History

Al Qusais has a long past. Digs in the 1970s found a Bronze and Iron Age settlement dating from about 2500 to 550 BC, with a cemetery of about 120 people and finds that include metal weapons, pottery, jewellery and bronze snake models (Gulf News, May 2024).

The modern district grew up north-east of Deira, on Dubai’s border with Sharjah. Al Qusais Police Station opened in 1977, and Al Mulla Plaza on Al Ittihad Road was one of Dubai’s first shopping centres. The Green Line of the Dubai Metro reached the area in September 2011. In April 2022 wasl properties launched Wasl Village, a gated rental community of 6,200 flats in 62 buildings (Gulf News).

Today Al Qusais has a residential area, split into Al Qusais 1, 2 and 3, and five industrial areas along the Sharjah border. Dubai Statistics Center put the population at 63,532 in 2016.

What it’s like to live here

Most homes are flats in low-rise buildings, with a few newer mid-rise blocks that offer more facilities (Bayut). There are very few villas. Streets are wide and tenants usually get parking in their building, so it feels less congested than other older parts of Dubai, though visitors rely on street parking.

The industrial areas mix warehouses, showrooms and offices with housing, and Bayut notes that the large industrial presence may not suit people who want a quiet area. Wasl Village, in the industrial area, is gated, with a community centre holding a supermarket, clinic, gym and pool, plus a 1,700 m jogging track, sports courts, a mosque and parks.

Al Qusais Pond Park on Baghdad Street has a pond, a 2 km jogging track, sports courts and a café, and Al Mamzar Beach Park is about ten minutes’ drive north (Property Finder). Restaurants are mostly South Asian and fast food, and the nearest licensed venues are in Garhoud.

Who it suits

People who want a lower rent and good transport. Property Finder tags the area as near the airport, budget-friendly and family-friendly, and Bayut says it is popular with expatriates, families and working professionals. It suits people who work at the airport, in the Dubai Airport Free Zone or in Deira, and those who commute to Sharjah.

It suits people less if they want a villa or a newer master community; Bayut notes that it is far from newer districts such as Dubailand and Palm Jumeirah. For investors the gross yield is high, 8.76% on Property Finder (October 2026), but few homes are for sale and most of the area is not open to foreign buyers.

Getting around

Five Dubai Metro Green Line stations serve the area: Stadium, Al Nahda, Al Qusais, Dubai Airport Free Zone and e&, formerly Etisalat (Gulf News). Al Qusais station opened on 9 September 2011. RTA buses cover the rest, though Bayut notes that public transport is thinner away from the main roads.

Al Ittihad Road (E11), Sheikh Mohammed Bin Zayed Road (E311) and Beirut Street run along or through the area. Bayut puts Dubai International Airport about 11 minutes’ drive away via Al Ittihad Road, Sharjah 16 minutes, Deira Corniche about 20 minutes and Downtown Dubai 21 minutes.

Schools, healthcare and shopping

The Millennium School (Indian curriculum) is rated Very Good by KHDA, with fees from AED 18,308 to AED 26,906 a year (Gulf News, August 2026). The Westminster School (British curriculum) lists tuition of about AED 9,000 to AED 16,900 a year on Bayut, where its last KHDA report shown rates it Good. Apple International School, Dubai Scholars Private School, Woodlem Park School and Bilva Indian School are also in or near the area. KHDA paused full inspections for 2024-25 and 2025-26, so ratings date from earlier inspections.

Aster Hospital is in Al Qusais Industrial Area 2, Zulekha Hospital is just north in Al Nahda, and Bayut also lists Thumbay Hospital and several clinics. Lulu Hypermarket by Stadium station has two floors and a food court, Al Mulla Plaza is on Al Ittihad Road, and Madina Mall, with Carrefour, is across Beirut Street in Muhaisnah.

Things to check before you rent or buy

  • Check you can buy. dubizzle lists Al Qusais among Dubai’s non-freehold areas, so foreign buyers should confirm the plot’s status and the title deed with the Dubai Land Department before paying a deposit.
  • Know which part you are in. Property Finder counted 13,891 rental contracts in Al Qusais Residential Area and 11,307 in Al Qusais Industrial Area over the past 12 months, and the two feel very different.
  • Compare asking and registered rents. Property Finder’s asking-rent guide runs above Bayut’s averages, and DLD-registered new contracts averaged AED 55,996 and renewals AED 48,572 over the past 12 months (Property Finder, October 2026).
  • Check parking. Tenants usually get a bay in their building but visitors use the street, so make sure your bay is written into the contract.
  • Look at the neighbours. Some buildings sit beside warehouses and showrooms, so visit at different times of day.
  • Expect a thin sales market. Property Finder had six homes listed for sale and recorded 83 sales in the past 12 months (October 2026), so reselling may take time.

Facts and figures from Property Finder Community Insights, DLD sales and rental transactions and rent guide, Bayut’s area guide, rent guide and school data, dubizzle’s list of non-freehold areas, KHDA ratings via Gulf News and map data from OpenStreetMap, with history from Gulf News and Wikipedia. Checked October 2026. Numbers change as homes are let and resold.

FAQs

Al Qusais questions

Can’t see yours? Ask us on WhatsApp.

Is Al Qusais a freehold area? Can foreigners buy there?

Mostly no. dubizzle lists Al Qusais among Dubai’s non-freehold areas, which are reserved for UAE and GCC nationals. There are exceptions: Property Finder lists freehold land plots in the industrial zone, and 82 of the 83 sales it recorded in the past 12 months were in Al Qusais Industrial Area (checked October 2026). Check the plot’s status and the title deed with the Dubai Land Department before you pay anything.

How far is Al Qusais from the airport?

Dubai International Airport (DXB) is about 3 km away in a straight line, about 11 minutes by car via Al Ittihad Road (Bayut). Al Maktoum International Airport (DWC) is about 48 km away.

Is there a Metro station in Al Qusais?

Yes, five. Stadium, Al Nahda, Al Qusais, Dubai Airport Free Zone and e& (formerly Etisalat) stations on the Green Line serve the area, and RTA buses cover streets further from the line. Al Qusais station opened in September 2011.

How much does it cost to rent in Al Qusais?

Property Finder’s listings guide puts asking rents at about AED 35,000 a year for a studio, AED 48,000 for a one-bedroom and AED 64,000 for a two-bedroom flat (checked October 2026). Bayut’s guide, updated October 2026, gives lower averages for the residential area: about AED 26,000, AED 36,000 and AED 49,000. New contracts registered with DLD averaged AED 55,996 over the past 12 months (Property Finder). Rents vary with the building, so ask us for current rents on a specific home.

What rental yield can investors expect in Al Qusais?

Property Finder puts the average gross yield at 8.76% (October 2026). That is before service charges, maintenance and any time without a tenant. Few homes come up for sale, though: Property Finder had six listed in October 2026, and most of the area is not open to foreign buyers.

Have property prices gone up in Al Qusais?

Recorded prices rose, but on very few sales. Property Finder shows an average of AED 598 per sq ft over the past 12 months, up 30.8% on the year before, from 83 sales, 538.5% more than the previous year (October 2026). With so few sales, treat that change with care. Rents are a steadier guide: average new contracts rose 9.2% and renewals 4.1% on the previous year (Property Finder, DLD data).

Who does Al Qusais suit best?

Renters who want a lower rent, the Metro and a short trip to the airport, Deira or Sharjah, including families who use the area’s Indian and British-curriculum schools. It suits people less if they want a villa, a newer master community or a quiet street away from industry.
