Living in The Oasis
Emaar’s new villa and mansion community in Dubailand, planned around lagoons, canals and parks. Still off-plan, with handovers expected from 2028, so it suits buyers who can wait rather than renters.

History
The Oasis is a new Emaar master community in Dubailand. Emaar unveiled it in June 2023 at a gala in Burj Khalifa. It said the community would cover more than 100 million sq ft, with over 7,000 homes, mainly mansions and villas on large plots, and 25% of the land kept for lakes, canals, parks and jogging tracks. In February 2024 Emaar announced an expansion: green space up 108%, and the total development value raised from AED 34 billion to AED 73 billion.
Palmiera was the first phase. Emaar’s page now lists nine projects, and Bayut has guides to Palmiera 2 (56 four-bedroom villas), Palmiera 3, Mirage, Lavita (43 mansions), Address Villas Tierra, Palace Villas Ostra (526 villas) and Mareva and Mareva 2.
What it’s like to live here
It is not somewhere to live yet. Bayut lists every project as off-plan, and the earliest handover dates it gives are in Q2 2028, for Mirage and Palmiera 2. Mareva is due in Q1 2030.
The homes will be large: four- to seven-bedroom villas and mansions, from about 5,600 sq ft at Palmiera 2 and Palmiera 3 to 35,500 sq ft at Lavita, most with a private pool and garden. Address Villas Tierra is the first branded villa project in the community. Emaar plans lagoons with beaches, parks, jogging tracks, a 54 km cycle route and mosques, and its 2023 launch promised 1.5 million sq ft of shops and restaurants. Bayut’s project guides add swimmable lagoons, a community centre and schools to the plan.
Who it suits
For now, buyers rather than renters. It suits families who want a big villa with a private pool and can wait until 2028 to 2030 to move in. Golfers are well placed: Emaar points to four international golf courses nearby, and Bayut names Trump International, The Els Club and Jumeirah Golf Estates.
For investors it is an off-plan purchase with no rental record. There are no rent or yield figures yet, and sales have slowed: Property Finder recorded 662 sales in the past 12 months, 38.1% fewer than the year before (October 2026).
Getting around
There is no Metro station. Bayut puts Dubai Investment Park station on the Red Line about 14 minutes’ drive from Address Villas Tierra, and DMCC station about 20 minutes from Palmiera 2. OpenStreetMap places the community between Sheikh Zayed bin Hamdan Al Nahyan Street (D54), Al Yalayis Street (D57) and Emirates Road (E611), with Sheikh Mohammed Bin Zayed Road (E311) to the north. Emaar also points to a future extension of Al Khail Road (E44). You will need a car.
Bayut puts Al Maktoum International Airport about 20 minutes away and Sheikh Zayed Road 16 to 20 minutes, depending on the project. Emaar says Downtown Dubai is a 20-minute drive.
Schools, healthcare and shopping
Schools are part of the plan, but none has been named. For now, the nearest are in Remraam: South View School and The Wonder Years Early Childhood Centre, about 5 minutes by car from Mareva according to Bayut. Jebel Ali School is about 10 to 15 minutes away, depending on the project.
Emaar lists health facilities among the planned amenities. For now, the nearest clinic on OpenStreetMap is Aster Clinic in Remraam, about 3.5 km from the middle of the community in a straight line, and Mediclinic has a clinic in Me’aisem. That mall, which has a Carrefour, is 11 to 16 minutes’ drive depending on the project, and Bayut also points to Town Square and The Ranches Souk. Ibn Battuta Mall is about 14 minutes from Palace Villas Ostra.
Things to check before you rent or buy
- Check the handover date in the sale contract. Published dates do not always agree: Bayut’s Lavita page gives both Q1 2030 and Q4 2028, and Palmiera 3’s payment plan ends in October 2027 against a Q4 2028 handover.
- Know the payment plan. Plans differ by project: Bayut lists Palmiera 2 as 90/10 and Mareva and Address Villas Tierra as 80/20.
- On a resale, check how much the seller has paid, what is still owed and Emaar’s rules and fees for transferring the contract.
- Compare projects. Recent recorded sales on Property Finder ranged from AED 939 to AED 1,962 per sq ft (October 2026), depending on the project and the villa.
- Check what will be open when you move in. Schools, shops and lagoons are planned, and Emaar describes the Al Khail Road (E44) extension as future.
- Ask for the projected service charge. The homes are still off-plan, so there is no track record yet.
- Expect a slower market. Property Finder recorded 662 sales in the past 12 months, 38.1% fewer than a year earlier.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
