History

Al Satwa is one of Dubai’s older neighbourhoods, a low-rise district of about 2.87 sq km between Sheikh Zayed Road and Jumeirah (Dubai community 334). Its early residents were mostly Baloch families, and Khaleej Times describes it as once dominated by the Bloushi tribe and Iranians. Today it has large Indian, Pakistani, Bangladeshi and Filipino communities. The Dubai Statistics Center counted 40,958 residents in 2017.

In 2008 the Land Department served eviction notices on thousands of residents of decades-old villas, to clear land between Sheikh Zayed Road and Al Satwa Road for a project expected to be called Jumeirah Garden City (Gulf News, March 2008). Meraas launched a Dh350 billion Jumeirah Gardens City plan at Cityscape that year, then put it under review as the market fell (The National). Many villas had already been demolished (Gulf News, 2018). In February 2025 Gulf News reported that Satwa plots had been reclassified from long-term leasehold to freehold, so developers can sell flats with individual title deeds. Private developers are now putting up mid-rise blocks on plots in the Meraas master plan.

What it’s like to live here

There are two quite different parts. Older Satwa, to the west, has low-rise blocks from the 1980s and 1990s, busy shop-lined streets and a few older villas. 2nd December Street (formerly Al Diyafah Street) and Al Satwa Road are lined with cafés, tailors, garment shops, supermarkets and phone shops, and 16 artists painted murals there in 2016 for the Dubai Street Museum (Khaleej Times).

Jumeirah Garden City, to the east along Sheikh Zayed Road, is still a building site in parts. Many of its new mid-rise blocks have rooftop pools and gyms and are chiller-free (Property Finder). It already dominates the market: of the 1,485 sales Property Finder recorded in Al Satwa in the past 12 months, 1,385 were in Jumeirah Garden City, and it accounted for 3,178 of 6,592 rental contracts. Homes across the district are almost all apartments, from studios to three-bedroom flats. Street parking is paid and managed by RTA, and one resident told Khaleej Times it was the area’s main drawback.

Who it suits

People who work nearby and want a central address at a lower rent than Downtown or DIFC. Property Finder matches Al Satwa most closely to working professionals (68%) and young professionals (55%), and less to families (36%). Indian renters are the largest group at 25.8%, followed by Filipino (12.8%), Pakistani (7.4%) and Emirati (7.0%) renters.

For investors, Jumeirah Garden City offers new and off-plan flats with lower entry prices than Downtown and Business Bay (Property Finder). Property Finder puts the gross yield at about 6.3% (October 2026). Many buildings are still off-plan, so check what is due to complete nearby before you buy.

Getting around

There is no Metro station inside Al Satwa. Financial Centre and Emirates Towers stations on the Red Line are just across Sheikh Zayed Road; Financial Centre is about 1.1 km from the middle of the district in a straight line. Al Satwa Bus Station is a hub. Bayut lists routes including 7, 32C, 55, 93 and X13, feeder F27 from Max Metro Station and route X02 to Union Metro Station.

Sheikh Zayed Road and Al Wasl Road run along the edges, with 2nd December Street and Al Satwa Road through the middle. Bayut puts Burj Khalifa about 9 minutes’ drive away and Dubai International Airport about 14 minutes via Sheikh Zayed Road. City Walk is next door, and La Mer beach is under 2 km away in a straight line.

Schools, healthcare and shopping

Citizens School, a British-curriculum school that opened in 2022, is in Al Satwa and was rated Good by KHDA in its first full inspection (Gulf News, November 2025). Al Wasl School and Al Shaab School are government schools that follow the Ministry of Education curriculum. Jumeira Baccalaureate School (IB, run by Taaleem) is in neighbouring Jumeirah 1, and most other private schools are a short drive away (Property Finder).

The Iranian Hospital on Al Wasl Road is on the edge of the district. Clinics include Aster Clinic on Al Satwa Road and Al Noor Polyclinic (Bayut). Everyday shopping is on the street: supermarkets such as West Zone, Al Maya and Yamama, tailors and fabric shops, and the plant sellers of Al Hudaiba Road, known as Plant Street. City Walk is next door and Dubai Mall is a short drive away.

