History
Bur Dubai is the old town on the western bank of Dubai Creek. Property Finder notes that the name means roughly “Mainland Dubai”, as opposed to Deira across the water. Al Fahidi Fort, built in 1787, is the city’s oldest surviving building. It served as a fort, a ruler’s residence, an arsenal and a prison, and in 1971 it became Dubai’s first museum (Gulf News, Dubai Media Office). It has been under restoration, and in February 2026 Dubai Media Office said it would reopen as a museum in the first half of 2026.
Next to it, Al Fahidi Historical Neighbourhood, also known as Al Bastakiya, dates back to the 19th century. Its renovated buildings now hold museums and cafés. Al Mankhool and Al Raffa, to the south, are older, denser districts of low-rise flats, shops and offices (Property Finder). Bur Dubai has had a Hindu temple since the 1960s, one reason many Indian families settled here (Property Finder). BurJuman, on the edge of Al Mankhool, opened in 1991, added a South Wing in 2007 and reopened its renovated North Wing in 2014.
What it’s like to live here
Most homes are flats, from studios to four-bedroom apartments, in older low- and mid-rise buildings. Al Mankhool also has some three- to five-bedroom villas near Al Mankhool Park, some with private pools (Bayut). Shops, offices, clinics and hotels sit between the residential blocks.
It is busy, central and mixed. Property Finder notes that parks and play areas are limited and the streets can feel crowded, especially in the evenings. Bayut describes Al Mankhool as quieter than its neighbours, though traffic can be a problem. Around Al Fahidi you have Meena Bazaar, the Textile Souk, the Al Seef waterfront and the abra stations on the Creek.
Who it suits
Working people who want to live by the Metro. Property Finder matches Al Mankhool to working professionals (83%), young professionals (72%) and families (45%), and Al Souk Al Kabeer, around Al Fahidi, to young professionals (96%) and students (96%). In Property Finder’s Bur Dubai data, Indian renters are the largest group at 77%, followed by Filipino (4.8%) and Pakistani (4.6%) renters.
It suits renters on a budget who want to be central without a car. It is less suited to families who want a garden or green space. It is not open to foreign buyers: Al Mankhool, Al Raffa and Al Souk Al Kabeer are non-freehold, so only UAE and GCC nationals can buy there (Bayut, October 2026).
Getting around
Property Finder notes that Bur Dubai is one of the few communities served by both Metro lines. Al Ghubaiba, Sharaf DG (renamed from Al Fahidi in 2020) and BurJuman are on the Green Line, and BurJuman is also an interchange with the Red Line (RTA). Bayut puts BurJuman to Burj Khalifa/Dubai Mall at about 12 minutes on the Red Line. The Metro runs from 5am to midnight Monday to Thursday and on Saturday, until 1am on Friday, and from 8am to midnight on Sunday (RTA).
Traditional abras cross the Creek to Deira for AED 1 a trip (Gulf News, 2023), and bus C14 stops along Kuwait Road in Al Mankhool. Bayut puts Dubai World Trade Centre a 9-minute drive away, Downtown Dubai 11 minutes and Dubai International Airport 12 minutes.
Schools, healthcare and shopping
Ambassador School in Al Mankhool teaches the Indian CISCE curriculum from Grade 1 to Grade 12. It was rated Very Good by KHDA in 2023–24, and Bayut lists fees of AED 22,848 to 45,750 a year. New Academy School in Al Raffa follows an American curriculum from KG1 to Grade 12 and is rated Good (Bayut). The Indian High School in Oud Metha and St Mary’s Catholic High School are also in Bayut’s Bur Dubai guide.
Aster Hospital on Kuwait Road is a 100-bed multi-speciality hospital (Gulf News). International Modern Hospital, also in Al Mankhool, has 116 beds, and in September 2026 Aster agreed to invest in it, subject to approvals (Gulf News). Dubai Healthcare City nearby has more specialist centres (Bayut). BurJuman has a Carrefour and a 14-screen cinema, Al Khaleej Centre in Al Raffa is known for electronics, and Meena Bazaar and the Textile Souk are the traditional shopping streets.
