Sharjah's community builder, now in Dubai
At a glance
Arada is a privately owned developer founded in 2017 and best known for two very large Sharjah communities, Aljada and Masaar.

It says it has delivered more than 10,000 homes, almost all in Sharjah, and sold AED 17.3 billion of property in 2025. Its record in Sharjah is real and visible, although first handovers have usually come several months to a year after the first target. Dubai is a different picture: by October 2026 we found no confirmed handover of any Dubai home, and Jouri Hills and Armani Beach Residences are both running behind their original dates. Payment plans in Sharjah are light during construction, which leaves 60 to 65 percent due at handover. Credit ratings are below investment grade.

Prices
There is little independent resale data for Arada.
There is little independent resale data for Arada. Sharjah does not publish transactions in the way Dubai does, so the Sharjah figures here are asking prices and market estimates, not recorded sales. Aljada apartments were advertised at roughly AED 990 to 1,060 per sq ft in 2026, with gross yields quoted between about 4 and 8 percent depending on the source. Masaar homes were advertised at roughly AED 950 to 1,020 per sq ft. Arada's Dubai projects are all unfinished, so there is no rental record yet. Recorded off-plan resales show prices close to launch levels at Akala and W Residences.
| Community | Price per sq ft | Change | Gross yield |
|---|---|---|---|
| Aljada apartments, Sharjah | About AED 990 to 1,060 asking (2026) | Not published | About 4 to 8% (estimates vary by source) |
| Masaar villas and townhouses, Sharjah | About AED 950 to 1,020 asking (2026) | Not published | About 5 to 7% (listing and developer estimates) |
| Jouri Hills, Jumeirah Golf Estates | About AED 1,790 (4-bed sale, June 2026) | Not published | Not yet rented |

Payment plans
On a home priced at AED 1,000,000 that is AED 100,000 on booking, AED 400,000 during construction, AED 500,000 on handover. Government registration fees are paid on top.
Sharjah launches in 2025 and 2026 are mostly 5 percent down, 30 to 35 percent during construction and 60 to 65 percent on completion. Dubai projects range from 10/40/50 (Inaura) to 10/50/40 (W Residences) and 25/35/40 (Armani Beach Residences).
Rare. One portal lists a 5 percent post-handover instalment on some Masaar 3 homes. Not confirmed by the developer.
The UAE 10-year Golden Visa needs property worth AED 2 million or more. Most Dubai units and larger Masaar homes meet the value test. Rules for off-plan and Sharjah-registered property should be confirmed with the authorities before relying on it.
Not published by the developer. UAE banks generally lend on off-plan only near completion, so the large handover payment is the part usually financed. Check which banks approve the specific project.
Dubai projects are registered with the Dubai Land Department and use RERA escrow accounts. Sharjah projects are registered with the Sharjah Real Estate Registration Department under Sharjah law. Ask for the escrow account details and the project registration in either case.
Arada suits buyers who want a house or apartment in an established Sharjah community at a lower entry price than Dubai, and who can fund a large payment at handover.
FAQs
Arada is a privately owned developer founded in 2017 and best known for two very large Sharjah communities, Aljada and Masaar. We rate its delivery record as "Mixed": Over 10,000 Sharjah homes delivered, usually late; no Dubai handover confirmed by October 2026.
Arada is a private company founded in 2017 by Sheikh Sultan bin Ahmed Al Qasimi, who is chairman, and Prince Khaled bin Alwaleed bin Talal, who is vice chairman. It is not listed on a stock exchange.
Yes, in approved projects. Sharjah Law No. 2 of 2022 amended the 2010 property law so that non-GCC nationals can own property in real estate development areas and projects approved by the Sharjah Executive Council. Arada sells Aljada and Masaar to all nationalities on this basis.
Dubai has fixed freehold zones open to all nationalities. In Sharjah the general rule still limits ownership to UAE and GCC citizens, with exceptions approved project by project. Before 2022 foreigners could usually hold only a usufruct of up to 100 years. Buyers should ask which right will be registered in their name and confirm it with the Sharjah Real Estate Registration Department.
Registration fees are set by the Sharjah Real Estate Registration Department and have differed by nationality and over time. Arada's own guidance says to expect 2 to 4 percent. Dubai purchases carry the standard 4 percent Dubai Land Department fee.
As of October 2026 we found no confirmed handover announcement for any Arada project in Dubai. The company said in January 2026 that its first Dubai homes would be handed over during the year. Jouri Hills was first due by June 2025.
Usually later than the first date. Nasma Residences started handover about five months late, the first Masaar homes about a year late, and Armani Beach Residences has moved from end 2026 to end 2027. Arada has nonetheless completed every project it has reached handover on.
In Sharjah, 5 percent down, 30 to 35 percent during construction and 60 to 65 percent on completion. In Dubai, plans range from 50 to 60 percent before handover. Always check the schedule in the sale agreement, as portal listings disagree.
In 2026, Aljada apartments start from about AED 900,000 to AED 970,000 and Masaar 2 and 3 townhouses from about AED 1.5 million to AED 1.8 million. Dubai branded homes start from about AED 3.6 million at Inaura and about AED 4.3 million at W Residences.
Arada stated in July 2025 that it was rated B+ by Fitch and B1 by Moody's, both below investment grade. Both agencies reviewed the company in spring 2026; we could not confirm the outcome.
In October 2026, Masaar 2, Masaar 3, the Aljada launches (The Gate 6, Jenna, Safa) and W Residences Dubai Harbour appear to have developer units. Armani Beach Residences, Akala, Inaura and Anantara Sharjah Residences are shown as sold out on a major portal, with resale units only.
Facts checked October 2026 from the developer’s own announcements and results, Dubai Land Department records (via Property Finder, DXBinteract and Propsearch), Bayut market reports and the press. Figures given by the developer are labelled as theirs. This page is information, not financial advice.
