Living in Jumeirah Village Triangle
Nakheel’s villa and townhouse community between Al Khail Road and Sheikh Mohammed Bin Zayed Road, now adding many apartment towers; suits families and mid-market investors.
History
Jumeirah Village Triangle is one half of Nakheel’s Jumeirah Village, next to Jumeirah Village Circle. It covers 242 hectares between Sheikh Mohammed Bin Zayed Road and Al Khail Road and is split into nine districts. Nakheel built villas and townhouses in Arabian and Mediterranean styles, and other developers have added apartment buildings. Nakheel now counts more than 13,000 villas, townhouses and apartments.
In 2018 homes here were trading at about AED 1,200 to 1,300 per sq ft, according to Gulf News. Since then a new wave of towers has been launched, and a broker’s listing counted 26 off-plan projects in JVT in August 2026.
What it’s like to live here
The villa streets are settled and green, with community parks in every district and courts for tennis, padel, basketball and cricket. The edges are changing fast as towers rise, and Bayut warns of construction traffic and delivery lorries on some residential roads.
Prices have held up better than in much of Dubai. Bayut’s index put JVT at AED 1,635 per sq ft in September 2026, up 5.24% on a year earlier, with Districts 8 and 9 up more than 24%. Asking rents per sq ft were up 4.44% over the year but down from AED 114 to AED 106 over the last six months, with falls of about 13% in Districts 2 and 3. Property Finder counted 4,250 sales in the 12 months to October 2026, 7% fewer than the year before.
Who it suits
Families who want a villa or townhouse with a garden and schools inside the community. Buyers and investors who want a newer apartment at mid-market prices: Bayut’s average asking prices are about AED 667,000 for a studio and AED 1.18 million for a one-bed. Property Finder estimates gross returns of about 7.4% (October 2026).
Getting around
JVT sits between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). Nakheel gives drive times of 15 minutes to Palm Jumeirah, 18 minutes to Dubai Marina and 22 minutes to Downtown. There is no Metro station; the nearest are in Al Furjan and Dubai Investments Park, and Bayut says internal bus routes are limited, so most residents drive. Expect queues at the exits onto both main roads at rush hour.
Schools, healthcare and shopping
Sunmarke School and Arcadia School are inside JVT, with Jumeirah International Nursery and KIBERone in District 5. JSS International School in JVC is about 12 minutes away. Clinics within reach include Aster Clinic in JVC and Mediclinic branches at The Meadows Souk and City Centre Me’aisem, and NMC Royal Hospital in Dubai Investments Park is 14 to 19 minutes’ drive away. City Centre Me’aisem, just south of JVT, is the main mall, and Circle Mall in JVC is about 12 minutes away.
Off-plan here now
Most launches are apartment towers by small and mid-sized developers. Bayut’s H1 2026 report gave an average off-plan price of AED 1,053,000 in JVT District 4. Examples from that August 2026 list (prices may have changed since):
- ELAR1S Sky, Object 1: studios from AED 767,000, handover Q4 2028.
- LUM1NAR Towers, Object 1: one-beds from AED 887,000, handovers from March 2027 (Tower 3) to August 2029 (Tower 2).
- Binghatti Luxuria, Binghatti: studios from AED 766,999, handover Q3 2027.
- Sky Gate Tower, Tiger Group: studios from AED 620,000, handover Q1 2028.
- Fashionz 1, Danube: studios from AED 684,000, handover Q4 2029, with 35% paid over 35 months after handover.
What to watch: supply. The 26 projects on that list are due between 2026 and 2029, and most target the same studio and one-bed tenants. Many of the developers are smaller, with shorter records, so check each one’s delivery history and the DLD-registered completion date.
Things to check before you rent or buy
- District and street. Prices and rents vary a lot between districts.
- Traffic at your exit onto Al Khail Road or Sheikh Mohammed Bin Zayed Road at peak times.
- What is planned next door. A villa’s view and quiet can change when a tower goes up.
- Service charges for the building or villa cluster, from the DLD’s Mollak system.
- For off-plan, the developer’s record, the project’s escrow account and the DLD completion date.
- Post-handover payment plans, which can leave you paying for the home while you try to let or sell it.
