History

Remraam is a gated apartment community in Dubailand, built by Dubai Properties, part of Dubai Holding. Khaleej Times reported that it began taking shape in 2007 and that the first phase, Al Thamam, was handed over to owners in 2013. It is named after the remraam plant, which grows widely in the UAE.

The second phase, Al Ramth, is the larger of the two. Bayut counts 56 low-rise apartment buildings across both sub-communities, and Khaleej Times put the number of residents at about 15,000 in 2020.

What it’s like to live here

Homes are studios and one-, two- and three-bedroom apartments. Bayut gives sizes of 396 to 810 sq ft for a one-bedroom and 948 to 1,384 sq ft for a two-bedroom. Some units have a maid’s room, a balcony or a terrace. Each building has ground-level parking, and Bayut says most apartments have at least one reserved space.

There are shared pools, gyms, tennis and basketball courts, play areas and barbecue spots, and a mosque in Al Thamam. Khaleej Times counted 20 pocket parks in 2020. Carrefour Market, Geant Express, Aster Clinic, a pharmacy and a few cafés and restaurants, such as Little Neighbourhood and Arabian Grill, are inside the community. In Property Finder’s building reviews, residents give it 4.5 out of 5 for peace and quiet but 3.5 for parking.

Who it suits

Working people and couples on a budget who drive. Property Finder’s lifestyle scores rate it highest for working professionals (80%), then young professionals and students (60% each), and lowest for families (4%) and retirees (0%). Residents still rate it 4.8 out of 5 for being family friendly, and South View School is inside the community.

For investors it offers rental income more than price growth. Property Finder puts the average rental yield at 8.82% (October 2026), while Bayut’s asking prices rose only 1.5% in the 12 months to September 2026.

Getting around

There is no Metro station. Bayut says the nearest stations, Jumeirah Golf Estates and Dubai Investments Park on the Route 2020 line, are 13 to 15 minutes away by car. RTA bus J04 stops at several points in the community, but Bayut lists limited public transport and reliance on a car as drawbacks.

Remraam sits by Emirates Road (E611) and Hessa Street (D61). Bayut puts Sheikh Zayed Road and Dubai Marina about 20 minutes away, Dubai Marina Mall and Mall of the Emirates about 25 minutes, and Burj Khalifa about 30 minutes. Dubai International Airport is under 30 minutes by Bayut’s estimate, and Khaleej Times put Al Maktoum International Airport about 15 minutes away.

Schools, healthcare and shopping

South View School, inside Remraam, teaches the British curriculum from FS1 to Sixth Form (Bayut). It is rated Good by KHDA, with fees of AED 47,000 to 67,000 a year (Property Finder, KHDA 2026 data). Wonder Years Nursery is in Al Thamam, and Jebel Ali School (British curriculum) is a few minutes away in the neighbouring Akoya development. Property Finder counts 12 schools within 5 km, with the British curriculum the most common, including Ranches Primary School (Very good) and Victory Heights Primary School (Outstanding).

Aster Clinic in the community covers general medicine, paediatrics, gynaecology and dentistry. NMC Royal Hospital in Dubai Investments Park is about 13 minutes’ drive, and Medcare Medical Centre is in Motor City (Bayut). For bigger shops, Bayut puts Ranches Souk about 10 minutes away and City Centre Me’aisem about 15 minutes, and there is a Spinneys in Motor City. Property Finder puts The Village mall in Arabian Ranches 2 about 11 minutes away.

Things to check before you rent or buy

  • Know the sub-community. Bayut’s asking prices average AED 1,010 per sq ft in Al Thamam and AED 1,074 in Al Ramth, and asking rents AED 85 and AED 89 per sq ft (September 2026).
  • Check the parking. Bayut notes limited visitor parking and resident complaints, and parking is the lowest-scored category in Property Finder’s building reviews (3.5 out of 5). Ask how many spaces come with the flat.
  • Check the condition. Al Thamam was handed over in 2013, so look closely at air conditioning, plumbing and kitchens in the older buildings.
  • Ask what is planned nearby. Bayut’s area guide refers to a master plan of almost 198 buildings, many more than stand today, so check for plots that may still be built on.
  • Ask for the latest service charge statement before you buy.
  • Expect a slower sales market and flat rents. Property Finder recorded 263 sales in the past 12 months, 49.1% fewer than a year earlier, and Bayut’s asking rents per sq ft rose only 1.4% in the 12 months to September 2026, with two-bedroom rents down 5.6%.

Facts and figures from Bayut’s price and rent indices, area guide and Remraam guide, Property Finder Community Insights, DLD transactions and Remraam guide, KHDA data via Property Finder and Dubai Properties, with history from Khaleej Times. Checked October 2026. Numbers change as flats are refurbished and resold.

Remraam questions

How far is Remraam from the airport?
