Living in Dubai Studio City
TECOM’s media production free zone along Al Qudra Road, with mid-rise apartment buildings beside the studios and many new off-plan projects. Suits renters on a budget and yield-focused investors who will drive.

History
Dubai Studio City was launched in 2005 by TECOM Investments, part of Dubai Holding, as a free zone for film, television and music production (Property Finder, Bayut). It covers more than 22 million sq ft and was planned in three phases (Bayut). Wikipedia lists it as part of the wider Dubailand project. It is now one of the business districts run by TECOM Group, which listed on the Dubai Financial Market in 2022.
It is still mainly a place of work. Property Finder counts more than 270 businesses and about 2,500 employees, and Bayut counts 275 media companies. Homes came later, in a cluster of mid-rise apartment buildings. Bayut lists Glitz 1 by Danube Properties, Glitz 2 and 3, Azizi Mirage 1 (due in 2020), Samana Golf Avenue (due in 2022) and Studio 101. Glitz, Azizi Mirage 1 and Samana Golf Avenue now appear in Property Finder’s rental records. Newer off-plan projects such as Azizi Beach Oasis 2, Arisha Terraces, Laya Courtyard and The First Collection Studio City account for many of today’s sales (Property Finder).
What it’s like to live here
Homes are apartments only: studios and one- to three-bedroom flats. There are no villas or townhouses (Bayut). Buildings are mostly mid-rise. Glitz 3, for example, has 352 homes over shops, with a rooftop pool, a mini-golf course and a children’s play area.
The flats sit next to the studios, sound stages and offices of the free zone, so it is a working district by day. Bayut notes that some flats are used for film shoots or to house cast and crew, which can disturb neighbours. There is a community park with walking tracks, a play area and a barbecue area, and Bayut describes the area as pet-friendly. Shops inside the area are small: Bayut lists Spar Express in Glitz 1, Blue Mart and All Day Mini Mart. Places to eat include Patiala House and Larte at the Studio One Hotel. There is no mosque inside the area; Al Eman Mosque is about 1.5 km away (Bayut).
Who it suits
People who work in the free zone or nearby, and renters who want a studio or one-bedroom flat. Studios and one-bedrooms made up most of the 2,252 rental contracts Property Finder recorded in the past 12 months (1,020 and 889). New contracts averaged about AED 47,000 a year for a studio and AED 66,800 for a one-bedroom.
For investors it is a yield market with a low entry price. Property Finder recorded 1,570 sales in the 12 months to October 2026, at an average of about AED 798,000 and an average rental yield of about 8.1%. Many of those sales were off-plan.
Getting around
There is no Metro station. Bayut puts Dubai Internet City station about 10 minutes away by car. The area has two bus stops, Dubai Studio City Operation Office 1 and 2, and Bayut lists RTA feeder buses F30 and F32 from Mall of the Emirates Metro station, and route J02, which serves Studio City and Dubai Production City. Most residents drive.
Bayut places the area along Al Qudra Road (D63), between Hessa Street and Umm Suqeim Street. It puts Dubai International Airport about 23 minutes away by the shortest route, Downtown Dubai about 20 minutes and Mall of the Emirates about 15 minutes.
Schools, healthcare and shopping
Bayut does not list a school inside Dubai Studio City. GEMS Metropole School Motor City (British curriculum, ages 3 to 17) is under 1 km from the middle of the area. Bayut also lists Ranches Primary School and Jumeirah English Speaking School in Arabian Ranches, and GEMS United School, Victory Heights Primary and Renaissance International School within 10 to 15 minutes. Check the latest KHDA rating and fees for any school you are considering.
Bayut lists no hospital in the area, but it does list Prime Medical Centre at First Avenue Mall (about 5 minutes), Medicentres and HMC Medical Centre in Motor City, and Aster Clinic in Arabian Ranches 2. Mediclinic Parkview Hospital is about 3 km away in a straight line, and Al Zahra and Saudi German hospitals in Al Barsha are about 15 minutes’ drive (Bayut). First Avenue Mall in Motor City is the nearest mall, about 1 km away, with more than 50 shops and 15 places to eat (Bayut). City Centre Me’aisem, with a Carrefour, is about 15 minutes away. Dubai Miracle Garden and the Dubai Autodrome are about 2 km away.
Things to check before you rent or buy
- Know the building. Glitz, Azizi Mirage 1 and Samana Golf Avenue are finished and let. Many recent sales are off-plan, so check the handover date and how many similar flats will reach the rental market at the same time.
- Compare like with like. Property Finder’s average of AED 1,834 per sq ft for all recorded sales includes hotel apartments. Studios averaged AED 1,542 per sq ft, one-bedrooms AED 1,421 and two-bedrooms AED 1,258 (12 months to October 2026).
- Hotel apartments are a different product. If you look at The First Collection Studio City, ask how the unit can be let and what the operator charges.
- Ask the building manager whether flats in the building are used for film shoots or crew housing.
- Ask for the latest service charge statement before you buy, and check the parking that comes with the home.
- Expect to drive. There is no Metro station, and schools, larger supermarkets and malls are outside the area.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Dubai Studio City a freehold area?
Yes, for its homes. Bayut’s list of Dubai freehold areas (updated October 2026) includes Dubai Studio City for apartments, and Bayut’s area guide describes its residential and commercial buildings as freehold, so foreign buyers can own an apartment outright. The free zone status applies to company licences, not to owning a home. Check the title deed of any unit you buy.
How far is Dubai Studio City from the airport?

Is there a Metro station in Dubai Studio City?
No. Bayut puts Dubai Internet City station about 10 minutes away by car, and lists RTA feeder buses F30 and F32 from Mall of the Emirates Metro station and route J02 to the area’s two bus stops. Most residents drive.

Property Finder’s average rental yield is about 8.09% (October 2026): 8.41% for studios, 7.68% for one-bedrooms and 8.12% for two-bedrooms. That is before service charges, maintenance and any time without a tenant, so the net return will be lower.
