History
Pearl Jumeirah began as East Bay, one of seven reclaimed islands planned off the Jumeirah coast for Jumeirah Gardens City. The National reported that the wider scheme was unveiled at Cityscape in 2008 as a Dh350 billion project. MEED reported it was cancelled after Dubai’s property crash. In 2009 Meraas redrew the plan around villa living, and by October 2010 the island was more than 90% reclaimed and 45% sold, mostly to Emirati buyers, with growing interest from Indian and Iranian buyers (The National).
MEED reported in May 2012 that a road to the island had opened, and Bayut dates the island’s development to 2009–2012. Meraas, which spells the name Pearl Jumeira, puts its size at 8.3 million sq ft. Nikki Beach Resort & Spa opened in 2016 (Bayut). The 63 Nikki Beach Residences went on sale in July 2017 (Gulf Business), and handovers were under way by November 2018 (Gulf News).
What it’s like to live here
Most of the island is given over to villa plots. Bayut counts more than 300, averaging about 10,000 sq ft, in seven residential communities. Owners build their own homes, and Bayut gives the rules as ground plus one floor, with a built-up area of up to 70% of the plot. Bayut also notes that building work is still going on, so some neighbouring plots may still be building sites.
The only apartments are the 63 Nikki Beach Residences, listed as NB Residences 1 and 2 in DLD records. They are one- to three-bedroom apartments, six townhouses and one four-bedroom penthouse (Gulf Business, 2017), and owners share the resort’s 450-metre private beach (Gulf News). The resort has 117 rooms and suites and 15 private villas, plus restaurants, a spa and a beach club that Bayut says gets busy at weekends and on holidays.
Bayut’s area guide describes two open beaches with walking and cycling tracks, a 2 km promenade with two mosques and a nursery, and a retail centre of about 90,000 sq ft. It also says shops and supermarkets were still being finished, so check what is open before you move.
Who it suits
Buyers with a large budget who want to build their own beachfront home. Property Finder lists 69 homes and plots for sale at a median asking price of AED 35.7 million, from AED 11 million to AED 130 million (checked October 2026). Apartments cost far less: the three recorded sales in the past year were Nikki Beach Residences apartments at AED 4.78 million to AED 9 million.
Property Finder matches the area to families (76%) and retirees (54%). Its largest renter groups are Indian (22%), British (13%), French (8%) and Emirati (7%). It suits people who drive and do not need shops on the doorstep.
For investors it is a thin market. We could not find a published rental yield for the island (checked October 2026), and with so few recorded sales, prices are hard to benchmark.
Getting around
The island is reached by road from Jumeirah 1. Bayut notes direct access to Jumeirah Beach Road, with Al Diyafa Street, Sheikh Zayed Road and Sheikh Rashid Road nearby. There is no Metro. The nearest station is Max on the Red Line, about 3.6 km away in a straight line and about 12 minutes’ drive (Bayut). Bayut lists buses C21, C09 and X28 from stops on Al Diyafa Street. Plan on driving for most trips.
Bayut puts Jumeirah Mosque about 7 minutes’ drive away, La Mer 9 to 13 minutes, Dubai Maritime City 10 minutes and Dubai Mall about 20 minutes. In a straight line, DIFC is about 4.1 km away, Burj Khalifa about 5.5 km and Dubai International Airport about 10.6 km.
Schools, healthcare and shopping
Bayut reports two pre-schools on the island, with more education planned. Older children go to school on the mainland. Jumeira Baccalaureate School (Foundation Stage 1 to Grade 12) is about 2.9 km away in a straight line, and Bayut puts Universal American School about 17 to 18 minutes’ drive away. Check current KHDA ratings and fees with each school.
We could not confirm a hospital or clinic on the island. Belhoul European Hospital and Iranian Hospital are both about 2 km away in a straight line (OpenStreetMap), and Bayut also lists Emirates Hospital, Medcare Hospital Al Safa and Al Badaa Health Center.
Mercato Mall is the nearest mall, about 3.2 km away in a straight line. Bayut says supermarkets are about 12 minutes’ drive away depending on traffic, and Dubai Mall and Sunset Mall about 20 minutes. In a straight line from the middle of the island, the Etihad Museum is about 1 km away and La Mer about 2 km.
Things to check before you rent or buy
- Check the title. Bayut describes Pearl Jumeirah as freehold for expat buyers, but confirm the title deed and any ownership conditions with the Dubai Land Department before you commit.
- Read the plot rules. Bayut gives ground plus one floor and up to 70% built-up area. Get the current building guidelines from Meraas and check the sale terms for any completion deadline.
- Expect few comparable sales. Property Finder recorded 3 sales in the past 12 months, 57.1% fewer than the year before, and all were apartments. Ask for DLD records of plot and villa sales before you agree a price.
- Asking prices vary widely, from AED 11 million to AED 130 million on Property Finder (October 2026), depending on size and whether you are buying a plot or a finished villa.
- Villa rents vary just as much. Recent 12-month villa contracts recorded on Property Finder ran from AED 525,000 to AED 2.4 million a year, so compare built-up area and condition.
- Check what is finished. Look at the plots around a home for building work, and check which shops are open.
- Ask for the latest service charge statement, especially at Nikki Beach Residences, where owners share resort facilities.
Facts and figures from Property Finder Community Insights and its DLD sales and rental transactions, Bayut’s area guide, Meraas and OpenStreetMap, with history from The National, MEED, Gulf Business and Gulf News. Bayut’s price and rent indices were unavailable when we checked. Checked October 2026. With only a handful of recorded sales a year, a single deal moves the averages a lot.
