Azizi Developments: handover record, prices, payment plans and current projects, checked October 2026
Azizi Developments is a private, family-owned developer founded in 2007 and now one of Dubai's biggest by sales, 5th by DLD value in January-September 2026. It sells for less than most large developers, with apartments from about AED 550,000 and plans that ask for 10% on booking. Its timing record is weaker: Azizi Riviera's first keys came about three years after the original estimate, and Burj Azizi's completion has moved from 2027 to 2029-2030. Buyers should treat handover dates as a guide and plan for a delay.
What Azizi does well
- Low entry prices: Azizi Milan from AED 550,000 and Downtown Jebel Ali towers from AED 555,000-607,000 (Bayut, October 2026). The median on 2026 DLD sales was AED 1,722 per sq ft.
- Low upfront cash: 50/50 plans with 10% on booking on most current launches (July 2026).
- Scale: 5th by DLD sales value in 2026 to 25 September, and 19 projects completed in 2024 (company).
- Riviera owners have a working rental market: 1-beds showed gross yields of 6.5-7.6% in August 2026.
- No cancelled projects on DLD records (broker analysis, October 2026). In 2008 Azizi says it refunded AED 149m to buyers from company funds.
Check before you buy
- Handover dates have often moved: Riviera's first keys came in November 2022 against a July 2019 estimate; Riviera Phase 4 (Reve) was due Q3 2024 and is still handing over in 2026; Burj Azizi moved from 2027 to 2029-2030.
- Azizi Venice: the first 14 buildings were 39% built in April 2026, against a December 2026 handover shown on Property Finder. Check DLD construction progress.
- Resale competition: Property Finder showed 574 resale listings in Azizi Venice (October 2026) while the developer still sells studios below AED 660,000.
- Many instalments fall on fixed dates rather than construction stages, so you may pay ahead of progress. Read the SPA schedule closely.
- Headline figures differ: the company reports 45,000+ homes delivered, while DLD-based counts show about 14,000-20,500 in Dubai.
History
The milestones that shaped Azizi.
- 1989Azizi Group founded by Mirwais Azizi as a trading business.
- 2007Azizi Developments set up in Dubai; first plots bought in Al Furjan.
- 2008First sales. After the 2008 crash most buyers asked to exit, and Azizi says it refunded AED 149m from company funds.

- 2018Roy Mediterranean and Montrell in Al Furjan delivered (January). Site of the stalled Entisar Tower bought (later Burj Azizi). Azizi Riviera sales begin in December, from AED 620,000.

Delivery track record
Azizi's delivery record is weaker than its sales record. Azizi Riviera in MBR City had an original estimate of July 2019; its first keys were handed over in November 2022. Riviera Phase 4 (Reve) was due Q3 2024, was 65% built in November 2025 and is on the 2026 delivery list. Burj Azizi's completion moved from 2027 to 2029-2030. Smaller buildings have been closer to plan: Shaista in Al Furjan received its completion certificate in February 2021 against an end-2020 estimate, and Azizi Vista started handover in October 2025, two months after its August date. A broker analysis of DLD data (to October 2026) finds 89.1% of contracted units delivered on or before the DLD-registered date. DLD dates are often later than marketing dates, so this flatters the experience of buyers who planned on the brochure date.

How owners have done
Results for Azizi owners depend on when and where they bought. Azizi Riviera 30 launched from AED 620,000 in December 2018 (unit type not stated); a 347 sq ft studio there sold for AED 740,000 in December 2025 and a 589 sq ft 1-bed for AED 1.03m in January 2026. DLD sales across Riviera buildings on 1 October 2026 ranged from AED 1,640 to 2,740 per sq ft, and Riviera 1-beds showed gross yields of 6.5-7.6% in August 2026. Azizi Venice launched at AED 747,000 in October 2023; a 396 sq ft studio resold for AED 739,140 in August 2026, roughly flat, and resellers compete with studios still offered by the developer. At Burj Azizi, DLD 1-bed sales fell from AED 10,060 per sq ft in May 2025 to AED 5,410-7,300 in August-September 2026, on a small sample of sales. Bayut's H1 2026 report shows Al Furjan apartments yielding 7.69% gross and Dubai South apartments 7.24%. With the 2026 market cooling, buyers should not count on quick gains from launch prices.

Payment plans and what’s on offer
- Payment plans
- Mostly 50/50: 10% on booking, four 10% instalments and 50% on handover (Venice, Wares, Monaco Mansions, Burj Azizi). Azizi Milan uses 60/40; Venice 20, Azizi Central and Creek Views III use 40/60. Many schedules run on fixed dates from booking, for example 240, 480, 720 and 960 days at Burj Azizi (broker guide, July 2026).
- Post-handover plans
- Not standard on new launches. Offered on selected stock, mainly at Riviera, typically about 30% over 24-36 months (July 2026).
- Fees and offers
- Buyers normally pay the 4% DLD fee. Azizi has run time-limited offers, such as a full DLD fee waiver and two years without service charges at Mina. Expressions of interest at Azizi Milan were AED 20,000 for a studio, AED 30,000 for a 1-bed and AED 40,000 for a 2-bed (July 2026); get the refund terms in writing before paying.
- First-time buyers
- Azizi signed a 2025 agreement with DLD under Dubai's First-Time Home Buyer programme, with offers for registered first-time buyers.
- Golden Visa
- Property worth AED 2m or more qualifies. Most Azizi homes (about AED 550,000-1.1m, October 2026) are below that; Burj Azizi, Monaco Mansions and Riviera Reve penthouses qualify.
- Mortgages on off-plan
- No bank partnership was published. Banks usually lend on off-plan only once construction is well advanced.
- Branded and hotel homes
- No third-party brand. Burj Azizi includes hotel suites and holiday homes; Roy Mediterranean and Plaza in Al Furjan are serviced apartments.
- Service charges
- About AED 14-19 per sq ft a year at Riviera, with partial cooling (broker guide, April 2026); Meydan average AED 14-18 (August 2026). Figures for Al Furjan and Dubai South were not published.

Azizi suits investors looking for entry prices under about AED 700,000 with a 10% deposit and long instalment schedules, and yield-focused buyers in Riviera and Al Furjan, where Riviera 1-beds showed 6.5-7.6% gross (August 2026) and Al Furjan apartments 7.69% (Bayut H1 2026). It also suits buyers who want a home at Burj Azizi. It suits less well end-users who need a firm move-in date, buyers who cannot carry a delay of a year or more, or anyone hoping to resell quickly in a 2026 market where Venice already has hundreds of resale listings competing with the developer's own stock.

What service charges do Azizi owners pay?
About AED 14-19 per sq ft a year at Azizi Riviera, with partial cooling (April 2026 guide), and AED 14-18 on average in Meydan (August 2026). Figures for Al Furjan and Dubai South were not published; check Mollak for the building.
What rental yield can I expect from Azizi Riviera?
Riviera 1-beds showed gross yields of 6.5-7.6% in August 2026, on asking prices of AED 920,000-1.25m and rents of AED 70,000-88,000 a year. Bayut's H1 2026 report shows Al Furjan apartments at 7.69% gross.
Do Azizi properties qualify for the Golden Visa?
Only property worth AED 2m or more qualifies. Most Azizi homes cost about AED 550,000-1.1m (October 2026), so a single unit usually will not qualify. Burj Azizi, Monaco Mansions and Riviera Reve penthouses do.
