History
The Sustainable City was built by Diamond Developers off Al Qudra Road in Dubailand. Bayut dates the start of construction to 2013, and the community’s own website gives 2016 as the year homes were handed over. That website now says the Dubai community is owned by SEE Holding.
It covers about 5 million sq ft, or 113 acres on Bayut’s figures. Bayut describes a plan of 500 villas in five residential clusters, each next to an urban farm. It was designed around low energy and water use, with solar panels on homes and car park roofs and wastewater treated and reused for irrigation.
What it’s like to live here
The residential clusters are car-free. Cars stay in solar-roofed car parks at the edge of each cluster, with two spaces per villa according to Bayut, and people get around on foot, by bike or in shared electric buggies. Homes are mostly three- and four-bedroom villas with gardens. Bayut puts the largest three-bedroom at about 3,400 sq ft and the largest four-bedroom at about 5,600 sq ft, and also lists townhouses and apartments for rent.
A green spine runs through the middle, with 11 biodomes and community gardens, an equestrian centre with a horse track, a dog park, pools, a gym, football and basketball courts, and jogging and cycling tracks. The developer says residents save up to 60% on electricity bills, while Bayut says bills are about halved. The Sustainable City Plaza, about 15,000 sq m of low-rise blocks according to Bayut, has clinics, a supermarket, a pharmacy and cafés, and there is a community mosque.
Who it suits
Families and retirees above all. Property Finder matches the area to retirees (99%) and families (98%), but to young professionals at only 2%. It suits people who want to walk and cycle at home and are happy to drive to work, since Property Finder puts Downtown Dubai and Dubai Marina 20 to 30 minutes away.
For investors it is a small villa market. Property Finder recorded 37 sales in the past 12 months, 32.7% fewer than the year before, at an average of about AED 4.86 million, and puts the average rental yield at 5.52% (checked October 2026).
Getting around
There is no Metro station within walking distance. The community sits off Al Qudra Road (D63), with Emirates Road (E611) close by (Property Finder). A bus stop at the main entrance is served by routes F32 and J02, according to Bayut, which also says the area is not public-transport friendly. Most residents need a car.
Bayut gives drive times of about 6 minutes to Dubai Studio City, 10 minutes to Motor City and Dubai Miracle Garden, 20 to 25 minutes to Mall of the Emirates, 25 minutes to Al Maktoum International Airport and 35 minutes to Dubai International Airport.
Schools, healthcare and shopping
Fairgreen International School (IB, rated Good by KHDA, AED 54,000 to 92,000 a year) is the closest school, about 340 metres from the community on Property Finder’s map. Ranches Primary School, about 600 metres west, is rated Very good (UK curriculum, AED 50,000 to 62,000), and GEMS Metropole School Al Waha, about 500 metres north-east, is rated Good (UK curriculum, AED 40,000 to 53,000). A Jumeirah English Speaking School branch about 3 km away is rated Outstanding. These ratings and fees are KHDA 2026 data shown on Property Finder. Bayut also lists Dibber, a Norwegian-curriculum nursery.
The developer’s website lists clinics and an autism centre in the community, and there is a LIFE Pharmacy in the plaza. Bayut lists Aster clinics in Arabian Ranches 2 and puts the nearest hospitals and medical centres about 13 to 15 minutes’ drive away. For everyday shopping the plaza has a supermarket and cafés such as Sanderson’s and Spill the Beans. For a bigger shop, Bayut points to Carrefour Market in Arabian Ranches Souk, Choithrams and Geant Express in Layan and Geant Express in Mudon. Dubai Outlet Mall is about 19 minutes away (Bayut).
Things to check before you rent or buy
- Know the cluster and plot. Recorded sales on Property Finder between July and October 2026 ran from AED 3.82 million for a three-bedroom villa in Cluster 3 to AED 6.5 million for a four-bedroom villa in Cluster 5.
- Check the parking. Cars are kept in car parks at the edge of each cluster, so see where your spaces are and how far they are from the front door.
- Ask about fees in writing. The developer’s website advertises zero service charges, so confirm what community, utility or other charges apply before you sign.
- Ask for recent utility bills. Savings depend on the home and how it is used, so look at real bills rather than headline figures.
- Try the commute at rush hour. There is no Metro, and most trips use Al Qudra Road or Emirates Road.
- Expect a thin market. Property Finder recorded 37 sales in the past 12 months, 32.7% fewer than a year earlier, and showed 17 homes for sale when checked in October 2026, so comparable sales and buyers can be scarce.

About these numbers and where they come from (6 sources)

Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
