History

Jumeirah Beach Residence, usually called JBR, was launched by Dubai Properties in 2002 and completed in 2010 (Property Finder). It was Dubai Properties’ first freehold development. WAM reported in January 2007 that 36 residential towers, about 6,500 apartments, would be handed over between March and May that year.

The towers are grouped into six clusters named after the sea: Shams (sun), Amwaj (waves), Rimal (sands), Bahar (sea), Sadaf (shells) and Murjan (coral reef). The Walk, the 1.7 km pedestrian street at the foot of the towers, was due to open in 2007. The Beach, an open-air strip of shops and restaurants on the sand opposite, had its official launch in February 2014 (Khaleej Times), and the Dubai Tram started carrying passengers on 12 November 2014 (Gulf Business). Newer towers such as La Vie, The One JBR, Al Bateen Residences, FIVE Luxe and the Jumeirah Gate towers have since added more expensive homes. Bayut now counts about 40 towers, 35 residential and 5 hotels, with more than 6,900 apartments.

What it’s like to live here

Homes run from studios to five-bedroom apartments and penthouses (Property Finder). In the original clusters, towers share landscaped podiums with pools, gyms and children’s play areas, with shops and restaurants at ground level. Many flats have balconies facing the sea or the marina.

It is lively rather than quiet. The Walk has more than 300 shops and restaurants (Bayut), The Beach adds a cinema and beachfront dining, and the public beach runs the length of the community and is free to use (Property Finder). Bayut notes that traffic is often heavy at weekends and peak hours and that visitor parking is limited, though residents usually have allocated spaces in their tower. Bluewaters is across a 265-metre footbridge from The Beach.

Who it suits

People who want the beach, cafés and the tram on their doorstep. Property Finder rates JBR’s fit highest for retirees (60%), working professionals (55%) and families (50%). Families get podium play areas and the beach, but schools are a drive away.

For investors it is an established rental market. Property Finder puts the average gross yield at 5.76% (October 2026) and notes demand from both long-term tenants and holiday lets. Prices differ widely between the original clusters and the newer branded towers, so compare buildings carefully.

Getting around

Two Dubai Tram stops, Jumeirah Beach Residence 1 and 2, serve the community, and the tram connects to DMCC and Sobha Realty stations on the Metro Red Line. Property Finder puts DMCC station about a 15-minute walk away. Bayut lists RTA buses 8, 84 and F55A.

By car, Bayut puts Dubai Marina Mall about 5 minutes away, Palm Jumeirah 10 minutes, Downtown Dubai 25 minutes and Dubai International Airport about 30 minutes. Allow longer to get out of JBR at weekends.

Schools, healthcare and shopping

There are no primary or secondary schools inside JBR. Nurseries include Toddler Town British Nursery and British Orchard Nursery (Bayut). Emirates International School in The Meadows (IB, rated Very Good by KHDA, about AED 29,000 to 86,000 a year on Property Finder) is about 2.8 km away by road. Dubai British School Jumeirah Park (rated Outstanding by KHDA on Property Finder) and Regent International School in The Greens are 15 to 20 minutes’ drive (Bayut).

Medcare Medical Centre and Emirates Hospitals Clinic are inside JBR, and Saudi German and Al Zahra hospitals in Al Barsha are about 15 minutes away (Bayut). Carrefour, Al Maya and Zoom supermarkets are in the community, and Dubai Marina Mall is about 5 minutes away by car.

Things to check before you rent or buy

  • Pick the building, not just the area. Bayut’s asking prices run from AED 1,751 per sq ft in Shams to AED 2,030 in Rimal, but from AED 5,004 to AED 6,447 in newer towers such as One JBR, FIVE Luxe and Sensoria (September 2026).
  • Compare asking and recorded prices. Property Finder’s average recorded sale over the past year was AED 2,231 per sq ft, well below Bayut’s asking index of AED 2,930.
  • Rents are falling. Bayut’s rent index fell 13.9% in the 12 months to September 2026, to AED 138 per sq ft, so check recent contracts before you agree a rent.
  • Check the condition. The original towers were handed over from 2007, so look closely at air conditioning, plumbing and kitchens.
  • Ask about short lets and pets. JBR draws holiday-let tenants as well as long-term ones, and pet rules differ by tower (Property Finder), so check the building’s rules.
  • Ask for the latest service charge statement before you buy. Charges vary between clusters (Property Finder).
  • Expect a slower market. Property Finder recorded 475 sales in the past 12 months, 37.9% fewer than the year before.

Facts and figures from Bayut’s price and rent indices and area guide, Property Finder Community Insights and transactions (DLD data), KHDA ratings via Property Finder, and history from WAM, Khaleej Times, Gulf Business and What’s On.
