History
Grand Polo Club and Resort is one of Emaar’s newest master communities. Emaar unveiled it on 23 April 2025 as a 5.54 million sq m masterplan built around polo, close to the planned expansion of Al Maktoum International Airport. Its neighbours include two other Emaar masterplans, The Oasis and The Heights Country Club & Wellness.
The launch announcement promised 22 villa communities with more than 6,600 homes. Emaar’s community page now gives 5,599 homes in 22 clusters, for an expected 24,524 residents, and lists 12 projects so far. Property Finder files the community under Dubai Investment Park 2 (DIP 2).
It is at an early, off-plan stage. No homes have been handed over. Property Finder lists handover dates from February 2029 to August 2029, and its latest progress figure, for Chevalia Estate, was 0.35% built in November 2025.
What it’s like to live here
Nobody lives here yet, so this describes the plan. Homes are three- to five-bedroom villas and townhouses in gated clusters, including Selvara, Montura, Chevalia Estate, Chevalia Fields, Equiterra and Equestra. On Property Finder’s project pages, sizes run from about 2,160 sq ft for a three-bedroom Equiterra townhouse to about 8,600 sq ft for the largest five-bedroom villas in Chevalia Estate and Chevalia Fields.
At the centre is what Emaar calls the Green Core: three polo fields and stables for 180 horses, covering 340,000 sq m, with a riding school and a single-storey clubhouse with a rooftop pool. Emaar also lists a community centre, padel and football courts, mini golf, a forest walk, a dog park and riding trails, with 1.59 million sq m of open space. It has not given opening dates for these facilities.
Who it suits
For now it suits buyers rather than tenants. It suits families planning to move in 2029 or later, riders who want stables on site, and people who work around Expo City, Dubai South or Al Maktoum airport. Buyers need to be ready for Emaar’s payment plans, which Property Finder shows as 10% at launch, 70% during construction and 20% on handover.
Property Finder recorded 1,485 sales in the past 12 months. Most were in the Equiterra, Equiterra 2 and Equestra townhouse phases (1,263 sales), which Emaar lists from AED 3.5 million. There is no rental market yet, so any rental yield is a forecast, not a record.
Getting around
There is no Metro station. The nearest is Expo City Dubai on the Red Line, about 7.5 km west in a straight line. Expo Road (E77) runs about 1 km south of Emaar’s map pin, Emirates Road (E611) is about 2 km to the east and Al Yalayis Street (D57) about 2 km to the north (OpenStreetMap). Expect to need a car.
Emaar gives drive times of about 5 minutes to Al Maktoum International Airport, 20 minutes to Dubai Hills Mall, 28 minutes to Dubai Marina and 35 minutes to Downtown Dubai. Property Finder’s project pages give different times, such as 10 or 20 minutes to Al Maktoum airport, so treat them as a rough guide. Dubai International Airport (DXB) is about 35 km away in a straight line.
Schools, healthcare and shopping
No homes have been handed over, and Emaar’s community page does not mention a school, clinic or supermarket inside the community. The nearest schools on OpenStreetMap include Greenfield International School in Dubai Investments Park, about 4 km away in a straight line, South View School in Remraam, about 5 km, and Jebel Ali School in Damac Hills, about 6 km. Check KHDA ratings, fees and places before you plan around a school.
OpenStreetMap shows an Aster clinic in DIP 2, about 2 km away, and an NMC hospital in Dubai Investments Park, about 8 km away. For food shopping, Al Madina Hypermarket in DIP is about 3 km away and Spinneys at Expo City about 7 km. Of the malls Emaar names, Dubai Hills Mall is the closest, at about 20 minutes’ drive.
Things to check before you rent or buy
- Handover dates. Property Finder lists delivery from February 2029 for Chevalia Estate to August 2029 for Equiterra and Equestra. Read what the sale and purchase agreement says if dates slip.
- Construction progress. Ask for the project’s current completion percentage from the Dubai Land Department before you buy a resale or pay the next instalment. The latest figure we found was 0.35% for Chevalia Estate in November 2025.
- Resales. Most launched phases are sold out on Property Finder, so many listings are resales of off-plan contracts. Check what the seller has paid, what is still due and Emaar’s conditions for transfer.
- Compare like with like. Recorded sales averaged AED 2,286 per sq ft for three-bedroom homes but AED 1,677 for four-bedroom homes over the past 12 months (Property Finder), so compare by phase, plot and built-up area.
- Airport. The site is near Al Maktoum International Airport and its planned expansion. Ask about flight paths and noise.
- Running costs. Ask for Emaar’s estimated service charges and whether the polo club, stables or clubhouse need a separate membership.
- No rental record. Property Finder showed no homes for rent in October 2026, so any rental yield is an estimate.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract.
