History

Dubailand was announced in October 2003 as a 278 sq km leisure district, with theme parks, hotels and homes, owned by Tatweer, part of Dubai Holding. The 2008 crash stopped most of it. Some pieces opened anyway: Dubai Outlet Mall in 2007, Dubai Miracle Garden in 2013 and IMG Worlds of Adventure in 2016, with Global Village nearby.

Homes came piecemeal. Apartment districts such as Dubai Land Residence Complex (DLRC) and Majan, and villa communities such as Villanova, Mudon, The Villa and Living Legends, filled in over the 2010s. Since 2023 the corridor has become Dubai’s biggest source of new villas. Aldar entered Dubai in a joint venture with Dubai Holding that year and launched Haven, then Athlon and The Wilds. DAMAC, Sobha, Meraas and Azizi followed with large launches of their own.

What it’s like to live here

Dubailand is not one place. It is a patchwork of communities along Sheikh Mohammed bin Zayed Road (E311), Emirates Road (E611), Al Ain Road and Al Qudra Road. DLRC and Majan are mid-rise apartment blocks, many still under construction, at some of the lowest prices per sq ft in new-build Dubai. The villa communities are gated and quieter, with parks and pools. Global Village, IMG Worlds and the Al Habtoor Polo Resort are close by.

Who it suits

Families who want a villa or townhouse with a garden at a lower price than older villa areas. Bayut’s H1 2026 report puts Dubailand villas at AED 1,609 per sq ft, against AED 2,870 in Dubai Hills Estate. Its DLRC and Majan apartments suit yield investors and tenants on a budget who do not mind driving.

Getting around

Most residents drive; Bayut notes public transport is limited in parts of the area. It puts Dubai International Airport and The Dubai Mall each about 20 minutes away. There is no Metro. Bus 30 links the area to Dubai Mall Metro station. The Blue Line, due in 2029, will run to Academic City on Dubailand’s eastern edge. At peak times the E311 and E611 are slow, so test your commute before you commit.

Schools, healthcare and shopping

Schools include GEMS FirstPoint School in The Villa, The Aquila School near DLRC and Fairgreen International School (IB) nearby. Day-to-day care is at clinics such as Ace Medical Centres at Skycourts and Dubai London Clinic in The Villa; Mediclinic Parkview Hospital is about 20 minutes away. Shopping is at Dubai Outlet Mall and Silicon Central Mall, with Dubai Festival City Mall and The Dubai Mall about 20 minutes’ drive.

Most of Dubai’s large developers are selling here. Launch prices are those reported at launch; handover dates are the latest published.

  • Aldar and Dubai Holding: Haven (from AED 2.5m, October 2023; promised for Q3 2027, Aldar’s own schedule now says January 2028); Verdes by Haven apartments (from AED 990,000, July 2024; Q3 2028); Athlon (from AED 2.8m, May 2024; mid-2028); Rise by Athlon apartments (from about AED 1.35m, September 2025; Q4 2029); The Wilds villas (March 2025, from AED 5.1m; 2029). A further community opposite Nad Al Sheba was announced in February 2026 but not yet launched.
  • DAMAC: DAMAC Islands 2 townhouses and villas (from AED 2.75m, November 2025; Q2 2030) and DAMAC Sun City townhouses (from about AED 2.25m, December 2024; Q1 2028; sold out, resales only).
  • Sobha: Sobha Elwood villas (2024; due 2027, 7.7% built in March 2026) and Sobha Sanctuary villas (from AED 3.99m, January 2026; Q3 2029).
  • Meraas: The Acres villas (from AED 5.09m, September 2024; phase 1 Q4 2027).
  • Apartments in City of Arabia, DLRC and Majan: Azizi Milan (from AED 550,000, April 2025; Q2 2028), BEYOND’s Arancia at The Yards (from AED 1.0m; Q4 2028), Samana Boulevard Heights in DLRC (from about AED 786,000; Q4 2028) and Binghatti Skyflame in Majan (studios from AED 585,000; Q4 2027).

Emaar has also announced an AED 200bn master plan for about 150,000 residents, reported to be near Global Village, but it had not been officially named or launched by October 2026.

What to watch: supply. Dozens of projects hand over between 2027 and 2030. Rise by Athlon was only 29% sold weeks after launch, a sign that apartment demand is weaker than villa demand. Aldar homes were listed at about AED 1,450 to 1,540 per sq ft in October 2026, well above DLRC apartments at about AED 1,280 (September 2026), so resale values depend on that brand premium holding. Delays happen: Samana’s Santorini in nearby Dubai Studio City was completed about a year after its promised date.

Things to check before you rent or buy

  • Which community the home is actually in. Prices range from about AED 1,280 per sq ft in DLRC to over AED 2,000 in some villa projects (2026).
  • Bayut’s headline Dubailand index rose 27% in a year, but that reflects a change in the mix of homes listed, not a real 27% rise. DLRC asking prices fell 3.65% in the 12 months to September 2026.
  • Payment plans with 1%-a-month instalments can leave about a quarter to a third of the price to pay after handover.
  • Service charges for new apartment blocks in DLRC-type areas are estimated at AED 13 to 19 per sq ft a year; check the building’s approved budget.

Is Dubailand a freehold area?

Yes. Bayut lists Dubailand as a freehold area, so foreign buyers can own homes in its main residential communities outright.

How far is Dubailand from the airport?

Bayut puts Dubai International Airport about 20 minutes’ drive away. Al Maktoum International Airport is about 27 km from the middle of the area in a straight line.

Is there a Metro station in Dubailand?

No. Bus 30 links the area to Dubai Mall Metro station, and the Blue Line, due in 2029, will run to Academic City on Dubailand’s eastern edge.

How much does it cost to rent in Dubailand?

Rents depend heavily on the community. In DLRC, Bayut’s asking-rent index was AED 83 per sq ft a year in August 2026, up 2.73% on a year earlier. Rents vary with the building, view and condition, so ask us for current rents on a specific home.

What rental yield can investors expect in Dubailand?

Gross rental yields average about 5.23% for villas (H1 2026, Bayut), and about 6.5% for DLRC apartments based on Bayut’s asking prices and rents. That is before service charges, maintenance and any time without a tenant, so the net return will be lower.

Have property prices gone up in Dubailand?

It depends where. DLRC apartment asking prices fell 3.65% in the 12 months to September 2026, while Aldar’s Haven and The Wilds rose about 3% on Property Finder. Bayut’s headline Dubailand index shows +27%, but that reflects a change in the mix of homes listed rather than a real rise.

Are Aldar’s Dubailand projects on time?

None has been handed over yet. Haven was promised for Q3 2027 at launch and Aldar’s own schedule now shows January 2028; Athlon is due in mid-2028 and The Wilds in 2029. No formal delay notice has been issued.

Who does Dubailand suit best?

Families who want a villa or townhouse for less than older villa areas, and investors in lower-priced apartments, as long as they are happy to drive.
