History

Umm Suqeim is an established coastal neighbourhood between Jumeirah to the north and Al Sufouh to the south. It has three parts, Umm Suqeim 1, 2 and 3 (Dubai communities 356, 362 and 366), and covers about 7.2 sq km (Wikipedia). Bayut says the name comes from the Arabic “saqm”, meaning illness, from a time when a fever was common here.

Its best-known landmarks are at the southern end, in Umm Suqeim 3. Burj Al Arab, on an artificial island 280 m off the beach, opened on 1 December 1999. Jumeirah Marsa Al Arab, a Dubai Holding resort next to it with 386 rooms and 82 serviced residences, opened on 14 March 2025 (Wikipedia). In 2018 Dubai Holding announced Madinat Jumeirah Living, a 3.85 million sq ft apartment development where Jumeirah Beach Road meets Umm Suqeim Road, and Gulf News reported that it would be released in phases over five years. Dubai Holding calls it the first freehold residential development in Umm Suqeim.

What it’s like to live here

Most of Umm Suqeim is low-rise and residential. Bayut describes detached and semi-detached villas of three to seven bedrooms, often with a private garden and separate staff quarters, and some with a pool. There are also gated villa compounds in Umm Suqeim 2 and 3 with shared pools, gyms and sports courts. Compounds named in the DLD rental records include Roda Boutique Villas in Umm Suqeim 1 and Sidra Village and Garden Villas in Umm Suqeim 2 (Property Finder).

Madinat Jumeirah Living is the apartment side, opposite Burj Al Arab. Its buildings are grouped in gated clusters with names such as Al Jazi, Jadeel, Jomana, Lamaa, Rahaal and Asayel. Dubai Holding’s launch plans listed pools, gyms, a community centre, shops, day care and a footbridge to Madinat Jumeirah, and in December 2020 it described a 54-building master development.

The beach is the main draw. Kite Beach has a skate park, kitesurfing and paddleboarding (Bayut). Umm Suqeim Beach, also called Sunset Beach, is near Umm Suqeim Park (Wikipedia), which Bayut says has a jogging track, play areas and a café. Dubai Offshore Sailing Club has a 150-berth marina in Umm Suqeim 1, and cafés and restaurants line Jumeirah Street.

Who it suits

Families who want a house near the sea and are happy to rent. Property Finder’s DLD data show 773 registered leases in Umm Suqeim 1 and 773 in Umm Suqeim 2 in the last year, and the most recent records in both are villa leases. Renters who want a newer apartment by the beach have Madinat Jumeirah Living, which had 716 of Umm Suqeim 3’s 1,151 leases.

Buying is different. Bayut lists Umm Suqeim among Dubai’s non-freehold areas, where only UAE and GCC nationals can buy, so foreign buyers are limited to Madinat Jumeirah Living. It made up 441 of the 467 recorded sales in the last year. Property Finder puts the average rental yield at 5.24% for the whole area and 4.94% for Umm Suqeim 3 (October 2026).

Getting around

There is no Metro station in Umm Suqeim. Bayut puts Garmin station on the Red Line about 9 minutes’ drive away, and from the middle of the area it is about 2.1 km in a straight line. Equiti station is also about 9 minutes’ drive from the beach. Buses 8, 81, 88 and N55 serve stops in the area (Bayut).

Jumeirah Street runs along the coast. Bayut puts Sheikh Zayed Road about 15 minutes’ drive, Dubai Internet City 16 minutes and Burj Khalifa 19 minutes away. Dubai International Airport is about 19 km in a straight line. Bayut warns of traffic at peak hours, because the area is both residential and a tourist hub.

Schools, healthcare and shopping

Kings’ School Dubai in Umm Suqeim 3 is a British primary school rated Outstanding by KHDA, with fees from AED 47,179 in FS1 to AED 71,801 in Year 6 (Khaleej Times, October 2025). Raffles International School in Umm Suqeim 3 (English National Curriculum, FS2 to Year 13) and Collegiate International School in Umm Suqeim 2 (IB, ages 3 to 18) are also in the area, and Bayut lists several nurseries, including British Orchard Nursery and Odyssey Nursery.

