Living in Dubai Maritime City
A waterfront peninsula by Port Rashid with one finished tower and dozens more being built. Suits long-term off-plan investors, not people who need a home soon.

History
Dubai Maritime City is a man-made peninsula between Port Rashid (Mina Rashid) and Dubai Drydocks, on the edge of old Bur Dubai. It was launched in 2004 as a maritime business zone of about 2.3 million sq m, and land reclamation began that year. Work stopped in the 2009 crash and restarted in 2012. Many towers announced in the 2000s and 2010s were later cancelled.
Omniyat started Anwa, a 48-storey tower of 229 homes, in the mid-2010s and finished it in December 2021, about four years after its first estimated date. It is still the only completed tower of homes for sale. DP World took over the project in 2017 and unveiled a new masterplan in July 2019. Since 2024 the peninsula has been relaunched for housing, led by Omniyat’s Beyond brand, DAMAC and Danube.
What it’s like to live here
For now it is a construction site with one finished tower. Propsearch lists 19 buildings under construction and 10 more planned. On site there is a mini-mart and a few small cafés; most shopping, dining and schooling is in Bur Dubai, Al Mankhool and Karama, 10 to 15 minutes away.
The draw is the water. Most towers face the Gulf, the Mina Rashid marina or the city skyline, and the old town, Mina Rashid and Jumeirah are close. Expect years of building work, with towers due between late 2026 and 2029.
Prices have cooled. Bayut’s asking-price index fell about 3% in the six months to September 2026, and Dubai’s third-quarter sales values were down 47% on a year earlier.
Who it suits
It suits investors with a long horizon who can fund around half the price at handover and accept that the district has no rental track record yet. It also suits buyers who want a city-centre sea view and can wait until 2028 or later. It does not suit anyone who needs to move in or let a home soon.
Getting around
There is no Metro station on the peninsula. The nearest is Al Ghubaiba on the Green Line, about 2.4 km from the middle of the district. Bus stops are a 5 to 8 minute walk away. By car, Sheikh Rashid Road, Al Mina Road and Sheikh Zayed Road are close. Bayut puts DIFC and the World Trade Centre about 10 minutes away and DXB about 18 minutes; Propsearch puts Dubai Mall about 20 minutes away.
Schools, healthcare and shopping
Ambassador School, Ambassador International Academy and New Academy School in Al Mankhool and Bur Dubai are 3 to 4 km away. Aster Hospital Mankhool and International Modern Hospital are about 15 minutes by car. Supermarkets such as Viva and West Zone are within 10 minutes, and BurJuman and City Centre Al Shindagha about 15 minutes.

“From” prices are those on Bayut in October 2026 unless marked as a launch price. Handover dates are the Dubai Land Department estimates where known; portal dates tend to be one or two quarters earlier.
- Beyond (Omniyat): Aria, 72.9% built in March 2026, due Q1 2027 (first due January 2026). Saria, from AED 1.7m at its September 2024 launch, due Q1 2028. Orise from AED 1.9m, Q1 2028. The Mural from AED 2.47m, Q4 2028. Sensia from AED 2.1m, Q1 2029. Talea, Kanyon and Soulever from AED 2.2m to 2.6m, 2028 to 2029. Plans are mostly 50/50 or 10/40/50.
- DAMAC: Chelsea Residences, launched July 2025 from AED 2.32m and sold out, due Q4 2029. Chelsea Residences 2 from AED 2.96m, Q4 2029. Coral Reef from AED 1.66m, Q1 2028.
- Danube: Oceanz from AED 1.1m, Q1 2027.
- Close to handover (Bayut): Nautica and The Pier Residence from AED 1.4m and Mar Casa from AED 1.28m, all Q4 2026. Riva Residence was due Q4 2025.
What to watch: Anwa, the only finished tower, resold in 2026 at about AED 1,870 to 2,090 per sq ft. New towers sold at about AED 2,500 to 4,000 per sq ft in 2026. Rental evidence is thin, and dozens of towers will compete for tenants once they finish.
Things to check before you rent or buy
- Compare the price per sq ft with Anwa resales, not with other launches.
- Check the Dubai Land Department handover estimate, not the portal date.
- Plan how you will pay the 40% to 50% due at handover.
- Service charges are unknown; no new building has published a budget yet.
- Expect building work, road closures and few shops for several years.
- Ask how many similar units in the same tower are already listed for resale.
Facts and figures from Bayut, Propsearch (Dubai Land Department records) and developer listings, with history from developer announcements and local press. Checked October 2026. Numbers change as new buildings complete.

About these numbers and where they come from (11 sources)
Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Dubai Maritime City a freehold area?
Yes. Developers such as Beyond, DAMAC and Danube sell homes here on a freehold basis to buyers of any nationality.
How far is Dubai Maritime City from the airport?
Dubai International Airport (DXB) is about 10 km away in a straight line, about 18 minutes by car according to Bayut.
Is there a Metro station in Dubai Maritime City?
No. The nearest station is Al Ghubaiba on the Green Line, about 2.4 km from the middle of the district.
What rental yield can investors expect in Dubai Maritime City?
Bayut gives a gross yield of up to 4.23% for apartments (October 2026), but there are very few finished homes to rent, so the evidence is thin. That is before service charges, maintenance and any time without a tenant, so the net return will be lower.
Have property prices gone up in Dubai Maritime City?
Bayut’s asking-price index rose from AED 2,484 per sq ft in September 2024 to AED 3,045 in September 2026, but fell about 3% over the last six months. Anwa, the only finished tower, resold at about AED 1,870 to 2,090 per sq ft in 2026, well below new launch prices.
Is Dubai Maritime City finished?
No. Only one tower of homes, Anwa, is complete. Propsearch lists 19 buildings under construction and 10 planned, with handovers running from late 2026 to 2029.
Who does Dubai Maritime City suit best?
Long-term investors who want a waterfront flat close to the old city and can fund a large handover payment, rather than people who need a home soon.
