History
Al Nahda sits on Dubai’s northern border with Sharjah, with Al Qusais to the south and east and Al Mamzar to the west. Dubai’s side is made up of two communities, Al Nahda 1 and Al Nahda 2. The streets that carry on north into Sharjah share the name but are a separate area under Sharjah’s jurisdiction.
The land was once part of the Al Qusais Industrial Area (dubizzle), and building on Dubai’s side began in 2000 (Property Finder). Al Nahda Pond Park, one of five parks in Dubai Municipality’s pond parks project, was due to open to the public in December 2009 (Khaleej Times). Gulf News put its cost at AED 22 million and called it the first leisure facility in Al Nahda. Dubai Statistics Center figures for 2022 put the population at about 32,800 in Al Nahda 1 and 64,500 in Al Nahda 2.
What it’s like to live here
It is a dense, busy apartment district. Most homes are studios and one- to three-bedroom flats in mid-rise blocks, many of 12 to 14 storeys, mixed with offices, shops and hotel apartments. Al Nahda 1, on the western side along Al Ittihad Road, has Al Mulla Plaza, Rashid Stadium and the Shabab Al Ahli club. Al Nahda 2 has schools, university campuses including the Higher Colleges of Technology, hotels and Al Nahda Pond Park.
The pond park is free to enter and has jogging tracks, sports courts and a children’s play area (Bayut). Some buildings, such as Blue 1 in Al Nahda 2, have a pool, gym and play area. Restaurants are mostly Indian and Pakistani, and supermarkets are easy to find. Property Finder residents rate amenities 3.2 and parking 2.8 out of 5.
Who it suits
Renters on a budget, above all working people. Property Finder matches the area most closely to working professionals (83%), and Indian renters are by far the largest group at 56%, followed by Pakistani (9%), Filipino (8%) and Egyptian (5%) renters. It suits people who work in Deira, near the airport or in Sharjah, and families who want lower-fee schools nearby.
It is not an area for foreign buyers. Al Nahda is leasehold, and almost every home is rented: Property Finder recorded 27,710 rental contracts in the past 12 months but only one sale, a land plot in Al Nahda 2.
Getting around
Two Green Line Metro stations, Al Nahda and Stadium, are on Al Nahda Street along the southern edge of the area. Bayut lists RTA bus routes 18, 19, 22 and F23, and Al Ittihad Road (E11) runs along the western side towards Deira and Sharjah. Bayut warns that rush-hour traffic is heavy because of the Sharjah border, and that commutes to Business Bay, DIFC, Media City and Internet City take longer.
Property Finder puts Dubai International Airport about 11 minutes’ drive from Al Nahda 1 and Burj Khalifa about 19 minutes. Bayut gives City Centre Sharjah about 9 minutes and Expo Centre Sharjah about 10 minutes.
Schools, healthcare and shopping
The Sheffield Private School and Pristine Private School in Al Nahda 2 both teach the UK curriculum and are rated Good by KHDA, with fees of AED 24,000 to 45,000 and AED 12,000 to 29,000 a year on Property Finder. Dubai Carmel School, also in Al Nahda 2, is rated Acceptable (AED 9,000 to 15,000). Property Finder counts 43 schools within 5 km, with average fees of AED 21,073 a year (KHDA 2026 data). Nurseries include Chubby Cheeks and Singing Birds in Al Nahda 1 and Pristine Rainbow in Al Nahda 2.
NMC Specialty Hospital is in Al Nahda 2, and there are NMC and Aster clinics in the area. Zulekha Hospital Dubai is about six minutes’ drive (Property Finder). Al Mulla Plaza on Al Ittihad Road is the local mall. Sahara Centre, just over the border in Sharjah, has a Spinneys, Novo Cinemas and the Adventureland indoor theme park, and Madina Mall in Muhaisnah is about 12 minutes away (Bayut). Supermarkets include Carrefour, West Zone and Nesto.
Things to check before you rent or buy
- Check the emirate. Al Nahda in Sharjah is next door and listings sometimes mix the two, so confirm the building is in Al Nahda 1 or 2, Dubai.
- Foreign buyers cannot buy here. Al Nahda is not among the freehold areas in Regulation No. 3 of 2006 or in Bayut’s list of freehold areas (updated October 2026). Under Law No. 7 of 2006, ownership outside those areas is for UAE and GCC nationals and companies they own.
- Compare buildings. Bayut’s asking rents for a one-bedroom run from AED 53,000 in Al Salem Tower (Al Nahda 2) to AED 58,000 in Al Nawras Building and Sama Residence (Al Nahda 1) (October 2026). DLD data on Property Finder show new leases averaging AED 64,602 in Al Nahda 1 and AED 57,911 in Al Nahda 2 over the past 12 months.
- Ask about chiller charges. Bayut lists some buildings, such as Nawras Building, as chiller-free, so check whether air conditioning is billed separately.
- Ask about parking. Property Finder residents rate it 2.8 out of 5, so check whether a space comes with the flat.
- Try the commute at rush hour before you sign, especially if you work in southern Dubai.
- Expect to pay more as a new tenant. New one-bedroom leases averaged AED 51,754 in the past 12 months, against AED 44,850 for renewals (Property Finder, DLD data).

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

No. Al Nahda is not a freehold area. It is not among the areas named in Dubai’s Regulation No. 3 of 2006 or in Bayut’s list of freehold areas (updated October 2026), and dubizzle describes it as a leasehold community. Under Law No. 7 of 2006, ownership outside designated areas is limited to UAE and GCC nationals and companies they own (Khaleej Times). Property Finder recorded just one sale here in the past 12 months, a land plot, so in practice Al Nahda is a place to rent. Check any specific plot with the Dubai Land Department.

Asking rents are higher: Property Finder’s median asking rent is AED 55,000 for a one-bedroom and AED 71,000 for a two-bedroom. Even so, Al Nahda had the lowest average advertised one-bedroom rent of the 15 areas in Gulf Business’s August 2026 rent guide, based on Property Finder’s June 2026 data. Ask us for current rents on a specific building.
Is Al Nahda in Dubai the same as Al Nahda in Sharjah?