Things to check before you rent or buy

  • Confirm freehold status. Jumeirah Garden City is sold freehold, but Bayut lists older Satwa among the areas where only UAE and GCC nationals can buy (October 2026). Check the title of the exact building or plot with the Dubai Land Department.
  • Check off-plan details. Many recent sales are off-plan flats from smaller developers, so check the developer, the escrow account and the completion date before you pay.
  • Read the price index with care. Bayut’s index for all of Al Satwa rose from AED 1,349 to AED 2,025 per sq ft between September 2024 and September 2026, but its Jumeirah Garden City index moved only from AED 2,015 to AED 2,185. Much of the wider jump reflects newer flats in the mix rather than like-for-like growth.
  • Compare buildings. Bayut’s Jumeirah Garden City asking prices include AED 1,936 per sq ft at Rose Gardens 1 and AED 2,644 at Elmora (September 2026).
  • Ask how cooling is billed. Property Finder says many Jumeirah Garden City buildings are chiller-free, which keeps bills down; check this for any older block.
  • Expect noise and traffic. Construction continues across Jumeirah Garden City, and Al Satwa Road is busy during the day.
  • Renewals usually cost less than new lets. Property Finder’s averages over the past year are AED 86,490 for renewals and AED 96,664 for new contracts.

Facts and figures from Bayut’s price and rent indices, area guides and freehold list, Property Finder Community Insights and DLD transaction data, a KHDA rating reported by Gulf News, population data from the Dubai Statistics Center via Wikipedia, and history from Gulf News, The National and Khaleej Times. Checked October 2026. Numbers change quickly while Jumeirah Garden City is being built.

FAQs

Al Satwa questions

Can’t see yours? Ask us on WhatsApp.

Is Al Satwa a freehold area?

Partly. Jumeirah Garden City, the Meraas master plan inside Al Satwa, is sold freehold, so foreign buyers can own apartments and plots there (Property Finder; Bayut area guide). Older Al Satwa is not a freehold area: Bayut lists Satwa among the areas where only UAE and GCC nationals can buy (October 2026). Check the title of any specific building or plot with the Dubai Land Department before you commit.

How far is Al Satwa from the airport?

Dubai International Airport (DXB) is about 9.8 km away in a straight line, about 14 minutes by car via Sheikh Zayed Road (Bayut). Al Maktoum International Airport (DWC) is about 39 km away.

Is there a Metro station in Al Satwa?

No. Financial Centre and Emirates Towers stations on the Red Line are just across Sheikh Zayed Road; Financial Centre is about 1.1 km from the middle of the district in a straight line. Al Satwa Bus Station is a hub, and Bayut lists feeder F27 to Max Metro Station and route X02 to Union Metro Station.

How much does it cost to rent in Al Satwa?

New rental contracts recorded over the past 12 months averaged about AED 59,000 a year for a studio, AED 75,000 for a one-bedroom and AED 109,000 for a two-bedroom flat (Property Finder, DLD data, checked October 2026). Renewals averaged AED 86,490 across all homes, against AED 96,664 for new lets. Rents vary with the building and its age, so ask us for current rents on a specific flat.

What rental yield can investors expect in Al Satwa?

Gross rental yields average about 6.32% (October 2026, Property Finder). That is before service charges, maintenance and any time without a tenant, so the net return will be lower. Many Jumeirah Garden City flats are still off-plan, so a yield on a new building is an estimate until it is let.

Have property prices gone up in Al Satwa?

In Jumeirah Garden City, where most sales now happen, Bayut’s asking-price index rose from AED 2,015 per sq ft in September 2024 to AED 2,079 a year later and AED 2,185 in September 2026. Bayut’s index for the whole of Al Satwa is AED 2,025 per sq ft, down 1.8% in a year. Sales have picked up: Property Finder recorded 1,485 in the past 12 months, 20.2% more than the year before, and 1,385 of them were in Jumeirah Garden City.

Who does Al Satwa suit best?

People who work in DIFC, along Sheikh Zayed Road or in Downtown and want a central flat at a lower rent, and investors who are comfortable buying small off-plan flats. It is less suited to anyone who wants a villa, a garden or a quiet street.
