Every flat is different, so we price each one after a survey. The cost depends on the size of the home, its condition, the rooms you include and the finishes you choose.

How much does it cost to renovate an apartment in Dubai?
It depends on the size of the flat, its condition and the finishes you choose. The first survey is free, and you then get a fixed, itemised quote so you can see what each part costs before you commit.
How long does an apartment renovation take?
It depends on the size of the flat, how much work it needs and the approvals the building requires. A kitchen, a bathroom or paint and flooring on their own are quicker than a full refit. We talk through the timing with you at the survey.
Will a renovation increase my rent?
It can, when the home is re-let, but it depends on the building, the finish and the market, so we cannot promise a figure. If you already have a tenant, rent rises at renewal follow the Dubai rent index, so any gain normally comes with the next tenancy. At the survey we tell you what we think is worth doing and what is not, and you can test your own figures in the calculator on this page.
Who does the work?
We are the project managers. Our own team plans the job, gets the approvals, chooses and manages the contractors, checks the work and reports to you. The building work is carried out by contractors we use again and again.
Do I need permission to renovate an apartment in Dubai?
Most buildings need approval from the building management or the master developer before work starts, and some work needs a permit from the authority for that area. We apply for what the job needs as part of the project.
Who approves renovation work in Jumeirah Lake Towers?
In JLT the building management gives its permission first, and the DMCC issues the owner fit-out approval. Other communities have their own master developer. Buildings usually also ask for a refundable deposit before work starts, and set the hours when work is allowed. We handle all of this for you.
What if I have a tenant in the apartment?
Most landlords renovate between tenancies, so the home is empty for the shortest possible time. If the work would mean a tenant has to move out, Dubai tenancy law requires 12 months written notice, so it needs planning well ahead. Tell us when the tenancy ends and we will plan the survey, quote and approvals so work can start as soon as the keys are back.
Can you renovate my property while I am abroad?
Yes. Most of our renovation clients are investors who live outside the UAE. You have one point of contact from the survey to the handover, and we can hold the keys while the work is done.
How do I pay?
Half before the work starts and half during the work, before completion. You see the fixed quote before you commit to anything.
Is there a warranty?
The materials come with their makers warranties, for example on kitchens, flooring and tiles, and we pass those on to you. We do not sell a separate workmanship warranty, so we check the finished work with you before handover.
Can you find a tenant once the work is finished?
Yes. Our leasing team can list the home as soon as it is handed back, and our property management team can look after it from there.
Do you renovate villas?
Most of our projects are apartments owned by investors, in The Greens, Dubai Marina, Jumeirah Lake Towers and Remraam. Ask us about a villa or townhouse and we will tell you honestly whether we are the right team for it.
