A balance-sheet developer with two Dubai communities and a growing waiting list

Majid Al Futtaim is one of the few Dubai developers whose parent group publishes audited accounts and holds investment-grade credit ratings.

Read our full verdict

The property business is a small part of a group that earned AED 35.9 billion in 2025, which gives it staying power most private developers lack. Its Dubai record is still short: Tilal Al Ghaf has delivered its first neighbourhoods (Elan, Harmony, Aura) and the larger villa phases (Alaya, Elysian Mansions, Lanai Islands) were due through 2026, while Ghaf Woods has not yet handed over a single home. Phases sell out quickly, usually within weeks, so most buyers end up in the resale market rather than buying from the developer. The main things to watch are delivery timing on the 2026 Tilal Al Ghaf handovers, where the company issued supply-chain notices to buyers in June 2026 while insisting schedules were unchanged, and the scale of what has been promised but not yet built at Ghaf Woods and the new Dubai South community.

What Majid Al Futtaim does well

  • Investment-grade parent with published accounts: FY2025 revenue AED 35.9 billion, net profit AED 3.6 billion, net debt down 15% to AED 11.9 billion, net debt-to-equity 32%.
  • Real estate development revenue rose 33% in 2025 to AED 5.8 billion and a further 38% in the first half of 2026, so the residential business is funded and growing rather than reliant on buyer instalments alone.
  • Master-planned communities with amenities the group owns and operates itself, rather than single towers: Tilal Al Ghaf has a 70,000 sq m swimmable lagoon, and Ghaf Woods is planned with about 35,000 trees and its own mall.

  • Phases sell out quickly: Elan phase three's 322 homes sold in 48 hours (2020); Ghaf Woods phase one (1,000 units) sold out by July 2024 and phase two (Lacina) by November 2024.
  • Major contractors appointed on fixed contracts before handover dates are promised: Innovo/ASGC and UNEC (AED 3 billion, January 2024), Dutco (AED 1.57 billion, April 2025), UNEC (AED 736 million, April 2025), Al Sahel (over AED 700 million, May 2026).

Before you buy, check

  • In June 2026 the company sent buyers in some Tilal Al Ghaf phases notices about regional logistics and supply-chain pressures following the conflict that began on 28 February 2026.
  • Ghaf Woods is large and early: more than 7,000 homes across eight phases to 2031, with the first handovers due in 2027 and nothing yet delivered.
  • Almost all current phases are sold out from the developer, so buying usually means paying a resale premium to a first buyer.
All 6 points in full
  • In June 2026 the company sent buyers in some Tilal Al Ghaf phases notices about regional logistics and supply-chain pressures following the conflict that began on 28 February 2026. It denied that handover dates had changed, but the 2026 deliveries (Alaya, Elysian Mansions, Lanai Islands, then Amara and Plagette 32 at the end of the year) should be checked against the DLD register before you rely on them.
  • Ghaf Woods is large and early: more than 7,000 homes across eight phases to 2031, with the first handovers due in 2027 and nothing yet delivered. Construction progress on the first clusters was 14% to 18% at the start of 2026 according to the DLD figures shown on a major portal.
  • Almost all current phases are sold out from the developer, so buying usually means paying a resale premium to a first buyer. Compare the launch price shown on portals with the asking price before you commit.
  • Handover dates on portals for the same project differ by up to a year (for example Elysian Mansions shows Q1 2025, Q4 2025 and 'mid-2026' in different places). Use the date written in the SPA, not a listing.
  • The group's wider commitments are very large: a development pipeline of over AED 100 billion, a AED 62 billion Dubai South community and a AED 5 billion Mall of the Emirates redevelopment. Management has a strong balance sheet, but the group does not publish per-community sales or delivery figures, so progress has to be checked project by project.
  • No commercial off-plan: the group keeps its retail (including the announced Ghaf Woods Mall) in its own asset-management arm, so there are no offices or shops to buy off-plan from this developer in Dubai.

The group is a BBB-rated, family-owned conglomerate with AED 71 billion of assets at December 2025, which reduces but does not remove completion risk.

Is Majid Al Futtaim right for you?

This developer suits buyers who want a large, amenity-led community from a well-capitalised owner and are prepared either to join a launch waiting list or to pay a resale premium, since phases sell out within weeks.

The developer does not publish resale or rental data. The only market evidence we read comes from portal transaction records, which should be treated as indicative: at Lanai Islands a 7-bed sold for AED 64,092,000 and an 8-bed for AED 103,000,000 in November 2025 against a 7-bed launch price of about AED 65 million; at Cilia a 1-bed resold at AED 1,150,000 (739 sq ft) against a AED 1,440,000 launch price, and a 3-bed at AED 3,336,000 (1,852 sq ft); at Amara a 4-bed sold for AED 7,600,000 in July 2026 against a AED 6,700,000 launch price. Portal pages for the same project often show different 'from' prices, so none of these should be read as a verified premium or discount without checking the DLD transaction.

Questions about Majid Al Futtaim8 answered from this page’s facts
Is Majid Al Futtaim a reliable developer?

Majid Al Futtaim is one of the few Dubai developers whose parent group publishes audited accounts and holds investment-grade credit ratings (BBB from S&P and Fitch, reaffirmed with the FY2025 results).

Who owns Majid Al Futtaim?

Private, family-owned Majid Al Futtaim Holding, Dubai. Founder died 2021; chaired by Fadel Abdulbaqi Al Ali, group CEO Ahmed Galal Ismail.

Is Majid Al Futtaim the same as Al-Futtaim?

No. Majid Al Futtaim Holding was founded in 1992 when Majid Al Futtaim left the family business run by his cousin; the split was finalised in 2000. Al-Futtaim Group is a separate company (cars, Dubai Festival City).

Can I still buy a Tilal Al Ghaf villa from the developer?

At our check every Tilal Al Ghaf phase was shown as sold out from the developer. Homes are available on resale through licensed brokers; the premium over launch varies by phase.

When will Ghaf Woods be finished?

The developer has said the community will be rolled out in eight phases to 2031, with the first handovers expected in 2027. The first clusters (Serra, Cilia, Lacina) are shown with Q3 and Q4 2027 handovers; Capria is Q2 2029, Distrikt Q3 2029 and Lyra Q4 2029.

Were Tilal Al Ghaf handovers delayed by the 2026 conflict?

The company says no. In June 2026 it confirmed that it sent buyers in some phases notices about regional supply-chain pressures, but stated that these were standard SPA notifications and that construction remained on schedule. Check the current DLD progress figure for your phase.

Does Majid Al Futtaim sell offices or shops off-plan?

Not in Dubai. Retail at Tilal Al Ghaf and the announced Ghaf Woods Mall is kept and operated by the group's own malls business.

How financially secure is the developer?

The parent group publishes audited results and holds BBB ratings from S&P and Fitch. FY2025 revenue was AED 35.9 billion with net profit of AED 3.6 billion and net debt of AED 11.9 billion. Off-plan payments still go into DLD escrow regardless.
