History

DAMAC launched DAMAC Lagoons on 1 November 2021, on land in Dubailand it had bought earlier that year. The plan grouped villas and townhouses into clusters named after Mediterranean places, such as Santorini, Venice, Costa Brava, Malta, Portofino and Morocco, set around man-made lagoons and beaches. At launch DAMAC said construction would take three to four years.

That timetable has slipped. DAMAC handed over about 513 Lagoons homes in 2025 and is aiming for about 6,300 in 2026. In September 2026 it said infrastructure and landscaping were more than 80% complete. DAMAC says the master plan holds 8,883 villas and townhouses and 4,800 apartments.

What it’s like to live here

Parts of Lagoons now feel lived in, while others are still building sites. DLD registry data, as shown by one handover tracker, records Santorini (2) as complete in February 2026, and Costa Brava (1), Malta (2) and Santorini (3) handed over in April 2026. Expect construction traffic, dust and amenities that open in stages: DAMAC says the water features, about 177,000 sq m in all, are being brought into use in phases.

The market has cooled. Bayut’s index put asking prices at AED 1,624 per sq ft in July 2026, up 1.54% on a year earlier but down from AED 1,705 six months before. Asking rents per sq ft fell 14.69% in the year to September 2026, while thousands of homes are being handed over.

Who it suits

Families who want a three to five-bedroom townhouse or villa with a garden for less than in DAMAC Hills across the road: Bayut’s H1 2026 report puts Lagoons villas at AED 1,603 per sq ft, against AED 1,876 in DAMAC Hills. Investors who can wait for their cluster to finish and can accept a rental market that is softening as handovers peak.

Getting around

Lagoons is on Hessa Street, opposite DAMAC Hills, with links to Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Khail Road. Bayut puts Dubai International Airport about 35 minutes away by car and Al Maktoum International Airport 28 minutes. There is no Metro: Property Finder puts Jumeirah Golf Estates station 17 minutes’ drive away and the nearest bus stop, in DAMAC Hills, nine minutes. In January 2025 the RTA awarded an AED 1.5 billion contract to upgrade Al Fay Street, with five intersections, and named DAMAC Lagoons among the communities it will serve; no completion date was given.

Schools, healthcare and shopping

Property Finder lists Jebel Ali School in DAMAC Hills five minutes away, GEMS Metropole School in Motor City eight minutes, Fairgreen International School 11 minutes and Safa Community School 12 minutes; South View School and Royal Grammar School Guildford Dubai are also close. For healthcare there is Aster Medical Centre (nine minutes), a Saudi German Clinic in DAMAC Hills (10 minutes) and Mediclinic Parkview Hospital (12 minutes). Shops inside the community are still limited. The nearest malls are First Avenue Mall in Motor City (11 minutes) and City Centre Me’aisem (14 minutes).

Off-plan here now

DAMAC is still selling. Bayut’s Lagoons guide, checked in October 2026, shows apartments from AED 979,000, townhouses from AED 1.49 million to 2.95 million and villas from AED 1.57 million to 4.99 million. Handover dates listed there include:

  • Mykonos: Q2 2027.
  • Venice: Q3 2027 (one broker tracker gives Q2 2027).
  • Lagoon Views apartment buildings: Q2 to Q4 2027, depending on the building.
  • Valencia apartments: Q1 2028.
  • Cetara: Q1 2030.

What to watch: the gap between launch promises and delivery. A November 2021 launch with a three to four-year build pointed to handovers in 2024 and 2025; most are landing in 2026 and 2027. Sources disagree on cluster dates, so check the DLD-registered completion date for the exact unit. Selling before handover needs a developer NOC, which developers usually give only once 30% to 40% of the price has been paid.

Things to check before you rent or buy

  • The DLD-registered completion date and build progress for your cluster, not the brochure date.
  • Service charges. Broker estimates for Lagoons range from about AED 6 to 9 per sq ft a year; check the current figure on the DLD’s Mollak system.
  • Rents. Asking rents per sq ft fell almost 15% in the year to September 2026 (Bayut), so test any rental forecast against today’s listings.
  • Which amenities in your cluster are open, and which are still promised.
  • Post-handover payment plans. On DAMAC plans the title deed is held back until the final payment, which limits resale and refinancing.
  • Competition at resale. Many DAMAC townhouse layouts are repeated across Lagoons, DAMAC Hills 2 and newer DAMAC communities.
