History

Al Barsha was largely undeveloped desert until the early 2000s, when it was laid out as a residential district between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road (Wikipedia). Dubai Statistics Center figures cited on Wikipedia count just 1,248 residents in 2000.

Mall of the Emirates changed the area. Majid Al Futtaim opened it to shoppers on 28 September 2005 and held the official opening, with Ski Dubai, on 30 November 2005. It cost Dh3 billion, and in September 2025 the company announced a Dh5 billion expansion (The National). Government housing for Emiratis is also part of the story: in January 2011 Gulf News reported that Sheikh Mohammed had allocated more than 700 houses, worth Dh950 million, to Emiratis in Al Warqa and Al Barsha through the Mohammed Bin Rashid Housing Establishment.

Today the area has four parts: Al Barsha 1, with most of the flats, shops and restaurants, and Al Barsha 2, Al Barsha 3 and Al Barsha South, where most of the villas are (Bayut). In 2023 Dubai Statistics Center counted 43,201 people in Al Barsha 1, 17,208 in Al Barsha 2 and 16,103 in Al Barsha 3 (via Wikipedia). Barsha Heights, the tower district once called Tecom, is a separate neighbour with its own guide.

What it’s like to live here

Al Barsha 1 is the busy part. Property Finder describes mid-rise flats, hotel apartments, restaurants and shops around Mall of the Emirates, with towers kept under twelve floors. Most flats are studios and one- to three-bedroom homes, and many buildings have shared pools, gyms and play areas (Bayut). New projects are few: Bayut lists Mas Barsha Residency, with handover due in the second quarter of 2027, and Property Finder records off-plan sales in 2026 at Marriott Residences Sheikh Zayed Road.

Al Barsha 2 and 3 are quieter villa districts with wide plots (Property Finder). Homes are mostly large independent villas, often with a private pool, a maid’s room and a garden (Bayut), and many recorded villa and land sales are on plots of about 15,000 sq ft (Property Finder). Al Barsha South mixes villa streets with schools, Dubai Science Park, Dubai Miracle Garden and the Butterfly Garden (Property Finder).

Al Barsha Pond Park, near the middle of the area, is built around a lake and has a running track, tennis and basketball courts and play areas; pets are not allowed (Bayut). Property Finder singles out the food: dozens of casual restaurants, at lower prices than in neighbouring areas.

Who it suits

Property Finder matches the area to retirees (82%) and families (73%). Indian renters are the largest group at 26%, followed by Filipino (12%), Pakistani (8%) and Egyptian (7%). Al Barsha 1 suits people who work in Media City or Internet City and anyone who wants a Metro station close by. The villa districts suit large families who want space and are happy to drive.

For investors the choice is narrow. Most of the area can only be bought by UAE and GCC nationals, so foreign buyers are limited to a few freehold buildings in Al Barsha 1. Renting is the bigger market: Property Finder recorded 16,637 rental contracts in the past year, 15,944 of them in Al Barsha 1, against 158 sales. It puts the average gross yield at 7.6% (October 2026), based on apartment sales.

Getting around

Al Barsha 1 has two Red Line Metro stations, Mall of the Emirates and InsuranceMarket. RTA buses F33 and F36 run through the area (Bayut), and Property Finder notes feeder buses into Al Barsha South. In the villa districts most people drive: Wikipedia notes that the car is the main way to get about, especially in Al Barsha 2 and 3.

Sheikh Zayed Road (E11), Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311) all serve the area. Bayut puts Burj Khalifa about 22 minutes away and Dubai International Airport about 25 minutes, and Property Finder puts Dubai Hills Estate about 16 minutes by car. Bayut warns of queues at the entry points from Sheikh Zayed Road in the morning and evening rush hours.

Schools, healthcare and shopping

Property Finder counts 29 schools within 5 km, with average fees of AED 60,194 a year and UK the most common curriculum (KHDA 2026 data). They include GEMS World Academy (IB, rated Very Good, AED 71,000 to 123,000 a year) and Dubai Schools Al Barsha (American, rated Acceptable, AED 31,000 to 54,000). Bayut also lists Al Mawakeb School and Repton Al Barsha, Kings’ School and Nord Anglia International School in Al Barsha South, and GEMS Dubai American Academy close by. Check each school’s latest KHDA rating and fees before you choose a home.

Mediclinic Parkview Hospital is in Al Barsha South, and Saudi German Hospital and Al Zahra Hospital are nearby for emergency care (Bayut). Clinics include Aster Clinic and IMC Medical Centre.

