Living in Dubai Investments Park
A large business and residential district near Expo City and Al Maktoum Airport, mixing older apartments, Green Community villas and new off-plan launches; suits budget renters and investors.
History
Dubai Investments PJSC set up Dubai Investments Park in 1997, and the first tenants moved in by 1999. It covers about 2,300 hectares (23 sq km) near Jebel Ali and is split into DIP 1 in the west and DIP 2 in the east. It began as a business and industrial park, and more than 100,000 people now work there.
Homes followed: the gated Green Community in DIP 1, Ritaj and Dunes Village in DIP 2, and many mid-rise apartment buildings. Dubai Investment Park Metro station opened in January 2021 on the Route 2020 line to Expo. More recently the area has drawn big off-plan launches, including Reportage’s Verdana, DAMAC Riverside and Emaar’s Grand Polo Club and Resort, unveiled in April 2025 with 22 villa communities and more than 6,600 homes.
What it’s like to live here
DIP is two different places side by side. Green Community is low-rise and leafy, with villas, townhouses and sports courts. Much of the rest is apartment buildings near warehouses and factories, and Bayut notes more traffic and occasional noise close to the industrial zones. New towers and villa communities are going up in DIP 2.
Headline price figures are hard to read. Bayut’s index showed AED 769 per sq ft in September 2026, down 20% on a year, but it mixes cheap older apartments with new stock: Verdana Residence was at AED 1,252 per sq ft, up 25.9%, while one DIP 1 series fell 53.7%. Asking rents per sq ft were nearly flat (down 0.99%). Property Finder counted 5,799 sales in the 12 months to October 2026, almost the same as the year before.
Who it suits
Renters and first-time buyers on a budget who work in Jebel Ali, Expo City or Dubai South: Bayut’s average asking rents are AED 43,000 for a studio and AED 64,000 for a one-bed (September 2026). Investors looking for lower entry prices and higher yields; Property Finder estimates gross returns of about 7% (October 2026). Villa buyers who want a new home near Expo City and are willing to wait for Grand Polo or DAMAC Riverside to be built.
Getting around
DIP sits between Sheikh Zayed Road (E11) and Emirates Road (E611), with Expo Road (E77) to the south. Dubai Investment Park Metro station, on the Red Line branch to Expo City, is on the northern edge near Green Community, and Jumeirah Golf Estates station is close by. Bayut puts the station 13 to 15 minutes’ drive from DIP 2, and Al Maktoum International Airport and Dubai Marina about 24 minutes each. Trips to Downtown and DIFC take longer, especially at peak times.
Schools, healthcare and shopping
Schools include Greenfield International School (IB), Nibras International School (American), Dove Green Private School (British), Bright Riders School (CBSE) and the International School of Choueifat. NMC Royal Hospital is next to the Metro station, and there are smaller clinics across the area; Dubai Police, civil defence and an ambulance service have bases in DIP. For shopping there are Choithrams, Carrefour and a Spinneys in The Market at Green Community, plus Souq Extra and First Avenue Mall. Ibn Battuta Mall is 10 to 12 minutes’ drive away.
Off-plan here now
DIP is one of the busiest areas for affordable off-plan homes. Bayut’s H1 2026 report named Dubai Investment Park 1 and Verdana 2 among the most popular affordable off-plan projects, with average off-plan prices of AED 639,000 for DIP 1 apartments and AED 1,309,000 for Verdana 2 villas. Projects selling now include (Property Finder, October 2026):
- Verdana 7, Reportage: studios to four-bed apartments and two to four-bed townhouses, from AED 530,000, handover December 2028.
- DAMAC Riverside Views (Marine 1), DAMAC: one and two-bed apartments, one-beds from AED 993,000, handover March 2029.
- DAMAC Riverside townhouses and villas, DAMAC: from about AED 2.2 million.
- Montura at Grand Polo, Emaar: four and five-bed villas from AED 7.06 million, handover June 2029.
What to watch: a lot of new supply aimed at the same tenants, and payment plans that leave most of the price until the end (Verdana 7 offers plans with 70% or 80% due on handover, which you may need a mortgage to cover). Riverside Views’ Property Finder page gives two handover dates, March 2028 and March 2029, so check the DLD record.
Things to check before you rent or buy
- Which part of DIP. A flat beside an industrial plot is a very different home from a villa in Green Community.
- Truck traffic and noise on your route in and out, at the times you travel.
- Walking distance to the Metro if you plan to use it.
- Freehold status. Most residential zones are freehold, but check the title for the building.
- Price per sq ft for your exact building, not the area average, which mixes very different stock.
- For off-plan, the DLD-registered completion date and how much is due on handover.
