Living in DAMAC Hills 2
A large, affordable villa and townhouse community off Al Qudra Road, with themed areas, a wave pool, an equestrian park and a floating cinema.

History
DAMAC launched the community in 2014 as Akoya Oxygen, a 55 million sq ft master development off the Umm Suqeim Road extension. The first residents moved into the Claret cluster in 2019.
It was later renamed DAMAC Hills 2. It now has more than 14,000 villas and townhouses and more than 2,100 apartments, and by 2024 more than 30,000 people lived here. New phases are still being handed over.
What it’s like to live here
Suburban and spread out, with themed areas such as Sports Town, Motor Town and Malibu Beach. There is plenty to do on site, from the wave pool and equestrian park to a floating cinema, and homes are larger for the money than in most of Dubai.

Families and first-time buyers who want a villa or townhouse on a budget, and investors looking for low entry prices.
Getting around
The community sits off Al Qudra Road, between the Jebel Ali to Lehbab Road and the Dubai to Al Ain Road. There is no Metro. Al Maktoum International Airport is about 30 minutes away, the Trump International Golf Club 15 and Dubai Silicon Oasis 35.
Schools, healthcare and shopping
Cherry Tree Nursery is on site. Schools within a drive include GEMS Metropole School, South View School, The Aquila School and GEMS FirstPoint School.
Saudi German Clinic is in the community, with Mediclinic Parkview Hospital and Aster Clinic further afield. There is a Carrefour Market on site, The Ranches Souk nearby and Dubai Outlet Mall about 20 minutes away.
