Developer profile · Since 2014
Design-led mid-market developer; strong yields, premium pricing
At a glance

Reviewed by Ayman Hoque, Operations Manager, Live Dubai InternationalDubai Land Department broker card no. 55937 · Checked October 2026 · 24 sources
It is known for interiors and amenities above the mid-market norm, and its finished buildings in JVC, MBR City and Dubai Hills earned gross yields of 6-8% in May 2026. Most projects have handed over on time or a quarter or two late; Wilton Park Residences was about two years late after a contractor change. The trade-offs are launch prices above community averages and a pipeline now about four times the size of what it has delivered.

Prices
Ellington's finished buildings have been good for landlords.
Ellington's finished buildings have been good for landlords. Property Finder data compiled in May 2026 shows gross yields of 7.0-7.8% in its JVC buildings, 6.1-7.1% in MBR City, 7.1% at DT1 and 8.4% at Ellington House in Dubai Hills, with 4.2% at Ellington Beach House on the Palm. Resale results are mixed. Wilton Park Residences was marketed from AED 740,828 in June 2021 (unit size not stated), and studios there sold for AED 975,000-1.07m in July-September 2026. At Ellington Beach House, launched in July 2022 at about AED 4,180 per sq ft for a 1-bed, 2026 DLD sales ranged from AED 2,970 to 4,280 per sq ft, so some owners have sold below the launch rate. DT1 prices were down 11% in the year to May 2026. The wider market has cooled in 2026, and new Ellington launches are priced above community averages (median AED 2,373 per sq ft on 2026 DLD sales), so buyers should not assume past gains will repeat.
| Community | Price per sq ft | Change | Gross yield |
|---|---|---|---|
| JVC (Belgravia 1 and sister buildings) | AED 1,130-1,340 (DLD, July-September 2026) | Belgravia Square +4% (year to May 2026) | 7.0-7.8% (Ellington JVC buildings, May 2026); 7.15% JVC average (Bayut H1 2026) |
| MBR City (Wilton Park Residences) | AED 1,800-2,090 (DLD, 2026) | Not published | 6.1-7.1% (Ellington MBR City buildings, May 2026) |
| Downtown Dubai (DT1) | AED 1,710-2,700 (DLD, May-July 2026) | -11% (year to May 2026) | 7.1% (May 2026) |
| Dubai Hills Estate (Ellington House) | About AED 1,840-1,850 (DLD, May-July 2026) | +10% (year to May 2026) | 8.4% (May 2026) |
| Palm Jumeirah (Ellington Beach House) | AED 2,970-4,280 (DLD, January-April 2026) | +14% on portal data (year to May 2026) | 4.2% (May 2026) |

Payment plans
On a home priced at AED 1,000,000 that is AED 700,000 before handover, AED 300,000 on handover. Government registration fees are paid on top.
Standard 70/30: 20% on booking, 10% at 90 days, 10% at 180 days, four 5% instalments at construction milestones and 30% on handover (broker guide, July 2026). Some villa and Ras Al Khaimah projects use 60/40; Ellington Views I uses 50/50.
Not standard (July 2026).
In Dubai, 20% plus the 4% DLD fee and AED 3,150 admin and Oqood fees. Expressions of interest of AED 20,000-50,000 are credited to the down payment (July 2026).

Property worth AED 2m or more qualifies. Many current launches start above it (Meriva AED 2.7m, Eltiera Views AED 2.2m, Ellington Cove AED 2.7m, Ellington Sands II AED 2.6m, 2026); Windsor House, Portside Square, The Hillgate and the Ras Al Khaimah towers start below it.

Ellington suits end-users and yield investors who want better-than-average interiors and amenities in mid-market communities such as JVC, MBR City, Dubai Hills and Dubai South, and who accept paying above the community average for it.
FAQs
Ellington is a private, design-led developer founded in 2014 that has delivered about 3,200-3,700 homes, mostly in JVC, MBR City, Downtown, Dubai Hills and the Palm. Most handovers have been on time or a quarter or two late, and no cancelled project was found. The main points to weigh are premium pricing and one two-year delay at Wilton Park Residences.
It is privately owned by its co-founders: Robert Booth, a former head of Emaar's Dubai business, Joseph Thomas and CEO Elie Naaman. It is not listed and has no government shareholder.
The standard plan is 70/30: 20% on booking, 10% at 90 days and 10% at 180 days, four 5% instalments at construction milestones and 30% on completion (July 2026). Some villa and Ras Al Khaimah projects use 60/40 or 50/50. There is no standard post-handover plan.
Mostly. DT1 was completed a month early in March 2020 and Ellington Beach House on time in December 2024. Belgravia 1 was about one quarter late and Ellington House about two quarters late. Wilton Park Residences, estimated for Q2 2021, was completed in October 2023 after a contractor change.
About AED 12-22 per sq ft a year in JVC and MBR City buildings, AED 21 at Ellington House in Dubai Hills and about AED 31 at Ellington Beach House on the Palm, based on Property Finder data compiled in May 2026.
Property Finder data from May 2026 shows gross yields of 7.0-7.8% in Ellington's JVC buildings, 6.1-7.1% in MBR City, 7.1% at DT1, 8.4% at Ellington House and 4.2% at Ellington Beach House. Net returns are lower after service charges.

Yes. Since August 2026 ADCB offers pre-approved off-plan finance to Ellington buyers for up to 50% of value, renewable each year until handover, with introductory rates from 3.49% fixed for three years.
Yes, once 30% of the price has been paid (50% plus the next instalment at Ocean House, Art Bay and Claydon House). The NOC fee is AED 5,250 (July 2026).
Property worth AED 2m or more qualifies. Many current launches start above that level, including The Meriva Collection, Eltiera Views, Ellington Cove and Ellington Sands II. Cheaper projects such as Windsor House (from AED 1.2m, October 2026) would need a larger unit or more than one unit.
