Living in Bluewaters Island
Meraas’s man-made island off JBR, home to Ain Dubai, The Wharf and 719 freehold homes at Bluewaters Residences, with Bluewaters Bay under way. Suits people who want a sea-view island apartment with JBR’s beach a footbridge away and can pay prime prices.

History
Bluewaters is a man-made island about 300 metres off the JBR coast, developed by Meraas. It opened to the public in November 2018, and Caesars Palace Bluewaters Dubai took its first guests on 15 November that year (What’s On). By March 2019 Meraas had started handing over the first homes at Bluewaters Residences: 10 mid-rise towers with 698 apartments, four penthouses and 17 townhouses (Gulf Construction Online).
Ain Dubai, the 250-metre observation wheel, opened in October 2021, closed in 2022 for maintenance and reopened in December 2024 (Gulf News). The hotels have since been rebranded: Caesars Palace became Banyan Tree Dubai from November 2023 (Hospitality Net), and Delano Dubai opened on the former Caesars Resort site in October 2024 (FACT Magazine). A second residential project, Bluewaters Bay, is being sold off plan, with handover listed for Q1 2027 on Bayut.
What it’s like to live here
Homes are one- to four-bedroom apartments, penthouses and a small number of townhouses, all with sea or Ain Dubai views according to Property Finder. Residents share gyms, pools, landscaped gardens, basketball courts and children’s play areas, with parking in the basement (Gulf Construction Online).
The island is also a visitor destination. The Wharf has more than 130 shops, restaurants and cafés (Bayut), and Ain Dubai, Madame Tussauds Dubai and the Banyan Tree and Delano hotels draw visitors. There is a Franprix supermarket on the island (Bayut), and JBR’s beach and The Walk are across the 265-metre footbridge.
Who it suits
Property Finder rates the island’s fit highest for retirees (60%), working professionals (56%) and families (50%). It suits people who want a mid-rise island home with sea views, with JBR’s beach and tram within walking distance, and who are prepared to pay prime rents: Bayut’s average asking rent for a two-bedroom is AED 416,000 a year.
For investors it is a small, high-priced market. Property Finder recorded 111 sales in the past 12 months and puts the average gross yield at 4.74% (October 2026).
Getting around
Cars reach the island from Exit 29 on Sheikh Zayed Road (Property Finder), and the 265-metre Wharf Link footbridge connects it to The Beach at JBR (What’s On). The island has more than 2,000 parking bays in its basement and podium levels (Images RetailME, 2018).
There is no Metro or tram station on the island. Bayut lists RTA bus F57 from a stop about a 6-minute walk away and puts DMCC Metro station about a 13-minute drive. The Jumeirah Beach Residence tram stops are across the bridge. The plan included a dock for RTA water transport (Images RetailME), so check current RTA marine routes before relying on it.
Schools, healthcare and shopping
There are no schools on the island. Bayut puts British Orchard Nursery about a 9-minute drive and Emirates International School in The Meadows about 15 minutes. Property Finder lists Emirates International School Meadows (IB, rated Very Good by KHDA, about AED 29,000 to 86,000 a year) about 3.9 km away and The Winchester School (British, rated Very Good, about AED 15,000 to 33,000) about 4.5 km away.
Bayut points to En Vogue Medical Centre in JBR and Emirates Hospital Clinics in Dubai Marina, about 15 and 17 minutes away by car, and Medcare Medical Centre is in JBR. For shopping there is The Wharf and the Franprix on the island, with Carrefour and Viva within a 12-minute drive and Dubai Marina Mall about 12 minutes away (Bayut).
