Living in Sheikh Zayed Road and Trade Centre
The tower strip along Sheikh Zayed Road from Trade Centre towards Al Safa, including the Jumeirah Living residences at World Trade Centre. Suits working professionals who want a flat on the Red Line Metro.

History
Sheikh Zayed Road began as the Dubai to Abu Dhabi highway. Work started in 1971 and the road was finished in 1980, when it was called Defence Road. About 30 km of it was widened between 1993 and 1998, and it was renamed after Sheikh Zayed bin Sultan Al Nahyan.
The district grew up around the Dubai World Trade Centre. Its 184 m Sheikh Rashid Tower was opened by Queen Elizabeth II on 26 February 1979. The towers south of the Trade Centre Roundabout followed from the late 1990s: Emirates Towers opened in April 2000, 21st Century Tower was finished in 2003 and Millennium Tower in 2006. The Dubai Metro Red Line, which runs along the road, opened in September 2009, and Emirates Towers and World Trade Centre stations followed in 2010.
Building has not stopped. Bayut lists Burj Azizi, Volta and DAMAC Safa Gate as new projects on the road, and Burj Azizi is due in 2030.
What it’s like to live here
This is a business district with homes in it. Flats sit in high-rise towers on both sides of a 12-lane highway, mixed in with offices, hotels and hotel apartments. Homes run from studios to four-bedroom flats and penthouses. Some towers are mainly residential: Millennium Tower, for example, has 301 three-bedroom and 106 two-bedroom flats.
Property Finder notes a long run of five-star hotels and street-level supermarkets, pharmacies and clinics. There is little green space, and residents who want parks or schools usually drive to nearby communities. Bayut warns that parking is hard at weekends and at peak hours.
At the Trade Centre end, Jumeirah Living World Trade Centre Residence has 377 homes in two towers, from one-bedroom serviced flats of about 900 sq ft to four-bedroom duplexes of 3,130 sq ft (Bayut). The Apartments Dubai World Trade Centre also has flats for rent.
Who it suits
Working professionals above all. Property Finder matches the area to working professionals (69%) and young professionals (37%), and to families at only 16%. Indian renters are the largest group at 24%, followed by British (9%), Emirati (8%) and Lebanese (5%). It suits people who work in DIFC, Trade Centre or Downtown and want to walk to the Metro.
For investors there are two quite different markets. Ready flats at World Trade Centre averaged AED 1,531 per sq ft on recorded sales over the last 12 months, with an average gross yield of 6.55% (Property Finder, DLD data, October 2026). Recorded sales on the main strip, mostly off-plan, averaged AED 4,443 per sq ft.
Getting around
The Red Line runs the length of the strip. World Trade Centre, Emirates Towers, Financial Centre, Burj Khalifa/Dubai Mall and Business Bay stations all sit on this stretch, with one more station towards Al Safa. Bus stops line the road. A resident review on Property Finder says the Metro is right outside, so living without a car is possible.
Bayut puts Downtown Dubai about 12 minutes and Dubai International Airport about 15 minutes away by car. Traffic is heaviest from 07:00 to 09:00 and 17:00 to 19:00 (Bayut).
Schools, healthcare and shopping
There are few schools on the strip itself. GEMS Wellington Primary School (English National Curriculum) is just off the road in Al Satwa, and Jumeirah Baccalaureate School (IB) and Delhi Private School are nearby (Bayut). Bayut also lists nurseries including Safa Early Learning Center and British Orchard Nursery. Check the latest KHDA rating and fees before you choose.
Medcare Hospital in Al Safa, Medcare Women & Children Hospital and Burjeel Hospital for Advanced Surgery are nearby, and Bayut puts the Dubai Healthcare City hospitals under 10 minutes from World Trade Centre. The Dubai Mall is by Burj Khalifa/Dubai Mall station, and Mall of the Emirates is further along the road. The Museum of the Future stands by Emirates Towers, and Zabeel Park is close to Trade Centre.
Things to check before you rent or buy
- Check the freehold status. Bayut reports that the Dubai Land Department has identified 128 plots along the road for conversion from leasehold to freehold. At World Trade Centre, Property Finder says foreign buyers can own freehold in Jumeirah Living and select towers. Confirm the title of the building, for example in the Dubai REST app, before you pay a deposit.
- Know what you are buying. Most recent recorded sales were off-plan, at an average of AED 4,443 per sq ft, while ready flats at World Trade Centre averaged AED 1,531 (Property Finder, last 12 months). For off-plan, check the handover date and the payment plan.
- Expect a thin resale market. Property Finder recorded 233 sales on Sheikh Zayed Road in the past 12 months, 76.2% fewer than a year earlier.
- Check the condition. Towers such as 21st Century Tower (2003) and Millennium Tower (2006) are around 20 years old, so look closely at air conditioning, lifts and plumbing.
- Ask about parking. Bayut notes that street parking is often full, so confirm how many bays come with the flat.
- Read serviced-apartment terms. Some homes are hotel or serviced apartments, so check what the rent or service charge covers.
- Ask for the latest service charge statement before you buy.

At World Trade Centre, Property Finder says freehold ownership is open to foreign buyers in Jumeirah Living and select towers.
