Living in Al Wasl
One of Dubai’s older central neighbourhoods, running parallel to Sheikh Zayed Road, with villa compounds, City Walk apartments and newer canal-side projects. Suits renters who want a central address and families renting large villas near Downtown.

History
Bayut calls Al Wasl one of Dubai’s oldest neighbourhoods, and its name is a historical name for Dubai itself. It is Dubai community 343 and covers about 4.76 sq km between Jumeirah, Al Safa, Al Satwa and Business Bay (Wikipedia). It runs parallel to Sheikh Zayed Road.
Much of it is still villas, low-rise apartments and gated compounds. The newer parts came with City Walk, Meraas’s shopping and residential district, and the Dubai Water Canal, inaugurated in November 2016. The canal passes through Safa Park, and RTA built a bridge to carry Al Wasl Road over it. Coca-Cola Arena, a 17,000-capacity venue at City Walk, opened in June 2019 (Wikipedia). Property Finder’s DLD transaction data file City Walk under Al Wasl, although Bayut’s City Walk guide places it in Jumeirah.
What it’s like to live here
There are two sides to Al Wasl. The quieter streets have older villas and gated compounds. Bayut lists Dar Wasl, with 166 four- and five-bedroom villas, a clubhouse, pool, and tennis and squash courts; The Galleria Villas, 38 four- and five-bedroom villas, each with a private pool; and the 18 Villas Compound of five-bedroom villas near the canal.
City Walk is the busier, newer side. Bayut counts 34 mid- and high-rise residential buildings there, with one- to four-bedroom apartments and three- and four-bedroom duplexes, built in two phases alongside its shops and restaurants. Newer apartment projects, including Safa Gate, Eden House The Park and Canal Front Residences, also appear in the sales records (Property Finder). Safa Park is at the area’s south-western edge, Al Wasl Park is nearby, and Bayut puts the beach at La Mer about 10 minutes’ drive away.
Who it suits
Renters who want a central address. Property Finder recorded 2,384 registered leases in Al Wasl in the last year, and 1,156 of them were in City Walk. Bayut puts Burj Khalifa about 8 minutes and Business Bay 10 to 15 minutes away by car. Families who want a large villa can rent in compounds such as Dar Wasl, which had 269 registered leases.
For investors it is mainly an apartment market. City Walk made up 740 of the 1,280 recorded sales in the last year, followed by Safa Gate with 270, and Property Finder puts the average rental yield at 5.49% (October 2026).
Getting around
There is no Metro station inside Al Wasl. Burj Khalifa/Dubai Mall and Business Bay stations are nearby, and Bayut puts both a 7 to 10 minute walk away. From the middle of the area, Burj Khalifa/Dubai Mall station is about 1.5 km in a straight line, so many homes are further. Bayut’s City Walk guide lists buses C14, 28, 81 and 7 at the Dubai Petroleum Corporation 1 stop on Al Safa Street.
Sheikh Zayed Road is about 6 minutes’ drive, with links to Al Khail Road and Al Ain Road. Bayut puts The Dubai Mall about 10 minutes and Dubai Marina about 20 minutes away. Dubai International Airport is about 12.6 km in a straight line.
Schools, healthcare and shopping
Horizon English School (British curriculum) and the Dubai Japanese School are in Al Wasl, and JSS Private School (Indian curriculum) is close by (Bayut). Bayut lists Jumeirah College, Jumeirah English Speaking School and Jumeira Baccalaureate School nearby, all rated Outstanding by KHDA. GEMS Wellington Primary School is about 5 minutes from City Walk, and Canadian University Dubai is on Al Safa Street.
Bayut names Emirates Hospital in Jumeirah as the closest hospital. Valiant Clinic is about 4 minutes’ drive from City Walk, and Medcare Orthopaedics and Spine Hospital in Al Safa is about 8 minutes away. Clinics and dental centres line Jumeira Street and Al Wasl Road.
For shopping there are City Walk, BoxPark and Galleria Mall on Al Wasl Road, Dar Wasl Mall, and Mazaya Centre on Sheikh Zayed Road. Bayut puts Waitrose and Carrefour about 5 minutes from the centre of the area, and Choithrams and Spinneys are also nearby.
Things to check before you rent or buy
- Check the title. Freehold depends on the project. Bayut describes City Walk as all freehold. For an older villa or a building outside a known freehold project, confirm with DLD that a foreign buyer can register it before you pay a deposit.
- Compare like with like. City Walk made up 740 of 1,280 recorded sales and 1,156 of 2,384 leases in the last year (Property Finder), so area averages mostly reflect City Walk apartments, not villas.
- Check off-plan details. Several recent sales, for example at Safa Gate, were off-plan (Property Finder, October 2026). Check the developer, handover date and payment plan, and that the sale is registered with DLD.
- Check the condition. Al Wasl is one of Dubai’s older neighbourhoods, so look closely at air conditioning, plumbing and roofs in older villas.
- Expect busy event nights. Coca-Cola Arena holds up to 17,000 people, so roads and parking around City Walk fill up when there is a show.
- Ask for the history. In the last year the average renewal was AED 192,290 against AED 226,686 for a new lease (Property Finder). Ask for the rent history on any home you rent, and the latest service charge statement on any home you buy.

About these numbers and where they come from (9 sources)
Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Al Wasl a freehold area?
Partly. Foreign buyers can buy in its freehold projects: Bayut describes City Walk’s homes as all freehold, and Property Finder’s DLD records show 1,280 sales in Al Wasl in the last year, mostly in City Walk, Safa Gate, Eden House The Park and Canal Front Residences. Older villas and compounds such as Dar Wasl appear in the rental records but not among the buildings listed with sales, so confirm with DLD that a foreign buyer can register a specific property before you commit.
How far is Al Wasl from the airport?
Dubai International Airport (DXB) is about 12.6 km away in a straight line. Al Maktoum International Airport (DWC) is about 35.8 km away. Drive times depend on where in Al Wasl you start and the time of day.
Is there a Metro station in Al Wasl?
No. Burj Khalifa/Dubai Mall and Business Bay stations are nearby, and Bayut puts both a 7 to 10 minute walk away. Burj Khalifa/Dubai Mall is the closest station to City Walk, and buses C14, 28, 81 and 7 stop on Al Safa Street by City Walk (Bayut).
How much does it cost to rent in Al Wasl?
Property Finder’s DLD records show an average of AED 226,686 a year for new leases and AED 192,290 for renewals across 2,384 registered leases in the last year (checked October 2026). Those averages mix City Walk apartments with large villas, so ask us for current rents on a specific home.
What rental yield can investors expect in Al Wasl?
Property Finder puts the average rental yield at 5.49% (October 2026). That is before service charges, maintenance and any time without a tenant, so the net return will be lower.
Have property prices gone up in Al Wasl?
Slightly, per square foot. Property Finder’s DLD data show an average recorded price of AED 3,191 per sq ft over the last year, 1.9% higher than the period before. The average sale price rose 14.6% to about AED 5.7 million and the number of sales rose 32.8% to 1,280, but those figures also depend on which homes sold, including off-plan units (checked October 2026).
Who does Al Wasl suit best?
People who want a central address a short drive from Downtown and Business Bay, either in a City Walk apartment or a villa in a gated compound. It is less suited to buyers who want a large, single-developer freehold community with one set of rules and amenities.
