History

Dubai Harbour sits on the coast between Palm Jumeirah and Bluewaters, next to Dubai Marina. Sheikh Mohammed bin Rashid unveiled it in January 2017 as a 20 million sq ft project with Meraas as developer (Gulf News, Gulf Business). The plans included a marina of 1,400 berths, a cruise terminal and a 3.5 million sq ft mall. Property Finder now names Shamal Holding as the owner of Dubai Harbour.

Emaar Beachfront sits within Dubai Harbour and is its largest residential part. Emaar’s role was confirmed in September 2017, and when sales of the first project, Beach Vista, began in January 2018 the first phase sold out (Gulf Business). Emaar lists 27 residential towers, about 10,000 homes and 1.5 km of beach. The twin-terminal Dubai Harbour Cruise Terminal opened officially in December 2021 (Seatrade Cruise News), and other developers have since launched towers here, including Sobha SeaHaven, DAMAC Bay by Cavalli, W Residences and The Residences at the Dubai Beach Edition.

What it’s like to live here

Homes are mostly one- to four-bedroom apartments and penthouses in high-rise towers, with a few townhouses and villas (Bayut). In Emaar Beachfront, Beach Vista, Beach Isle, Sunrise Bay, Grand Bleu, Marina Vista and South Beach are ready to move into, while Beach Mansion, Address Residences The Bay and Beachgate by Address are listed as off plan (Bayut). Emaar Beachfront residents have private beach access (Bayut).

Property Finder describes Dubai Harbour as quieter, newer and more beach-focused than Dubai Marina. The marina, with more than 1,100 berths according to Property Finder, and the cruise terminal are at its heart, with Skydive Dubai next door. Several towers are still being built, with handovers listed on Bayut into 2029, so expect building work nearby for some time.

Who it suits

Property Finder rates its fit highest for working professionals (61%), well ahead of families (31%) and retirees (30%). It suits people who want a new apartment by the beach and marina, close to Dubai Marina, Media City and Palm Jumeirah, and who drive.

For investors, Property Finder puts the average gross yield at 5.18% (October 2026). Recorded sales include off-plan homes in towers such as DAMAC Bay and Address The Bay, so check whether a price refers to a finished home or an off-plan contract.

Getting around

There is no Metro station. Property Finder puts Sobha Realty station on the Red Line about a 9-minute drive away and lists RTA buses 8, 84 and F55. The Mina Seyahi tram stop is about 1.2 km from the middle of Dubai Harbour in a straight line.

On 19 June 2026 RTA opened a 1,500-metre bridge from Interchange 5 on Sheikh Zayed Road into Dubai Harbour, which it says cuts the trip from 12 minutes to 3. Links towards Al Naseem Street and King Salman bin Abdulaziz Al Saud Street were due to follow in July (Gulf News). From Emaar Beachfront, Bayut puts Dubai Marina about 9 minutes away, Downtown Dubai 22 minutes and Dubai International Airport 26 minutes by car, and Property Finder puts Mall of the Emirates about 12 minutes away.

Schools, healthcare and shopping

There are no schools in Dubai Harbour (Property Finder). Dubai College in Al Sufouh (British, rated Outstanding by KHDA, about AED 97,000 to 110,000 a year) is about 3.6 km away, and Queen Elizabeth’s School and iCademy Middle East are about 2.4 km away (Property Finder). Nurseries are in nearby Dubai Marina and Al Sufouh.

Clinics within a 5- to 8-minute drive include Mediclinic Al Sufouh and Emirates Hospital Clinic in Dubai Marina, and Mediclinic Meadows, Al Zahra and Saudi German hospitals are 13 to 17 minutes away (Bayut). Emaar lists a 13,000 sq m retail mall at Emaar Beachfront. Bayut lists supermarkets such as Carrefour Market at Marina Crown within a 7- to 12-minute drive, and Property Finder puts Dubai Marina Mall about 6 minutes away.

Things to check before you rent or buy

  • Ready or off plan. Several Emaar Beachfront towers are complete, but DAMAC Bay, Sobha SeaHaven, W Residences and others are off plan. Bayut lists Dubai Harbour Residences for handover in Q1 2028 and The Bristol in Q3 2029, so check the payment plan and the developer’s completion record.
  • Compare buildings. Bayut’s asking prices in Emaar Beachfront run from AED 3,409 per sq ft at Sunrise Bay to AED 5,600 at The Bristol (September 2026).
  • Compare asking and recorded prices. Property Finder’s average recorded sale in Emaar Beachfront over the past year was AED 3,691 per sq ft, 12.0% lower than the year before, against Bayut’s asking index of AED 4,289.
  • Rents are falling. Bayut’s Dubai Harbour rent index fell 14.8% in the 12 months to September 2026, to AED 184 per sq ft, while Property Finder recorded 50.2% more rental contracts than a year earlier.
  • Expect a slower sales market. Property Finder recorded 772 sales in the past 12 months, 55.0% fewer than the year before.
  • Check the roads. Ask whether the remaining links of RTA’s new bridge are open and how your tower reaches Sheikh Zayed Road.
  • Ask how district cooling is billed, and ask for the latest service charge statement before you buy or rent.

Facts and figures from Bayut’s price and rent indices and Emaar Beachfront area guide, Property Finder Community Insights and transactions (DLD data), KHDA ratings via Property Finder, Emaar’s community page, and history and transport news from Gulf News, Gulf Business and Seatrade Cruise News. Checked October 2026. Numbers change as homes are completed, renovated and resold.