Bayut lists Umm Suqeim Health Center and Dubai London Clinic and Speciality Hospital on Jumeirah Street, and OpenStreetMap shows many private clinics across the area. For everyday shopping there are Aswaaq and Choithrams supermarkets and small malls such as J3 Mall, The Mall and Meyan Mall. Souk Madinat Jumeirah is at the southern edge, and Mall of the Emirates is about 4 km away in a straight line.

Things to check before you rent or buy

  • Check who can buy. Outside Madinat Jumeirah Living, Bayut lists Umm Suqeim as non-freehold, open only to UAE and GCC nationals (October 2026). Ask DLD to confirm that a property can be registered in your name before you pay a deposit.
  • Compare the three parts. New leases averaged AED 407,621 in Umm Suqeim 1, AED 320,502 in Umm Suqeim 2 and AED 177,179 in Umm Suqeim 3, where most leases are apartments (Property Finder, last year).
  • Read the price data carefully. Villa and land sales are rare: Umm Suqeim 1 and 2 recorded nine between them in the last year, and their price per sq ft is based on plot size, so it does not compare with apartment prices.
  • Compare buildings at Madinat Jumeirah Living. Recorded sales in October 2026 ranged from AED 2,616 to AED 3,533 per sq ft, depending on the building and unit (Property Finder). Ask for the latest service charge statement before you buy.
  • Check the condition and the owner. There is no master developer for the villa streets, so maintenance, rules and contract terms depend on the owner. Look closely at air conditioning, plumbing, roofs and any extensions.
  • Ask for the rent history. In the last year the average renewal was AED 244,243 against AED 247,979 for a new lease (Property Finder).

Checked October 2026. Numbers change as homes are resold and new leases are registered.

FAQs

Umm Suqeim questions

Can’t see yours? Ask us on WhatsApp.

Is Umm Suqeim a freehold area?

Mostly no. Bayut lists Umm Suqeim among Dubai’s non-freehold neighbourhoods, where only UAE and GCC nationals can buy (October 2026), and it is not among the areas named in Dubai’s 2006 freehold regulation. The exception is Madinat Jumeirah Living in Umm Suqeim 3, which Dubai Holding calls the first freehold residential development in Umm Suqeim; it said in December 2020 that overseas investors had bought 43.52% of the units. Foreigners can rent anywhere in the area. Before you buy, ask DLD to confirm that the specific property can be registered in your name.

How far is Umm Suqeim from the airport?

Dubai International Airport (DXB) is about 19.2 km away in a straight line. Al Maktoum International Airport (DWC) is about 30.2 km away. Drive times depend on where in Umm Suqeim you start and the time of day.

Is there a Metro station in Umm Suqeim?

No. The nearest stations are on the Red Line along Sheikh Zayed Road. Bayut puts Garmin station about 9 minutes’ drive away and Equiti station about 9 minutes from the beach. Buses 8, 81, 88 and N55 serve the area.

How much does it cost to rent in Umm Suqeim?

Property Finder’s DLD records show 2,697 registered leases in the last year, with new leases averaging AED 247,979 a year and renewals AED 244,243 (checked October 2026). New leases averaged AED 407,621 in Umm Suqeim 1, AED 320,502 in Umm Suqeim 2 and AED 177,179 in Umm Suqeim 3, where most leases are apartments. Rents vary with the home, plot and condition, so ask us for current rents on a specific home.

What rental yield can investors expect in Umm Suqeim?

Property Finder puts the average rental yield at 5.24% for Umm Suqeim and 4.94% for Umm Suqeim 3 (October 2026). That is before service charges, maintenance and any time without a tenant, so the net return will be lower. Most foreign investors can only buy at Madinat Jumeirah Living.

Have property prices gone up in Umm Suqeim?

Yes, on recorded sales. Property Finder’s DLD data show an average of AED 2,838 per sq ft over the last year, 10.2% higher than the period before, and an average sale price of about AED 4.9 million, up 9.5%. Sales rose 20.1% to 467. Almost all were Madinat Jumeirah Living apartments, so the figures say little about villa prices (checked October 2026).

Who does Umm Suqeim suit best?

Families who want a villa near the beach and plan to rent, and people who want a newer apartment by Burj Al Arab at Madinat Jumeirah Living. It is less suited to foreign buyers who want a villa, since most of the area is non-freehold, or to people who rely on the Metro.
