Samana Developers
Low monthly instalments and private pools; recent handovers have come later than first promised
Samana Developers is a privately owned Dubai developer, set up in 2017-18, that sells mid-market apartments, many with private pools, on long 1%-a-month payment plans. It has grown fast, to AED 7.1bn of gross sales in 2025 (company figure), but has handed over only five identified buildings so far. Its first buildings arrived close to plan, while Santorini, promised for April 2025, was completed in April 2026. Weigh the low monthly outlay against a likely late handover and a fixed-date payment schedule that runs for years after completion.
What Samana does well
- Low entry prices: most 2025-26 Dubai launches start between about AED 570k and AED 1.1m (Bayut and Property Finder, October 2026).
- The 1%-a-month plan keeps payments small and spreads them over about eight years, with 23-36% paid after handover (2026 plans).
- Private pools on balconies in mid-market low-rise buildings, which few developers offer at this price.
- DLD-derived data show a 0% cancellation rate and units delivered on or before their DLD-registered dates (broker analysis of DLD data to October 2026).
- In-house design (YORK Engineering) and construction (Italtech Contracting) set up in 2025 to give more control over future buildings.
Check before you buy
- Launch dates have slipped. Santorini was promised for April 2025 and completed in April 2026. Rely on the completion date in your SPA, not the brochure date.
- Mykonos (promised July 2025), Waves (first estimated Q1 2025) and Golf Views (Q2-Q3 2026) had no confirmed completion in portal data seen in October 2026. Check the latest DLD construction percentage.
- Instalments fall on fixed calendar dates, not construction stages, so you keep paying on schedule even if the building runs late.
- Much of the pipeline is in outer areas with heavy new supply (Majan, DLRC, Dubai Industrial City, Al Warsan, Dubai Production City). Expect resale competition at handover in 2027-29.
- Most units cost less than AED 2m (October 2026), so a single purchase will not usually qualify for a Golden Visa.
History
The milestones that shaped Samana.
- 1996Imran Farooq starts the SAMANA Group, which later covers IT, real estate underwriting, a business centre and other businesses.
- 2018Samana Developers launches its first project, Samana Greens in Arjan (122 apartments), in September with a 1%-a-month style plan.
- 2019Samana Hills in Arjan (202 apartments) breaks ground in September.
- 2021Samana Greens handover begins in February. Samana Waves (JVC) and Park Views (Arjan) are launched.
- 2022Samana Hills is handed over in June.
- 2023Santorini and Mykonos launch in Dubai Studio City with handovers promised for April and July 2025. Golf Avenue in Dubai Sports City completes in April and is handed over in December.
- 202412 launches, including Lake Views and Ocean Pearl on Dubai Islands. Park Views completes in April and is handed over in December. Samana Ocean Views in the Maldives, designed with Elie Saab, is announced in October.
- 202516 launches and AED 7.1bn of gross sales (company figure). In-house design and construction firms set up. A zero-deposit plan of 2% a month for 50 months is introduced on 18 November.
- 2026January: land deal for a USD 735m (AED 2.7bn) waterfront scheme at Al Zorah, Ajman. April: Santorini completion celebrated, 12 months after the promised date. DLD-registered sales to 25 September are 25% lower than a year earlier.
Delivery track record
Samana's first buildings were delivered close to plan. Samana Greens began handover in February 2021, about 2.4 years after launch, and Samana Hills was handed over in June 2022, about 33 months after groundbreaking. Later dates slipped. Golf Avenue was estimated for December 2022, completed in April 2023 and handed over in December 2023. Park Views completed on time in April 2024, but keys followed in December 2024. Santorini, promised for April 2025 at its 2023 launch, completed in April 2026. Mykonos (promised July 2025) and Waves (first estimated for Q1 2025) were still shown as under development in 2026 portal data. DLD-derived data show units delivered on or before their DLD-registered dates (broker analysis of DLD data to October 2026), but registered dates can be extended. The dates buyers were given at launch for the 2023 projects were missed by about a year.

