History

Jumeirah Heights is a small Nakheel community between Jumeirah Lake Towers (JLT) and Jumeirah Islands, with Emirates Hills and The Meadows close by. Nakheel lists it among its own projects and describes two clusters, East and West, with six low-rise apartment buildings and lake views. Bayut counts 246 units in the six buildings, which are named A to F: A, B and C in the West Cluster and D, E and F in the East Cluster.

There are also a few townhouses, which Dubai Land Department records on Property Finder list under Cluster A, B and C. Neighbouring Jumeirah Islands, also by Nakheel, was established in 2004 and completed by the end of 2006 (Wikipedia). We could not find a published completion date for Jumeirah Heights itself. Bayut now also lists an off-plan building, Eltiera Views by Ellington Properties, under Jumeirah Heights, with handover expected in Q4 2029; Ellington markets it as part of Jumeirah Islands.

What it’s like to live here

Most homes are large two- and three-bedroom apartments, some of them duplexes, in low-rise blocks. Nakheel says each has panoramic windows, a balcony, a fitted kitchen and built-in wardrobes. Of the 16 homes for sale on Property Finder in October 2026, 11 were apartments, three were duplexes and two were townhouses. The townhouses sold or let in 2026 were four-bedroom homes (Property Finder, DLD data).

The buildings are gated, with security cameras at the entrances and parking for residents; Bayut notes that visitors park on nearby streets. Nakheel lists swimming pools, a barbecue area, dog parks, a jogging track and a children’s play area, and Bayut adds a gym. Pavilion Jumeirah Islands, with a Choithrams supermarket and cafés and restaurants such as Oregano, is about a minute’s walk away (Bayut). JLT, with more shops and restaurants, is next door.

Who it suits

Families above all. Property Finder rates the area a 75% match for families and 70% for retirees, against 33% for working professionals and 25% for young professionals. It suits people who want a big apartment in a quiet, low-rise setting, with JLT and Dubai Marina close by.

For investors it is a small, thinly traded market. Property Finder recorded 23 sales in the past 12 months, and we could not find a published rental yield for the community (checked October 2026).

Getting around

There is no Metro station inside Jumeirah Heights. DMCC station on the Red Line, at the edge of JLT, is about 0.9 km away in a straight line; Bayut puts it a 6-minute drive and Nakheel 10 minutes. The Jumeirah Lakes Towers tram stop is also about a 6-minute drive (Bayut). Sheikh Zayed Road runs along the far side of JLT.

Nakheel puts Ibn Battuta Mall 14 minutes away, Palm Jumeirah 18 minutes, Downtown Dubai 23 minutes and Dubai International Airport 30 minutes; Bayut gives 36 minutes for the airport. Bayut puts Dubai Marina Walk about 10 minutes’ drive away and Dubai Media City and Internet City about 20 minutes.

Schools, healthcare and shopping

Emirates International School in The Meadows (IB, Early Years to Year 13) is about 1 km away in a straight line, a 10-minute drive according to Bayut. Property Finder lists 13 schools within 5 km, with average fees of AED 58,969 a year (KHDA 2026 data). They include Dubai British School (UK curriculum, rated Outstanding, AED 53,000 to 80,000 a year), The Winchester School (UK curriculum, rated Very Good, AED 15,000 to 33,000) and Dunecrest American School (US curriculum, rated Good, AED 50,000 to 96,000). There are several nurseries in JLT.

Mediclinic Meadows is about 1 km away, and Al Zahra and Saudi German hospitals are in Al Barsha. JLT also has a number of clinics. For daily shopping there is Choithrams at the Pavilion; Bayut puts The Meadows Souk a 13-minute drive away and Mall of the Emirates 16 minutes. Dubai Marina Mall is about 1.4 km away in a straight line.

Things to check before you rent or buy

  • Check exactly what you are getting. The letters A to F name the apartment buildings, while DLD records also use Cluster A, B and C for the townhouses, so confirm the building, unit number and property type on the title deed.
  • Confirm freehold title. None of the sources we checked states the community’s ownership status, and Dubai’s official list of areas open to foreign buyers (Regulation No. 3 of 2006) names plots by land-registry district, not by community. Ask a conveyancer or Dubai Land Department before you pay a deposit.
  • Ask for the building’s age and the latest service charge statement. We could not find a published completion date or service charge figure.
  • Expect few homes to choose from. Property Finder showed 16 homes for sale in October 2026 and recorded 23 sales in the past 12 months, 36.1% fewer than a year earlier.
  • Compare rents with care. Recent DLD-registered contracts on Property Finder run from AED 185,000 for a two-bedroom apartment to AED 285,000 for a four-bedroom townhouse (October 2026), and a few three-bedroom contracts above AED 600,000 pull the average up.
  • Check parking. Residents have their own spaces, but Bayut notes that visitors park on nearby streets.
  • Look at what is being built nearby. Bayut lists Eltiera Views, an off-plan building by Ellington Properties, with handover expected in Q4 2029, so ask how it affects views and noise.

Facts and figures from Nakheel, Bayut’s area and building guides, Property Finder Community Insights, listings and sale and rent transactions (Dubai Land Department data), KHDA data via Property Finder, Ellington Properties, OpenStreetMap and Dubai’s Regulation No. 3 of 2006, with history from Wikipedia. Checked October 2026. Numbers change as homes are resold and re-let.
