Its finished buildings, such as The Opus, One at Palm Jumeirah and The Lana, are well known and use architects such as Zaha Hadid Architects and Foster + Partners. The company reported record 2025 revenue of AED 4.1 billion and says every launched project is fully funded. The delivery record is mixed. Older towers finished years late, The Lana Residences was handed over about three months after its Q4 2023 target, and AVA at Palm Jumeirah had passed its June 2026 registered date at 95.93% complete in August 2026. Handover payments of 40 to 50% are common, and Fitch placed its BB- rating on negative watch in March 2026.

Resale data is thin because Omniyat buildings have few units and trade rarely.
Resale data is thin because Omniyat buildings have few units and trade rarely. Registered sales at One at Palm Jumeirah between January and April 2026 ranged from AED 6,941 to AED 10,993 per sq ft, well above the Palm Jumeirah apartment average of AED 3,441 in Q1 2026. At The Opus, a one-bedroom apartment sold in July 2026 at about AED 3,330 per sq ft, while asking prices were AED 4,590 to 5,548. Building-level price change and yield figures are not published. With so few sales, one unusual deal can move the averages, so treat every figure as a guide only.

Payment plans
On a home priced at AED 1,000,000 that is AED 50,000 on booking, AED 550,000 during construction, AED 400,000 on handover. Government registration fees are paid on top.

Property worth AED 2 million or more can qualify under UAE rules. Almost every Omniyat home is priced above this, apart from the smallest Anwa Aria units.
Off-plan projects are registered with the Dubai Land Department and buyer payments go into a project escrow account under Dubai Law No. 8 of 2007. The company said in March 2026 that all launched projects are fully funded.
Omniyat suits cash-rich buyers who want a large, rare home on Palm Jumeirah or at Marasi Bay, value named architects and hotel-style service, and can wait if handover slips.