How owners have done
Samana's buildings are too new for long price histories, and the evidence so far is mixed. At Golf Views in Dubai Sports City, studios launched from AED 735k in June 2023; one resold at AED 708k in February 2026 and another at AED 799k on 2 October 2026, while 2-beds traded at AED 1.47-1.75m in 2026 against a AED 2m launch list price. At Lake Views in Dubai Production City, a studio sold for AED 675k in January 2026, about 6% above the June 2024 launch price of AED 639k. Golf Avenue studio prices eased from AED 1,610 to AED 1,470-1,520 per sq ft between January and June 2026. This fits a cooling Dubai market: Q3 2026 sales values were 47% lower than in Q3 2025 (Cavendish Maxwell, October 2026), and achieved off-plan prices had fallen about 13% by April 2026 (according to a large Dubai brokerage). Rental yields for individual Samana buildings have not been published; Bayut's H1 2026 asking-price data put gross yields at 7.10% in Arjan, 7.15% in JVC and 8.12% in Dubai Sports City. Resale stock builds up before handover because 1% plans are easy to assign: in October 2026 Property Finder showed 41 resale listings at Mykonos, 31 at Golf Views and 23 at Lake Views.

Bayut and Property Finder figures are mostly asking prices and rents, not completed sales. Yields are gross, before service charges, maintenance and empty periods.
Payment plans and what’s on offer
- Payment plans
- The usual plan is 15-20% on booking, often 10% at month 12, then 1% of the price every month for 70-85 months on fixed calendar dates. The whole plan runs about 8-8.5 years (broker guide, July 2026).
- Post-handover plans
- Typically 23-36% of the price is paid after handover, over three to five years. Barari Lagoons drops to 0.5% a month after handover (2026).
- Zero-deposit plan
- Since 18 November 2025: no deposit, then 2% a month for 50 months, on selected projects.
- Guaranteed return
- Buyers who pay 100% upfront on selected projects (Sky Views, Resorts, Hills South and other IMPZ stock) are offered 8% a year for three years, paid through a registered tenancy (2026). It does not apply to the monthly plan.
- Golden Visa
- Most Dubai units start between about AED 570k and AED 1.1m (October 2026), below the AED 2m threshold. Dubai Islands projects (Ocean Crest from AED 2.15m, Ocean Bay from AED 2.27m, Ocean Pearl from AED 2.5m, Ocean Pearl 2 from AED 4.28m) and Business Park (from AED 2.33m) can qualify on a single purchase.
- Mortgages on off-plan
- No bank partnership found (October 2026). The long payment plan takes the place of a mortgage during construction.
- Fees
- 4% DLD fee paid by the buyer at booking, waived only in promotions; Oqood registration about AED 540-580 (2026). Buyers in the DLD First-Time Home Buyer programme get a 2% discount and waived admin fees on some Arjan, IMPZ and Dubai South stock.
- Service charges
- About AED 13-19 per sq ft a year in JVC and Dubai Studio City type buildings, and AED 17-22 for units with private pools (broker estimate, May 2026). Figures for individual buildings are not published.
- Branded residences
- None in Dubai. Samana Ocean Views in the Maldives, designed with Elie Saab, was launched in October 2024 as the first project in its Autograph Collection.
Who Samana suits
Samana suits investors who care most about a small deposit and a low monthly payment, and who are happy to pay over eight years. Its private-pool studios and 1-beds in Arjan, JVC, Dubai Studio City and Dubai Production City appeal to buyers planning holiday lets. It suits less well an end-user who needs a firm move-in date, a cash buyer looking for the lowest price per sq ft, or anyone who needs a Golden Visa from one mid-priced unit. With Dubai prices softer in 2026 and a large volume of Samana stock due in outer areas in 2027-29, plan to hold after handover rather than count on a quick resale.

Mykonos was promised for July 2025 when it launched in 2023. It was 65% complete in November 2025, and Bayut showed Q2 2026 in October 2026, but no completion had been confirmed by then. Check the DLD construction percentage before buying a resale unit.
What is the Samana 8% guaranteed return?
Buyers who pay 100% upfront on selected projects are offered 8% a year for three years, paid through registered tenancies (2026). It does not apply to the 1% monthly plan. Higher rates advertised by some brokers in 2026 have not been confirmed by Samana.
