Read the sales data with care. Of the 68 sales Property Finder recorded in the last year, 26.9% fewer than the year before, 50 were in DAMAC City and 11 were land plots. No villa sales appear, so the averages say little about villa values.
  • Compare new and renewal rents. New four-bedroom villa leases averaged AED 315,331 over the last year, against AED 248,853 for renewals (Property Finder).
  • Check the condition. In an older district, look closely at air conditioning, plumbing, roofs and any extensions.
  • Check the street. Visit at rush hour and school-run times, especially near the schools in Al Safa 1 and the commercial stretches of Al Safa 2.
  • Buying off-plan? Property Finder lists DAMAC City’s handover as scheduled for 2026. Check the latest date with the developer and make sure the sale is registered with DLD.

Facts and figures from Property Finder Community Insights and DLD sales and rental transactions, Bayut’s area guides and non-freehold list, KHDA ratings and fees via Gulf News, and OpenStreetMap, with history from Gulf News, Emirates 24/7, Wikipedia, The National and Dubai Media Office. Checked October 2026. Numbers change as homes are let and resold.

FAQs

Al Safa questions

Can’t see yours? Ask us on WhatsApp.

Is Al Safa a freehold area?

Mostly no. Bayut lists Al Safa among Dubai’s non-freehold areas, where only UAE and GCC nationals can buy (updated October 2026), and its area guide says property for sale here is limited to UAE nationals. The main exception is DAMAC City, the twin towers on Sheikh Zayed Road by Safa Park, which Property Finder lists as freehold. Confirm with the Dubai Land Department that you can register a specific property before you commit.

How far is Al Safa from the airport?

Dubai International Airport (DXB) is about 16.4 km away in a straight line, 20 to 25 minutes by car depending on traffic (Bayut). Al Maktoum International Airport (DWC) is about 32.1 km away.

Is there a Metro station in Al Safa?

Not inside the villa streets. Garmin station on the Red Line sits on Sheikh Zayed Road by Al Safa 2, and Bayut puts it about 5 minutes from the middle of the community. It was called Noor Bank until 2020, Al Safa until 2023 and ONPASSIVE until September 2026 (The National). Business Bay station is 6 to 10 minutes away, and buses run along Al Wasl Road.

How much does it cost to rent in Al Safa?

New leases recorded over the last year averaged AED 258,375 a year for a three-bedroom villa, AED 315,331 for a four-bedroom villa and AED 379,227 for a five-bedroom villa. One-bedroom apartments averaged AED 67,329 (Property Finder DLD data, checked October 2026). Rents vary with the plot, pool and condition, so ask us for current rents on a specific home.

What rental yield can investors expect in Al Safa?

We could not find a published yield for Al Safa on Bayut or Property Finder in October 2026. Most villas cannot be bought by foreign investors, and recorded sales are mainly off-plan apartments, so work out the yield for a specific property from its price, rent and service charges.

Have property prices gone up in Al Safa?

Public data do not answer this well. Property Finder recorded 68 sales in the last year, 26.9% fewer than the year before, at an average of AED 2,500 per sq ft. But 50 of those sales were in DAMAC City and 11 were land plots, and no villa sales appear, so the figures do not track villa prices (checked October 2026).

Who does Al Safa suit best?

Families who want to rent a villa near Outstanding-rated British schools, about 10 minutes from Downtown and close to the beach. It is less suited to foreign buyers who want a villa, or to anyone who wants a quiet street away from busy roads; Bayut notes a lot of commercial activity and government offices in Al Safa 2.
