History

Motor City is a motorsport-themed master development by Union Properties, covering about 3.5 million square metres (Gulf News, 2018). The first part to open was the Dubai Autodrome, a 5.39 km circuit that opened on 6 October 2004 and has hosted the Dubai 24 Hour race since 2006.

Homes followed from around 2009. Gulf News reported handovers in Uptown Motor City starting with 515 apartments in seven buildings, and the gated Green Community Motor City handed over terraced apartments, villas and townhouses in phases. By 2018 Gulf News put the population at more than 30,000. Newer towers such as Sobha Solis, Sierra by Iman and Binghatti Skyterraces now account for many of the area’s sales (Property Finder).

What it’s like to live here

Most homes are apartments. Uptown Motor City is a low-rise neighbourhood of studios to four-bedroom apartments around small parks. Green Community Motor City is a gated cluster of three- to five-bedroom villas, townhouses, bungalows and terraced apartments. The Business Park side, around the Autodrome, has offices, showrooms and the newer towers (Bayut).

Bayut describes the area as quiet, green and pet-friendly, with parks such as Gatton Park and Eastlands Park. First Avenue Mall, The Ribbon and the shops and cafés along Uptown’s streets, including a Spinneys, cover daily needs. The Kartdrome, across the road from the Autodrome’s main straight, has an outdoor track of about 1.2 km and a 620-metre indoor track.

Who it suits

Working professionals and couples, plus families in the villas. Property Finder matches the area to working professionals (63%) and young professionals (57%), and its largest renter groups are Lebanese (11.9%), Indian (11.4%) and British (10.7%).

For investors it is a higher-yield apartment market. Property Finder puts the average gross yield at about 7.7% and the average recorded sale at about AED 1.33 million in the 12 months to October 2026.

Getting around

There is no Metro station. Bayut calls public transport limited: RTA bus F37 serves stops by the Dubai Autodrome and Business Park, and Bayut suggests booking taxis in advance, so most residents drive. Bayut also warns of traffic in Uptown’s narrower streets.

Bayut puts Dubai International Airport about 24 minutes away via Sheikh Mohammed Bin Zayed Road (E311), Sheikh Zayed Road 16 minutes, and Downtown Dubai and Burj Khalifa about 21 minutes.

Schools, healthcare and shopping

GEMS Metropole School Motor City is inside the community (UK curriculum from FS1 to Year 13, rated Good by KHDA, AED 38,393 to 51,190 a year on Property Finder). Within about 2 km, Property Finder lists Royal Grammar School Guildford Dubai (UK, Very Good), Dwight School (IB, Good), Australian International School (Good) and Nord Anglia International School (Outstanding).

Bayut lists Emirates Hospital Day Surgery and Medical Centre in Uptown, plus Medcare and Prime medical centres, and Mediclinic Parkview Hospital is about 2 km away. For shopping, First Avenue Mall and The Ribbon are in the community, and Dubai Miracle Garden is about 1.5 km away.

Things to check before you rent or buy

  • Know the sub-area. Bayut’s asking prices run from AED 1,158 per sq ft in Uptown Motor City to AED 2,047 in Sobha Solis (September 2026).
  • Prices have cooled. Bayut’s asking index fell 8.3% in the year to September 2026, and Property Finder recorded 3,542 sales in the past 12 months, 34.7% fewer than a year earlier.
  • Off-plan or ready. Many recent sales are off-plan apartments in towers such as Sierra by Iman and Binghatti Skyterraces. Check the handover date and how many similar flats will reach the rental market at the same time.
  • Check the title. Gulf News reported that some Uptown apartments and townhouses were sold leasehold, so confirm what the title deed says.
  • Rents are easing. Bayut’s rent index is AED 82 per sq ft, down 3.9% in a year (September 2026).
  • Ask for the latest service charge statement before you buy, and check the parking that comes with the home.

FAQs

Motor City questions

Can’t see yours? Ask us on WhatsApp.

Is Motor City a freehold area?

Mostly. Gulf News described Motor City as primarily freehold, but reported that apartments and townhouses in Uptown Motor City were sold on both leasehold and freehold terms, so check the title deed of a specific home.

How far is Motor City from the airport?

Dubai International Airport (DXB) is about 26 km away in a straight line, about 24 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 20 km away.

Is there a Metro station in Motor City?

No. Bayut describes public transport as limited, with RTA bus F37 serving stops by the Dubai Autodrome and Business Park. Most residents drive or use taxis.

How much does it cost to rent in Motor City?

Average asking rents are about AED 58,000 a year for a studio, AED 82,000 for a one-bedroom, AED 128,000 for a two-bedroom and AED 186,000 for a three-bedroom apartment, and about AED 306,000 for a three-bedroom villa (Property Finder, checked October 2026). Ask us for current rents on a specific home.

What rental yield can investors expect in Motor City?

Gross rental yields average about 7.65% (October 2026, Property Finder). That is before service charges, maintenance and any time without a tenant, so the net return will be lower.

Have property prices gone up in Motor City?

Not in the last year. Bayut’s asking-price index rose from AED 1,555 per sq ft in September 2024 to AED 1,741 a year later, then fell 8.3% to AED 1,596 in September 2026. Sales have slowed too: Property Finder recorded 3,542 sales in the 12 months to October 2026, 34.7% fewer than the year before.
