History

Arabian Ranches 2 is Emaar’s second villa community at Arabian Ranches, just south of the original and bordered by Al Qudra Road. MEED reported in November 2013 that Emaar had announced 253 Casa villas the previous November, put Palma on sale that September and was launching Rosa, 144 Spanish-style villas around a central park. Bayut and Property Finder date the community’s launch to 2013.

Today it has ten sub-communities. Casa, Lila, Palma, Rasha, Rosa, Yasmin, Samara and Azalea are villa enclaves, and Reem and Camelia are townhouse enclaves. Bayut counts 1,902 homes on about 1.5 million sq m; Property Finder says over 1,700.

What it’s like to live here

Most homes are three- to six-bedroom villas, standalone or attached. Reem and Camelia have three- and four-bedroom townhouses. Sub-communities range from 98 villas in Yasmin to 219 in Lila, and every house has parking for at least two cars (Bayut).

It is gated and quiet, with parks, shared pools and play areas. The Ranches Souk has more than 35 outlets over two floors, including a Carrefour Market, cafés and restaurants, and the Leisure Centre has a gym, tennis courts and a pool. Bayut notes that some streets are narrow and busy spots can get crowded for drivers.

Who it suits

Families above all, especially those with primary-age children: Ranches Primary School is inside the community. It suits people who want a larger villa with a garden, who will drive most places, and who like riding or golf, with Dubai Polo and Equestrian Club and Arabian Ranches Golf Club a short drive away.

For investors it is a family rental market with high entry prices. Property Finder puts the average gross yield at 4.81% (October 2026), and its sale listings run from AED 3.1 million to AED 27 million.

Getting around

There is no Metro. Bayut says RTA bus F32 runs from the main entrance on Al Qudra Road to Mall of the Emirates Metro station, taking about 30 minutes on average. In practice, most residents need a car.

Sheikh Zayed bin Hamdan Al Nahyan Street (D54) links the community to Sheikh Mohammed bin Zayed Road (E311), Al Qudra Road (D63) runs along its southern edge and Emirates Road (E611) is to the east. Bayut puts Global Village about 12 minutes away and Mall of the Emirates, Ibn Battuta and The Dubai Mall about 30 minutes. Dubai International Airport is about 26 km away in a straight line.

Schools, healthcare and shopping

Ranches Primary School (British curriculum, FS1 to Year 6) is inside the community, next to The Ranches Souk. Bayut lists it as rated Very Good by KHDA for 2023–24, with fees of AED 45,000 to 60,228 a year. Arabian Ranches 2 Nursery is also inside. Jumeirah English Speaking School has a campus in the original Arabian Ranches, about 2.4 km away.

Mediclinic Arabian Ranches, a multi-specialty clinic next to the shopping centre in the original Arabian Ranches, is the nearest large clinic. Bayut also lists Aster clinics nearby, a Bin Sina pharmacy in the Souk and Emirates Hospital in Motor City about 15 minutes away. Carrefour Market is the only supermarket inside the community; ZOOM and Choitrams are in neighbouring Layan, and City Centre Me’aisem is about 18 minutes’ drive (Bayut).

Things to check before you rent or buy

  • Compare recorded prices. Property Finder recorded sales from AED 2.95 million for a three-bedroom in Camelia 2 to AED 9.9 million for a four-bedroom in Rasha between August and October 2026.
  • Compare rents by sub-community. MyBayut’s averages (updated October 2026) run from AED 195,000 a year for a three-bedroom Camelia townhouse to AED 396,000 for a five-bedroom Lila villa.
  • Expect few homes on the market at any time. Property Finder recorded 93 sales in the past year, up 45% on the previous period, and 861 rental contracts.
  • Ask for the latest service charge statement before you buy.
  • Plan for a car. There is no Metro, and the only bus service listed by Bayut takes about 30 minutes to the nearest Metro station.
