History

Sheikh Mohammed bin Rashid announced Mohammed Bin Rashid City in November 2012 as a new district next to Downtown Dubai. Work on District One, a low-density villa estate by Meydan and Sobha, began in 2013 around a 40-hectare man-made lagoon. In 2019 a seven-bedroom villa there sold for AED 90 million, then the most expensive home sale in Dubai.

Sobha Realty launched Sobha Hartland in 2014, an 8 million sq ft community about 3 km from Burj Khalifa. At Cityscape 2021 it previewed a 200-acre second phase, now Sobha Hartland 2, where towers are still being built. Meydan, home to the racecourse, lies to the south-east, with its own apartments and newer launches at Meydan Horizon.

What it’s like to live here

This is a group of separate communities rather than one place. Sobha Hartland mixes apartment towers with villas and townhouses, walking and cycling tracks, and two large schools. District One is mostly large villas around the lagoon and its parks. Meydan is built around the racecourse, The Meydan Hotel and a golf course.

Prices have stopped rising. Bayut’s index for MBR City stood at AED 2,234 per sq ft in August 2026, down 1.96% on a year earlier, and asking rents per sq ft fell 12.18% over the same period. Sobha Hartland apartment rents rose 6.45% in the first half of 2026, but Sobha plans a record 6,819 handovers in 2026 across Sobha Hartland, Hartland 2 and other projects, so more homes are reaching the market. Who it suits

Families who want good schools on the doorstep and a short drive to Downtown and Business Bay. Buyers who want a newer apartment near the centre for less than Downtown: Bayut’s H1 2026 report puts Downtown apartments at AED 3,179 per sq ft. Villa buyers at the top end, in District One. It suits people with a car, as there is no Metro station in the district.

Getting around

The district sits off Al Khail Road (E44), with Sheikh Mohammed Bin Zayed Road (E311) and Al Meydan Road close by. Bayut puts Downtown and Business Bay about 10 minutes away by car and Dubai International Airport about 20 minutes. The nearest Metro stations, such as Business Bay, are 10 to 15 minutes’ drive away, so most residents drive or take taxis.

Schools, healthcare and shopping

North London Collegiate School Dubai and Hartland International School are inside Sobha Hartland, and International Concept for Education is near Meydan. For healthcare, Bayut lists Nad Al Sheba Health Center, Latifa Hospital and Medcare in Al Safa. Day-to-day shopping is in smaller supermarkets such as Gala, Choithrams and Géant Express. Sobha’s Hartland mall is scheduled for the second half of 2026; until then, Dubai Mall and Dubai Festival City Mall are the nearest big malls.

Off-plan here now

Most new supply is in Sobha Hartland 2, on Sobha’s usual 60/40 payment plans:

  • Skyvue, Sobha: apartment towers due in 2029 (Solair, Spectra, Stellar) and Q2 2030 (Altier, with one-beds listed from about AED 1.59 million in October 2026).
  • Skyscape, Sobha: three towers with 1,855 apartments, launched in 2024 and due in 2028.
  • Riverside Crescent, Sobha: towers due from 2027; Bayut’s H1 2026 report gives an average off-plan price of AED 2,186,000.
  • Everly Place, Ellington, in Meydan Horizon: 209 apartments, launched in June 2026 from about AED 1.9 million, handover Q4 2030.

What to watch: dates move. Sobha’s 2023 investor update gave 2026 for 320 Riverside Crescent; it is not in Sobha’s 2026 handover programme, and a broker’s March 2026 update put it at 35% built. Check the completion date registered with the Dubai Land Department, not the brochure date.

Things to check before you rent or buy

  • Service charges. A 2026 broker guide puts Sobha Hartland apartments at AED 16 to 22 per sq ft a year including cooling; check the figure for your building on the DLD’s Mollak system.
  • Rent direction. Asking rents per sq ft across MBR City fell 12% in the year to August 2026 (Bayut), even though Sobha Hartland apartment rents rose in the first half.
  • Which developer built the tower. MBR City has many developers, and quality and charges vary by building.
  • Building work nearby. Sobha Hartland 2 and Meydan are still under construction, so views and noise can change.
  • For off-plan, the DLD-registered completion date and how much is due on handover.
