Before you buy

Before you buy, check

  • Handover is Q4 2030, about five years from launch. Supertall buildings carry more programme risk than Deyaar's usual mid-rise schemes, and Deyaar's recent towers (Regalia, Tria) ran late.
  • Location naming: the project is marketed as Downtown but Deyaar's construction updates and the portals say Business Bay. Check the plot and DLD community name on the Oqood.
  • Portal pages show developer stock as unavailable while individual listings still advertise units; confirm direct availability and current price list with Deyaar.
  • Unit sizes on the portals run from 765 sq ft; check the exact net area on the SPA and whether balconies are included.
  • Service charges for a 110-floor tower with 75,000 sq ft of amenities are likely to be high; they have not been published.

Check the project and its escrow account with the Dubai Land Department before you pay.

Who DWTN Residences suits2 kinds of buyer
  • Buyers who want a Business Bay address with a metro station at the door and can hold until the end of 2030.
  • Investors looking at a long construction-period payment plan with half the price due at handover.
