Living in Mudon
Dubai Properties’ gated villa and townhouse community at Al Qudra Road and Emirates Road, built around a 41-acre central park. Suits families who want a house and garden and are happy to drive.

History
Mudon is a gated community by Dubai Properties in Dubailand, where Al Qudra Road (D63) meets Emirates Road (E611). The name means “cities” in Arabic. Property Finder says it was first planned as a much larger project of several cities, and the plan changed after the 2008 financial crisis.
Sales began in 2013, and a Gulf News feature dates the launch to October 2013. Dubai Properties handed over the first phase of 398 homes in 2015 and close to 400 more in 2016, when it also announced a 41-acre Central Park and a 64,000 sq ft community centre. By 2022 Gulf News counted about 2,500 villas, all occupied. Building continues in Mudon Al Ranim, the newest district: Property Finder lists Al Ranim Phase 8 as sold out, with completion expected in September 2026.
What it’s like to live here
Most homes are townhouses and villas. In Al Naseem and Al Salam, four-bedroom townhouses have about 3,808 sq ft of built-up space. Arabella has smaller three- and four-bedroom townhouses, and Rahat has four- and five-bedroom villas (Gulf News). Mudon Al Ranim adds three- and four-bedroom townhouses. Mudon Views is the only apartment complex, with five low-rise blocks of one- to three-bedroom flats. Bayut says each villa and townhouse has at least two parking spaces.
Life centres on Mudon Central Park, about 41 acres (1.8 million sq ft), with cycling and jogging paths, a large play area, basketball and tennis courts and a zip line. The community centre in Al Salam has a supermarket, cafés, a clinic and a nursery. Mudon is gated with 24-hour security. It is quiet and green, but Bayut notes that the community centre is the only shopping hub inside Mudon.
Who it suits
Families above all. Property Finder matches the area to families (83.8%) and retirees (39.3%). British renters are the largest group at 22.7%, followed by Egyptian (12.9%), Lebanese (9.8%) and Jordanian (9.1%). Three- and four-bedroom homes dominate the rental market: Property Finder recorded 827 rental contracts for three-bedroom homes and 445 for four-bedroom homes in the 12 months to October 2026.
For investors, Property Finder puts the average gross yield at 6.24%, and about 5.5% for three-bedroom homes (October 2026). That is before service charges and maintenance. Mudon suits people who will drive most places, and is less suited to anyone without a car.
Getting around
There is no Metro station. Bayut lists two RTA bus routes, F32 and J03, with stops at Mudon Al Salam Town Centre, Mudon 2nd Roundabout and Mudon Exit. Property Finder says the F32 links the community to Mall of the Emirates Metro Station, while Bayut gives Jumeirah Golf Estates as the nearest Metro station, about 15 minutes away on the F32. In practice most residents drive.
Sheikh Mohammed bin Zayed Road (E311) is about 7 minutes away by car. Bayut puts City Centre Me’aisem about 13 minutes away, Expo City Dubai about 23, JBR beach about 26, Al Maktoum International Airport about 28 and Downtown Dubai about 30.
Schools, healthcare and shopping
Blossom Nursery (British EYFS) is in the community centre. Jebel Ali School, a British-curriculum school in neighbouring DAMAC Hills, has a direct entrance from Mudon (Gulf News), and Bayut says it has held a Very Good KHDA rating for the last three years. Jumeirah English Speaking School in Arabian Ranches is about 5 minutes’ drive and South View School about 8 minutes (Bayut).
Bayut names Vitalite Health and Wellness Centre and a BinSina pharmacy at the community centre. For hospital care it points to Mediclinic Parkview on Umm Suqeim Road and Saudi German Hospital in Al Barsha. The community centre has a Geant Express supermarket, Carrefour at The Ranches Souk and Spinneys at DAMAC Mall are within about 5 minutes, and City Centre Me’aisem and First Avenue Mall in Motor City are a short drive.
Things to check before you rent or buy
- Know the sub-community. Homes range from smaller Arabella townhouses to larger Rahat villas, so check the plot, the built-up area and whether the home backs onto the park, a road or the boundary.
- Compare price per sq ft by size. Recorded sales averaged AED 1,720 per sq ft for three-bedroom homes and AED 1,439 for four-bedroom homes in the 12 months to October 2026 (Property Finder).
- Asking prices run above recorded sales. The median asking price on Property Finder is AED 4.13 million, while recorded sales averaged AED 3.8 million in the past 12 months.
- For newer Al Ranim homes, check the handover status, the snagging list and any payment still owed to Dubai Properties. Phase 8 was sold on a 10/50/40 plan, with 40% due on handover (Property Finder).
- Renters should note that renewals have averaged less than new lets: AED 181,730 against AED 199,558 in the 12 months to October 2026 (Property Finder).
- Ask for the latest service charge statement before you buy.
- Test the commute. Public transport is limited, so try the drive along Al Qudra Road and Emirates Road at rush hour.
