Living in Jumeirah Golf Estates
A gated golf community off Sheikh Mohammed Bin Zayed Road, built around the Earth and Fire courses, with villas, townhouses and apartments and its own Metro station. Wasl is now adding The Next Chapter, a 12,345-home expansion.

History
Jumeirah Golf Estates, often shortened to JGE, was planned in the mid-2000s by Leisurecorp, the golf and leisure company of Dubai World that was formerly called Istithmar Leisure. In 2007 Gulf News described it as a Dh40 billion project. Greg Norman designed its two courses, Earth and Fire. The Earth course hosts the DP World Tour Championship, the season-ending event that was first held in 2009.
Bayut counts more than 1,835 homes in 16 clusters today. In May 2025 Wasl unveiled The Next Chapter, an expansion of 12,345 homes on 4.68 million square metres, most of them (10,654) apartments. MEED reported in January 2026 that China State Construction had won the infrastructure contract.
What it’s like to live here
Homes range from apartments and townhouses in Al Andalus to large villas along the fairways in clusters such as Wildflower, Sanctuary Falls and Lime Tree Valley. Bayut lists one- to four-bedroom apartments, two- to four-bedroom townhouses and three- to six-bedroom villas. The estate is gated, and Property Finder notes that each cluster also has its own gate.
It is green, spread out and quiet, and golf is at the centre of community life. The clubhouse by the courses has restaurants and a sports bar. The Fairway, a small retail centre inside the estate, covers everyday shopping, and there is a Spinneys in the estate. Golf membership is separate from owning or renting a home; Property Finder says full membership usually starts at AED 55,000 a year.
Who it suits
Families and long-term owners. Property Finder matches the area to families (73%) and retirees (32%), and describes the community as drawing established families and end-user buyers. It suits people who want space, a large garden and golf on the doorstep, and who will drive most places.
For investors the picture is split. Wasl’s new clusters are selling villas off-plan, while Al Andalus apartments are the cheapest way in, with asking prices from around AED 1.2 million (Property Finder). Property Finder puts the average gross yield at about 6.5% (October 2026), but rents vary widely between clusters, so check the numbers on a specific home.
Getting around
JGE has its own station on Route 2020 of the Metro Red Line, about 3.5 km in a straight line from the middle of the estate. Property Finder notes that most residents drive or take a taxi to it, and RTA bus F38 links the station with Dubai Sports City and Dubai Production City. The estate sits off Sheikh Mohammed Bin Zayed Road (E311), with Al Khail Road (E44) close by.
Bayut puts Al Maktoum International Airport and the Expo 2020 site about 15 minutes away, Dubai Marina 19 minutes via Al Khail Road and Downtown Dubai about 30 minutes. Wasl said in May 2025 that the main Etihad Rail passenger station was under construction within The Next Chapter.
Schools, healthcare and shopping
Bayut lists a Dibber nursery campus near Orange Lake inside the estate. Most children travel to nearby areas: Victory Heights Primary School in Dubai Sports City (rated Outstanding by KHDA, AED 40,138 to 54,733 a year on Property Finder) is about 3 km away, and Sunmarke School (UK and IB, Very Good) and Dubai British School Jumeirah Park (Outstanding) are within about 5 km. Wasl’s plans for The Next Chapter include a school (MEED).
Bayut names NMC Royal Hospital in Dubai Investments Park as the closest hospital, and Mediclinic has a clinic at City Centre Me’aisem. That mall, just north of the estate, has a Carrefour hypermarket, a cinema and a food court (Property Finder), and Dubai Marina is within 20 minutes for bigger trips.
Things to check before you rent or buy
- Know the cluster. Bayut’s asking prices run from AED 1,684 per sq ft in Al Andalus to AED 4,724 in Redwood Avenue (September 2026), so the cluster matters more than the community average.
- Off-plan or ready. Many recent sales are off-plan villas from Wasl in clusters such as Ashwood Estates and Cedarwood Estates. Check the handover date and payment plan.
- Expect building work. The Next Chapter will add 12,345 homes over the coming years, so ask how close a home is to new roads and building sites.
- Golf membership is separate. Check what an owner or tenant membership costs and includes.
- Rents move differently by cluster. Bayut’s 12-month rent changes range from −30.3% in Sienna Views to +53.4% in Lime Tree Valley, while the overall rent index is flat at AED 150 per sq ft (−0.6%, September 2026).
- Ask for the latest service charge statement before you buy, and check whether the plot backs onto a fairway, a lake or a road.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
