History

Villanova is a gated community by Dubai Properties, part of Dubai Holding, in Dubailand. It lies off Emirates Road (E611) near its junction with the Dubai–Al Ain Road, next to The Villa and the Al Habtoor Polo Resort. Dubai Properties announced it in October 2016 as a private gated neighbourhood of Mediterranean-style “cluster homes”, where four homes share an enclosed courtyard, alongside standalone villas. The plan grouped homes into neighbourhoods of 150 to 250 units, each with its own pool house, play areas and basketball court.

Amaranta was the first phase, launched in 2016. La Quinta, a phase of larger standalone villas next to the polo club, followed in January 2017, and a third Amaranta phase of more than 300 townhouses was launched in 2018 for completion in late 2020 (Dubai Properties, Gulf News). La Rosa, released in several phases, and La Violeta added more townhouses. By April 2026 Dubai Properties said it had delivered 3,834 homes. Building continues in La Tilia, which went on sale in January 2025 and is listed as sold out. In April 2026 Dubai Properties awarded contracts worth almost AED 1.1 billion for its 850 townhouses, and Property Finder gives expected completion as August 2028.

What it’s like to live here

Most homes are three- and four-bedroom townhouses and villas. Amaranta also has two-bedroom homes, and La Quinta has standalone villas of three to five bedrooms and more, from 2,204 to 3,863 sq ft (Dubai Properties). Bayut puts typical covered areas at about 1,700 to 2,600 sq ft and says each home has covered parking for at least two cars. La Tilia’s three- and four-bedroom townhouses will be 2,354 to 3,158 sq ft (Property Finder).

Each neighbourhood has its own pool, play area and sports court, and OpenStreetMap maps pools, a park and playground and basketball courts in Amaranta and La Rosa. Property Finder lists a Villanova Community Mall, and residents’ reviews there mention a community centre with a supermarket and cafés. Property Finder counts 5 coffee shops, 5 restaurants and 2 fast-food outlets within 1 km, and residents rate the area 4.7 out of 5. It is green and quiet, but it is still growing: La Tilia will be a building site until 2028.

Who it suits

Families above all. Property Finder matches the area to families (78%) and much less to working professionals (27%). Three-bedroom homes dominate the rental market: of 1,823 rental contracts registered in the 12 months to October 2026, 1,099 were for three-bedroom homes and 575 for four-bedroom homes (Property Finder).

For investors, Property Finder puts the average gross yield at 5.58%, and 5.32% for three-bedroom homes (October 2026). That is before service charges and maintenance. Villanova suits people who will drive most places and is less suited to anyone without a car.

Getting around

There is no Metro station nearby. Bayut says public transport is limited, names the nearest bus stop at Dubai Sky Courts, about 17 minutes away, and says most residents use their own cars. Visitors can park on the street.

The community is directly off Emirates Road (E611) and close to the Dubai–Al Ain Road and Sheikh Mohammed bin Zayed Road (E311). Dubai Properties put Sheikh Mohammed bin Zayed Road about 5 minutes away and Business Bay about 30 minutes (2018). Bayut puts Al Habtoor Polo Club about 7 minutes away, Global Village about 13, Academic City and Dubai Outlet Mall about 15 and IMG Worlds of Adventure about 17. Dubai International Airport is about 20 km away in a straight line.

Schools, healthcare and shopping

Property Finder lists six schools within 5 km, using KHDA 2026 data. The nearest is GEMS First Point School in The Villa, about 2.2 km away (British curriculum, rated Very Good, AED 44,000 to 76,000 a year). GEMS Winchester School (British, Good, AED 20,000 to 38,000) and The Aquila School (British and IB, Good, AED 49,000 to 78,000) are about 2.9 km away. Victory Heights Primary School in City of Arabia, not yet inspected, is about 3.5 km away, and Lycée Français International Georges Pompidou (Very Good) and The Indian International School in Dubai Silicon Oasis (Good) are just under 5 km away.