Things to check before you rent or buy
- Check who can buy. Only UAE and GCC nationals can buy in Al Mankhool, Al Raffa and Al Souk Al Kabeer. Confirm a building’s status with the Dubai Land Department before you pay anything.
- Compare neighbourhoods. Average two-bedroom rents are about AED 104,000 in Al Mankhool, AED 80,000 in Al Raffa and AED 74,000 in Al Souk Al Kabeer (Property Finder, checked October 2026).
- Check the condition. Many buildings are older, so look closely at air conditioning, lifts, plumbing and damp.
- Ask whether a parking space comes with the flat, and visit in the evening to judge noise and crowds.
- Use the market data. In Al Mankhool, the average renewal (AED 87,718) was almost the same as the average new rent (AED 88,539) in the 12 months to October 2026 (Property Finder).
- Read sales figures with care. Property Finder’s 417 recorded sales for Bur Dubai cover a wider area that also takes in Al Karama, Oud Metha, Umm Hurair and Al Mina, and the latest listed were off-plan flats at Portside Square and Al Mina.
Facts and figures from Property Finder Community Insights and sales and rental transactions, Bayut’s area guides, school profiles and non-freehold guide, the Dubai Legal Portal, RTA and Dubai Media Office, with history from Gulf News and Wikipedia and map data from OpenStreetMap. Checked October 2026. Numbers change as buildings are renovated and leases renew.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

Is Bur Dubai a freehold area?
Not in its core. Al Mankhool, Al Raffa and Al Souk Al Kabeer (around Al Fahidi) are non-freehold, so only UAE and GCC nationals can buy there (Bayut, updated October 2026), and none of them is on the list of areas open to foreign owners in Dubai’s Regulation No. 3 of 2006. Foreign residents can still rent there. Wider Bur Dubai does have freehold plots in Al Jaddaf and Umm Hurair 2, which are on that list.
How far is Bur Dubai from the airport?
Dubai International Airport (DXB) is about 7 km away in a straight line, and Bayut puts it about 12 minutes away. Al Maktoum International Airport (DWC) is about 44 km away.
Is there a Metro station in Bur Dubai?
Yes, three. Al Ghubaiba, Sharaf DG (called Al Fahidi until 2020) and BurJuman are on the Green Line, and BurJuman is also an interchange with the Red Line (RTA). Bayut puts BurJuman to Burj Khalifa/Dubai Mall at about 12 minutes on the Red Line.
How much does it cost to rent in Bur Dubai?
In Al Mankhool, average rents are about AED 52,000 a year for a studio, AED 69,000 for a one-bedroom, AED 104,000 for a two-bedroom and AED 140,000 for a three-bedroom flat. Al Raffa is cheaper, at about AED 63,000 for a one-bedroom and AED 80,000 for a two-bedroom, and Al Souk Al Kabeer cheaper again, at about AED 56,000 and AED 74,000 (Property Finder, checked October 2026). Rents vary with the building and its condition, so ask us for current rents on a specific flat.
Have rents gone up in Bur Dubai?
Slightly, going by recorded contracts. In Property Finder’s recorded contracts for the 12 months to October 2026, the average new rent in Al Mankhool was flat at AED 88,539 and renewals rose 1.2%. Al Raffa saw new rents up 1.3% and renewals up 3%, and Al Souk Al Kabeer saw new rents up 2.2% and renewals up 5.4%.
Can foreign investors buy in Bur Dubai, and what yield can they expect?
Only in the freehold plots of wider Bur Dubai, not in Al Mankhool, Al Raffa or Al Souk Al Kabeer. Property Finder puts the average gross yield across its wider Bur Dubai area at 5.35% (October 2026). That is before service charges, maintenance and any time without a tenant, so the net return will be lower.
Who does Bur Dubai suit best?
Renters who want to live by the Metro, close to the old city, at rents Property Finder and Bayut both describe as affordable. Property Finder matches Al Mankhool most closely to working professionals (83%) and young professionals (72%). It is less suited to families who want a garden or much green space, or to foreign buyers.
