A listed, bank-backed mid-market developer that delivers, but not always on the first date promised

Deyaar is one of the older names in Dubai property: set up in 2001 out of Dubai Islamic Bank's property arm, listed on the DFM in 2007, and still majority-owned by the bank.

Read our full verdict

It reports audited accounts every quarter, pays a dividend and publishes construction updates for every live project, which is more transparency than most private developers offer. The company says it has delivered more than 23 million sq ft across the UAE, and in 2026 alone it handed over more than 2,100 homes across Regalia, Jannat, Talia and Tria. The weak point is timing. Regalia was promised for December 2024 and handed over in April 2026; Tria was promised for 2025 and handed over in October 2026; Rosalia was promised for September 2025 and was still in final inspections in mid-2026. None of these are failures, but buyers should plan on the published date slipping by six to eighteen months. Pricing sits in the mid-market for Dubai, with studios and one-beds in the AED 550,000 to AED 1.2 million range in Jebel Ali and Dubai Production City, and the DWTN tower in Business Bay as the one premium outlier. Most current launches sold out quickly, so for several of them the only route in is resale.

  • Handover dates slip. Regalia handed over April 2026; Tria handed over October 2026; Rosalia was still in final inspections in mid-2026.
  • DWTN Residences is a 110-floor, 445-metre tower with a Q4 2030 handover.
  • Several current schemes sold out from the developer, so the entry route is resale at a premium; check the Oqood registration and any developer transfer fee before paying a resale premium.

  • DWTN Residences is a 110-floor, 445-metre tower with a Q4 2030 handover. Supertall projects carry more construction and programme risk than Deyaar's usual mid-rise work, and 2030 is a long time to be exposed to the market.
  • Several current schemes (Rivage, Rosalia, Mar Casa, Park Five's Elm) sold out from the developer, so the entry route is resale at a premium; check the Oqood registration and any developer transfer fee before paying a resale premium.
  • Locations are secondary: Jebel Ali Industrial 2, Dubai Production City and Dubai Silicon Oasis are priced accordingly and depend on commuting infrastructure. Umm Al Quwain is a new market with a lighter regulatory regime than Dubai.
  • Governance history: former chief executive Zack Shahin (2004 to 2007) was jailed for 15 years in 2013 for taking bribes while at the company. This predates the current management, but it is part of the record.

Rosalia carries 40% over 40 months after handover. Portals show post-handover elements on Eleve (30%), Mar Casa (24%) and AYA (30%). Amalia was marketed with plans of up to five years at launch in 2022. Not every scheme has one; DWTN and Park Five are 50% or 55% on handover.

Golden VisaDeyaar does not publish Golden Visa guidance.

Deyaar does not publish Golden Visa guidance. Under current UAE rules a property purchase of AED 2 million or more can qualify; most Deyaar one-beds fall below that, so buyers would need a larger unit or more than one unit. Confirm with the relevant authority.

Mortgages on off-planNot published by Deyaar. UAE banks typically lend on off-plan at lower loan-to-value than on completed homes and only on registered developers' projects; Deyaar is RERA-registered.

Buyer protectionDubai projects use DLD escrow accounts and Oqood registration under RERA rules.

Dubai projects use DLD escrow accounts and Oqood registration under RERA rules. Rivage is in Abu Dhabi under ADREC rules. AYA is in Umm Al Quwain, where the chief executive himself said in February 2025 that further real estate regulation would come 'in due course'; buyers there have less protection than in Dubai.

Is Deyaar right for you?

Deyaar suits buyers who want a listed, bank-backed developer at mid-market prices and can accept secondary locations and a handover date that may slip.

Deyaar does not publish resale or rental performance for its projects. The only public data points are portal transaction records. On DWTN Residences a major portal records a 896 sq ft one-bed resold at AED 2,336,264 in August 2026 (about AED 2,610 psf) against a June 2025 launch price of AED 1.8 million for the entry one-bed, and a 1,367 sq ft two-bed resold at AED 4,229,635 in July 2026 (about AED 3,090 psf). These are single transactions, not an index. For Umm Al Quwain, Deyaar's chief executive cited expected rental yields of about 8% at the AYA launch; that is a developer forecast, not a measured figure. Buyers should check the Dubai Land Department transaction record for the specific building before relying on any of this.

Questions about Deyaar7 answered from this page’s facts
Is Deyaar a reliable developer?

Deyaar is one of the older names in Dubai property: set up in 2001 out of Dubai Islamic Bank's property arm, listed on the DFM in 2007, and still majority-owned by the bank.

Who owns Deyaar?

Deyaar Development PJSC is listed on the Dubai Financial Market. Dubai Islamic Bank holds 44.98% and the rest is in public hands.

Does Deyaar deliver on time?

It delivers, but often later than first promised. Regalia came about 16 months after its launch-date promise, Tria and Talia roughly a year late, while Jannat was about three months early. Plan for the published date to move.

Which Deyaar projects can I still buy from the developer?

As at November 2026, DWTN Residences, Park Five (later phases), AYA and Eleve were being marketed on Deyaar's website. Rivage, Rosalia and Mar Casa sold out from the developer and are resale only. Availability changes quickly; confirm with Deyaar.

What does 'Downtown Residences' and 'DWTN' refer to?

The same project. Deyaar announced it as Downtown Residences in June 2025 and now markets it as DWTN Residences. Deyaar's own construction updates place it in Business Bay, next to Business Bay metro station, not in the Downtown Dubai district.

Is Villa Amalfi a Deyaar project?

No. Villa Amalfi is a completed villa scheme on Jumeirah Bay Island by Meraas. It is sometimes listed alongside Deyaar's Amalia Residences in Al Furjan, which is a different project.

Does Deyaar sell offices or retail?

Not as standalone launches at present. Its current towers include ground-floor retail (Eleve, Rosalia, Park Five) and Tria was handed over with six retail units. The company describes itself as having six business units including property, facility and asset management. No office or retail off-plan launch was found for 2025 or 2026.