Fakeeh University Hospital in Dubai Silicon Oasis is about 6 km away in a straight line. Bayut also names clinics in Dubai Silicon Oasis, about 19 minutes’ drive away, and Mediclinic Parkview in Al Barsha. For shopping, Spinneys in The Villa is about 1 km from the middle of Villanova, and Bayut puts Cityland Mall about 9 minutes away, Dubai Outlet Mall about 15 and the Arabian Ranches retail centre about 19.

Things to check before you rent or buy

  • Know the phase. Bayut’s asking prices run from AED 1,376 per sq ft in La Tilia to AED 1,683 in La Quinta, with Amaranta at AED 1,557, La Violeta at AED 1,633 and La Rosa at AED 1,635 (September 2026). Check the plot, the built-up area and whether the home backs onto a park, a road or a building site.
  • For off-plan La Tilia homes, check the payment still owed to Dubai Properties and the expected handover. La Tilia was sold on a 10/50/40 plan with 40% due on handover, Property Finder put construction at 1.3% in December 2025, and Bayut’s La Tilia asking prices fell 7.1% in the 12 months to September 2026.
  • Asking and recorded prices differ. Bayut’s asking index is AED 1,561 per sq ft, while recorded sales averaged AED 1,463 per sq ft in the 12 months to October 2026 (Property Finder).
  • Expect fewer sales. Property Finder recorded 382 sales in the past 12 months, 69% fewer than a year earlier.

  • Ask for the latest service charge statement before you buy.
  • Test the commute. Try the drive on Emirates Road and Al Ain Road at rush hour, and expect construction traffic around La Tilia until 2028.

FAQs

Villanova questions

Can’t see yours? Ask us on WhatsApp.

Is Villanova a freehold area?

Yes. Bayut describes Villanova as a freehold community and Property Finder lists La Tilia as freehold, so foreign buyers can own a villa or townhouse there outright. Check the title deed with the Dubai Land Department before you buy.

How far is Villanova from the airport?

Dubai International Airport (DXB) is about 20 km away in a straight line, and Al Maktoum International Airport (DWC) is about 29 km away. Villanova is directly off Emirates Road (E611) and close to the Dubai–Al Ain Road, so drive times depend heavily on traffic. Test the route at rush hour.

Is there a Metro station in Villanova?

No. Bayut says public transport is limited, names the nearest bus stop at Dubai Sky Courts, about 17 minutes away, and says most residents use their own cars. Each home has covered parking for at least two cars.

How much does it cost to rent in Villanova?

New rental contracts averaged about AED 126,000 a year for a two-bedroom, AED 155,000 for a three-bedroom and AED 186,000 for a four-bedroom home in the 12 months to October 2026 (Property Finder, DLD data). New-let averages were 3.7% to 10.2% lower than a year earlier, while renewals rose. Ask us for current rents on a specific home.

What rental yield can investors expect in Villanova?

Gross rental yields average about 5.58% (October 2026, Property Finder): 5.32% for three-bedroom and 5.18% for four-bedroom homes. That is before service charges, maintenance and any time without a tenant, so the net return will be lower.

Have property prices gone up in Villanova?

Over two years, yes. Bayut’s asking-price index rose from AED 1,401 per sq ft in September 2024 to AED 1,588 a year later, then eased to AED 1,561 in September 2026, down 1.7% in the last year. Recorded sales averaged AED 1,463 per sq ft in the 12 months to October 2026, up 5.2% on the previous 12 months (Property Finder). Sales fell, though: 382 were recorded, 69% fewer than the year before, which included the January 2025 launch of La Tilia.

Who does Villanova suit best?

Families who want a newer townhouse or villa with shared pools and play areas, schools within about 3 km and quick access to Emirates Road. It is less suited to people without a car or to anyone who wants a beach or a Metro station nearby.
