History
Al Mamzar is a coastal locality in the north-east of Deira, on Dubai’s border with Sharjah. It is Dubai community 134 and covers 3.35 sq km, with the Gulf to the north, Al Waheda to the west, Hor Al Anz to the south and Sharjah to the east. Wikipedia gives a population of 2,260 in 2000.
Dubai Municipality opened Al Mamzar Beach Park in 1994 (Property Finder), and Bayut’s school guide dates Al Ittihad Private School in Al Mamzar to 1978. Salik’s Al Mamzar North and South toll gates opened on Al Ittihad Road in April 2013 (Wikipedia). Apartment blocks have gone up towards Al Ittihad Road, among them the twin 22-storey Abraj Al Mamzar towers and The Square, a nine-tower development by Omniyat (Property Finder).
What it’s like to live here
Property Finder describes a mix of villas on quiet, palm-lined streets and low- and mid-rise apartment buildings, with commercial plots and offices in parts of the district. The villas sit on large plots: most of the land sold in the past year was 10,000 to 18,000 sq ft. Villas to rent are rare. In October 2026 Property Finder had one villa listed for rent against 88 flats.
Flats are studios to three-bedrooms. Property Finder recorded the most rental contracts in the past 12 months at Abraj Al Mamzar (345), the Mövenpick Hotel Apartments (314) and Soul Avenue (289), and notes that many apartments are chiller-free. Life centres on the beach park: 106 hectares with five beaches, three swimming pools, chalets and barbecue areas (Property Finder, September 2026). Restaurants are mostly casual cafés and neighbourhood places on the main roads.
Who it suits
Renters who want the beach close by and a short drive to Deira or Sharjah. Property Finder matches the area most closely to working professionals (73%), young professionals (39%) and students (39%), and only 11% to families. Indian renters are the largest group at 37%, followed by Filipino (12%), Emirati (11%) and Pakistani (8%) renters.
Buying is a different story. Al Mamzar is not freehold, so its villas and plots are for UAE and GCC nationals (dubizzle). Property Finder recorded 13 sales in the 12 months to October 2026: 12 land plots and one six-bedroom villa, which sold for AED 16.2 million in February 2026.
Getting around
There is no Metro station in Al Mamzar. Property Finder puts Abu Hail and Al Qiyadah stations on the Green Line about 5 and 8 minutes’ drive away; both are 2.5 to 3 km from the middle of the area in a straight line. RTA bus C28 stops along Al Mamzar Beach Street up to the beach park (OpenStreetMap), and Property Finder’s park guide also lists routes C10 and C12. Property Finder counts the lack of a station among the area’s drawbacks.
Al Ittihad Road (E11) runs through the eastern side towards Deira and Sharjah, and Al Khaleej Road ends at the beach park. Salik’s two Al Mamzar gates sit on Al Ittihad Road either side of Al Mamzar Bridge, and drivers who pass both in the same direction within an hour pay once (Wikipedia). Property Finder notes that the road gets busy on weekday mornings towards Deira. Dubai International Airport is about 5 km away in a straight line and Burj Khalifa about 14 km.
Schools, healthcare and shopping
Al Ittihad Private School in Al Mamzar teaches an American curriculum from Pre-KG to Grade 12. Bayut lists it as rated Good by KHDA, with fees of AED 21,166 to AED 46,030 a year. Property Finder counts 38 schools within 5 km on KHDA 2026 data, among them The Millennium School (Indian, Very Good, about AED 18,000 to 27,000 a year), Sabari Indian School (Indian, Good) and Dubai Scholars Private School and Al Salam Private School (both British, Good).
NMC Specialty Hospital in Al Nahda is about 1.5 km from the middle of the area (OpenStreetMap), and Property Finder notes supermarkets, pharmacies and small clinics within walking distance of most buildings. Century Mall on Al Wuheida Street and a Union Coop branch cover daily shopping, and Property Finder also lists Al Mamzar Centre. City Centre Deira, about 6 km away, is the nearest large mall, and Sahara Centre is just over the border in Sharjah.
Things to check before you rent or buy
- Check you can buy. Al Mamzar is not on Dubai’s lists of freehold areas, and dubizzle lists it as reserved for UAE and GCC nationals. Some listings call villas and plots freehold, so confirm the title deed and tenure with the Dubai Land Department before paying a deposit.
- Make sure it is the Dubai side. Al Mamzar runs across the border, and Al Mamzar in Sharjah is a separate market with different rents. Check the emirate on the listing and on the tenancy contract.
- Budget for Salik if you drive Al Ittihad Road. Since 31 January 2025 Salik charges have varied by time of day, from free at night to AED 6 at peak times (Wikipedia).
- Compare asking and registered rents. Property Finder’s median asking rent for a two-bedroom flat is about AED 75,000 a year, while DLD-registered new contracts across all sizes averaged AED 64,826 over the past 12 months.
- Ask about chiller and parking charges. Property Finder says many flats here are chiller-free, but get it written into the contract.
- Expect a thin sales market. Property Finder recorded 13 sales in 12 months, almost all plots. The average of AED 32.9 million is pulled up by one AED 300 million plot sold in May 2026.

Is Al Mamzar a freehold area? Can foreigners buy there?
No. dubizzle lists Al Mamzar among Dubai’s non-freehold areas, which are reserved for UAE and GCC nationals. It is not one of the areas in Regulation No. 3 of 2006 or on Bayut’s list of freehold areas (updated October 2026), and Property Finder notes that ownership is mainly restricted to UAE nationals. Some sale listings describe villas and plots as freehold, so check the title deed and tenure with the Dubai Land Department before you pay anything.

Dubai International Airport (DXB) is about 5 km from the middle of Al Mamzar in a straight line. Al Maktoum International Airport (DWC) is about 50 km away.
Is there a Metro station in Al Mamzar?
No. Abu Hail and Al Qiyadah stations on the Green Line are about 5 and 8 minutes’ drive away (Property Finder). RTA bus C28 stops along Al Mamzar Beach Street up to the beach park (OpenStreetMap), and Property Finder’s park guide also lists routes C10 and C12.

It is a 106-hectare public park with five beaches, three swimming pools, chalets to rent and barbecue areas, opened by Dubai Municipality in 1994. Entry is AED 5 a person, and Mondays and Wednesdays are ladies’ days, when only women and children may enter (Property Finder guide, September 2026). Check current times and fees with Dubai Municipality before you go.

Recorded prices rose, but on very few sales. Property Finder shows an average of AED 951 per sq ft over the past 12 months, up 24.2% on the year before, from 13 sales, 44.4% more than the previous year (October 2026). Twelve of the 13 were land plots, so treat that change with care. Rents are a steadier guide: average new contracts rose 5.9% and renewals 2.6% on the previous year (Property Finder, DLD data).
Who does Al Mamzar suit best?
Renters who want a beach park nearby, a slower pace than central Deira and a short drive to Deira, the airport or Sharjah. It also suits UAE and GCC nationals looking for a villa or a plot. It is less suited to overseas buyers, who cannot buy here, or to people who want a Metro station within walking distance.
