Living in Discovery Gardens
Nakheel’s large low-rise apartment community by Ibn Battuta Mall, with its own Metro station. Suits renters on a budget and investors who want high rental yields.

History
Nakheel developed Discovery Gardens from 2008 on land in the Jebel Ali district, between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road. It covers about 26 million sq ft, with nearly 300 low-rise buildings and more than 26,000 apartments in six themed clusters: Zen, Mediterranean, Contemporary, Mesoamerican, Mogul and Cactus.
The biggest change since then came with the Metro. Discovery Gardens station opened on 1 January 2021 as part of the Red Line’s Route 2020 extension to Expo City.
What it’s like to live here
The blocks are low-rise and set among lawns and trees, which is why Wikipedia records its nickname as “the greenest area of New Dubai”. Homes are studios, one- and two-bedroom flats of roughly 450 to 1,100 sq ft, with fitted kitchens and balconies. Many buildings share pools, gyms and play areas.
Everyday shopping is easy. The Discovery Gardens Pavilion has a Carrefour Market, most clusters have small grocers, and Ibn Battuta Mall is about five minutes’ drive. The downsides Bayut lists are peak-hour traffic and limited visitor parking.
Who it suits
Property Finder matches the area mainly to students (86%), working professionals (81%) and young professionals (63%), with families at 21%. Half of renters are from India, followed by the Philippines, Pakistan and Egypt. It suits people who commute by Metro to Dubai Marina, JLT, Media City or Expo City, and families on a budget who want schools close by.
For investors it is one of Dubai’s strongest areas for rental income. Bayut’s H1 2026 report puts Discovery Gardens top of the affordable apartment segment, with a gross yield of 9.06%.
Getting around
Discovery Gardens and The Gardens stations are on the Route 2020 branch of the Red Line, with Al Furjan station just beyond. Since August 2024 trains have run directly to Dubai Marina, Downtown and the city centre; Red Line trains alternate between the Expo City and Life Pharmacy branches, so check the screen before boarding. RTA buses stop throughout the community.
By car, Property Finder puts Dubai Marina Mall about 9 minutes away, JBR beach about 15, Downtown Dubai and Al Maktoum International Airport about 30, and Dubai International Airport about 35. Sheikh Zayed Road (E11) and the E311 are both minutes away.
Schools, healthcare and shopping
Within about 2 km, on KHDA 2026 data via Property Finder, are Arcadia Global School (British, rated Good, AED 40,000 to 65,000 a year), Dubai British School Jumeirah Park (Outstanding, AED 46,000 to 112,000) and The Arbor School (Good, AED 59,000 to 97,000). Delhi Private School in The Gardens (CBSE, Very good, AED 11,000 to 16,000) is about 10 minutes’ drive. Nurseries include Chubby Cheeks and Jebel Ali Village Nursery.
Aster has a medical centre in the Zen cluster, and Medcare and MediCentres clinics are nearby. Ibn Battuta Mall has a hypermarket, cinema and restaurants.
Things to check before you rent or buy
- Choose the cluster with care. Bayut’s asking prices range from AED 940 per sq ft in Contemporary and AED 970 in Mediterranean to AED 1,072 in Mogul (July 2026). Newer buildings that Bayut counts in the area, such as Samana California and Serene Gardens, ask AED 1,374 to 1,556, which pushes the area average up to AED 1,219.
- Rents have dipped. Bayut shows asking rents down 2.3% over 12 months to July 2026, and two-bedroom rents down 7.2%.
- Ask whether cooling is included in the service charge or billed separately for that building. Broker surveys put Discovery Gardens service charges at about AED 8 to 11 per sq ft a year in 2026, with cooling included.
- Most blocks date from 2008 onwards, so check the condition of the flat, the lifts and the shared pool.
- Walk the route to the Metro. Some clusters are close to a station and others are a long walk in summer.
- Check parking: there is underground and public parking, but visitor spaces are limited.
