History
Emaar unveiled Arabian Ranches III in February 2019 as a gated townhouse community next to the original Arabian Ranches. It sits in Dubailand between Emirates Road and Sheikh Zayed Bin Hamdan Al Nahyan Street, beside Global Village, and addresses there are given as Wadi Al Safa 5. Construction began in May 2019, when Emaar said its first two neighbourhoods, Sun and Joy, had sold out.
Later phases added larger villas, including Caya and the Elie Saab villas, whose second phase went on sale in January 2022 (Property Finder). Bayut gives October 2022 as the completion date for Spring, and handovers in Ruba began in 2023. Emaar now lists more than 4,000 villas and townhouses across 13 projects.
What it’s like to live here
Homes are three- to five-bedroom townhouses and villas, each with a private garden. Townhouses in clusters such as Ruba have two floors and a maid’s room, while Caya 2 and Elie Saab are standalone four- and five-bedroom villas. Caya 2 villas have three floors and a double garage (Bayut).
Emaar planned the community around a 30,000 sq m central park with a skate park, a parkour course and a full-size cricket pitch, plus a 4 km boulevard, a lazy river and a link to the Al Qudra cycle track. MyBayut also lists a trampoline park, an outdoor cinema, a splash pad and a clubhouse with a gym and pool. The Arabian Ranches 3 Souk has a Spinneys, a Medcare clinic and a Maple Bear nursery.
It is not quite finished. MyBayut (October 2026) notes building work in newer clusters, including May and Anya, so expect construction near some streets for now.
Who it suits
Families who want a newer house with a garden and are happy to drive. Renting is busy: Property Finder recorded 1,866 rental contracts in the past 12 months, mostly for three-bedroom (1,119) and four-bedroom (677) homes. New three-bedroom leases averaged about AED 160,000 a year.
For investors it is a steady family rental rather than a high-yield play: Property Finder puts the gross yield at 4.4% (October 2026).
Getting around
There is no Metro. Bayut puts Creek station on the Green Line about 20 minutes away by car, and says buses are limited, with stops in neighbouring communities. Emaar’s 2019 launch material said a Metro station was planned by Global Village, but none has opened. A car is largely needed.
Emirates Road (E611) runs alongside, and Sheikh Zayed Bin Hamdan Al Nahyan Street links to Sheikh Mohammed Bin Zayed Road (E311). Bayut puts Dubai International Airport about 22 minutes away and Academic City about 11 to 12 minutes. Property Finder gives Downtown about 20 minutes, and Emaar’s 2019 launch material put Downtown and both airports within about half an hour.
Global Village is next door, 1.7 km away in a straight line. Quoted drive times range from five minutes (Emaar, 2019) to about 20 minutes (Bayut cluster guides), depending on the cluster and route.
Schools, healthcare and shopping
Bayut’s guides list no school inside Arabian Ranches 3, though Maple Bear nursery is in the AR3 Souk (Property Finder). The nearest schools are in the older Arabian Ranches phases. Ranches Primary School in Arabian Ranches 2 (British, rated Very Good by KHDA in 2023–24, AED 45,000 to 60,228 a year on Bayut) is about 7 minutes’ drive. Jumeirah English Speaking School, Arabian Ranches (British and IB, rated Outstanding, AED 54,129 to 104,544 a year in Khaleej Times, July 2026) is 10 to 15 minutes away. Fairgreen International School is about 15 to 17 minutes away (Bayut).
Medcare Medical Centre in the AR3 Souk is open 9am to 10pm every day. Mediclinic and Aster clinics in Arabian Ranches are 8 to 10 minutes away (Bayut). Spinneys in the Souk covers daily shopping, and Cityland Mall, with a Carrefour, is 10 to 15 minutes away.
Things to check before you rent or buy
- Check the build status. Some clusters, including May and Anya, still had construction under way in October 2026 (MyBayut). If a home is not yet handed over, check what is still owed to Emaar under the payment plan.
- Know the cluster and type. In the past 12 months three-bedroom homes sold for an average of about AED 3.08 million, against AED 5.47 million for four bedrooms and AED 7.88 million for five (Property Finder). Townhouse and villa clusters differ a lot in size and plot.
- Check the position. Look at whether the home backs onto a park, a pool, a road or a plot still being built.
- Ask for the latest service charge statement before you buy.
- Compare new and renewal rents. Property Finder’s average renewal was AED 172,319 against AED 206,405 for a new lease in the past 12 months, so check what a sitting tenant pays if you buy a let home.
- Plan for a car. There is no Metro and bus links are limited.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