Mall of the Emirates covers 255,000 sq m and includes Ski Dubai (The National). Al Barsha Mall has a Union Coop hypermarket, Galleria Mall is by Al Barsha Pond, My City Centre Al Barsha serves Al Barsha South, and there is a Spinneys in Al Barsha 2 (Bayut).

Things to check before you rent or buy

  • Check who can buy. Most of Al Barsha is not a freehold area, and many villas and plots can only be sold to UAE and GCC nationals. Confirm the title and buyer rules for the specific building or plot with the Dubai Land Department before you pay a deposit.
  • Check the district name. On land records Al Barsha South is a large area, and OpenStreetMap places Jumeirah Village Circle in Al Barsha South 4. The prices in this guide follow the portals’ narrower Al Barsha South.
  • Compare sub-communities. Bayut’s villa asking prices run from AED 1,093 per sq ft in Al Barsha 3 to AED 1,234 in Al Barsha 2 and AED 1,384 in Al Barsha South, and all three fell in the 12 months to September 2026, by 12.7%, 7.8% and 25.5% respectively.
  • Compare new leases with renewals. New five-bedroom villa leases averaged AED 410,850 in the past year, against AED 319,870 for renewals (Property Finder). Ask what the current tenant pays.
  • On a large villa, ask for the past 12 months of DEWA bills, and look closely at the air conditioning, roof and pool.
  • Ask for the latest service charge statement before you buy a flat.
  • Expect a small sales market. Property Finder recorded 158 sales in the past 12 months, 10.2% fewer than a year earlier, and only 7 of them were villas.

Facts and figures from Bayut’s price and rent indices and area guide, Property Finder Community Insights and its sales and rental transaction pages (DLD data), KHDA data via Property Finder, Dubai Law No. 7 of 2006 and Regulation No. 3 of 2006, population figures from the Dubai Statistics Center via Wikipedia and locations from OpenStreetMap, with history from The National and Gulf News. Checked October 2026. Numbers change as homes are let and resold.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.

FAQs

Al Barsha questions

Can’t see yours? Ask us on WhatsApp.

Is Al Barsha a freehold area?

Mostly no. Dubai Law No. 7 of 2006 limits property ownership to UAE and GCC nationals, companies wholly owned by them and public joint stock companies, except in areas the Ruler opens to foreign buyers. Regulation No. 3 of 2006, which set out those areas, does not name Al Barsha 1, 2 or 3; it names one plot each in Al Barsha South 2 and Al Barsha South 3. Property Finder notes that Al Murad Tower and a few other buildings in Al Barsha 1 are registered freehold. Check the title of the specific building or plot with the Dubai Land Department, or ask us, before you commit.

How far is Al Barsha from the airport?

Dubai International Airport (DXB) is about 24 km away in a straight line, about 25 minutes by car (Bayut). Al Maktoum International Airport (DWC) is also about 24 km away.

Is there a Metro station in Al Barsha?

Yes, in Al Barsha 1. Mall of the Emirates and InsuranceMarket stations are on the Red Line. Al Barsha 2, 3 and Al Barsha South are further from the line. RTA buses F33 and F36 run through the area (Bayut), but most villa residents drive.

How much does it cost to rent in Al Barsha?

Average new rents recorded in the 12 months to October 2026 were about AED 67,000 a year for a one-bedroom apartment, AED 94,000 for a two-bedroom apartment, AED 299,000 for a four-bedroom villa and AED 411,000 for a five-bedroom villa (Property Finder). Rents vary with the building, plot and condition, so ask us for current rents on a specific home.

What rental yield can investors expect in Al Barsha?

Property Finder puts the average gross yield at 7.6% (October 2026). That figure comes from apartment sales, all in Al Barsha 1. It is before service charges, maintenance and any time without a tenant, so the net return will be lower. No villa yield is published, and most villas can only be bought by UAE and GCC nationals.

Have property prices gone up in Al Barsha?

Not for villas. Bayut’s villa asking-price index was AED 1,365 per sq ft in September 2024, AED 1,353 a year later and AED 1,217 in September 2026, down 10.0% in the last year. Bayut’s index for all property types, which apartments drive, rose 9.9% to AED 1,694 over the same 12 months. Property Finder recorded 158 sales in the past 12 months, 10.2% fewer than the year before.

Who does Al Barsha suit best?

Families who want to rent a large villa close to Mall of the Emirates, schools and Sheikh Zayed Road, and commuters who want the Metro in Al Barsha 1. It suits foreign buyers less, because most homes can only be bought by UAE and GCC nationals.
