History

Nakheel launched Jumeirah Park in September 2006 as a villa community of 370 hectares between Sheikh Zayed Road interchanges 5 and 6. Khaleej Times reported more than 2,000 three-, four- and five-bedroom villas planned, from 3,595 to 5,509 sq ft, with prices from Dh2.4 million. Gulf News listed delivery from March 2009 and an expected population of about 10,000.

Bayut now counts more than 3,000 villas in nine districts and dates completion to 2013. The community also includes Jumeirah Park Homes in District 6 and the Royal Park Villas townhouses.

What it’s like to live here

Almost every home is a standalone villa with a garden. Villas come in three styles, Regional, Legacy and Heritage, with three to five bedrooms. Bayut lists a three-bedroom Regional villa at 3,612 or 3,997 sq ft and a five-bedroom Legacy villa at 5,479 sq ft, and most are on two floors. At launch, Khaleej Times reported private pools for the four- and five-bedroom villas.

It is leafy and residential, with parks in the districts, jogging and cycle tracks and play areas. Jumeirah Park Pavilion has a Carrefour Market, cafés, pharmacies and a Fakeeh Medicentres clinic, and Bayut notes a second retail centre on the east side. The community sits behind Jumeirah Lakes Towers, next to Jumeirah Islands and The Meadows.

Who it suits

Families who want a detached house. Property Finder matches the area very strongly to families and retirees (both above 99%). It suits people who work in JLT, Dubai Marina or Media City and want a villa a short drive away.

For investors it is an end-user market with modest yields: Property Finder puts the gross yield at about 4.1% (October 2026), and recorded sales fell to 138 in the past 12 months.

Getting around

There is no Metro station inside the community. The nearest is Al Furjan on Route 2020, about 1.8 km from the middle of Jumeirah Park in a straight line, with Discovery Gardens and The Gardens stations a little further (Property Finder). Bayut also points to DMCC station on the main Red Line, which links to the Dubai Tram, and to RTA bus F31 from a stop near Meadows 6.

Bayut notes that homes in the north have direct access to Sheikh Zayed Road (E11), and Sheikh Mohammed Bin Zayed Road (E311) is also close. It puts Dubai International Airport about 28 minutes away and Dubai Marina Mall, Mall of the Emirates and Ibn Battuta Mall within about 15 minutes.

Schools, healthcare and shopping

Dubai British School Jumeirah Park is inside the community (rated Outstanding by KHDA, AED 46,003 to 111,799 a year on Property Finder), and Redwood Montessori is the nursery in the community (Bayut). Dubai British School in The Springs (Outstanding) and Emirates International School Meadows (IB, Very Good) are within about 3 km.

Fakeeh Medicentres in the Pavilion is the local clinic, and Mediclinic has clinics in The Springs and The Meadows. Bayut names Medcare Hospital and Saudi German Hospital as the nearest hospitals. Besides the Carrefour Markets, Spinneys at Meadows Town Centre and Waitrose and Choithrams at The Meadows Village are a short drive away (Bayut).

Things to check before you rent or buy

  • Know the style and district. Bayut’s asking prices run from AED 1,666 per sq ft in District 4 to AED 2,887 for Royal Park Villas (September 2026).
  • Expect a thin market. Property Finder recorded 138 sales in the past 12 months, 22.5% fewer than a year earlier, and Bayut’s 12-month district changes range from −8.2% in District 8 to +66.9% in District 2, a sign of few sales in some districts.
  • Check the condition. The first villas were handed over from 2009, so look closely at air conditioning, pool equipment, roofs and waterproofing.
  • Check that any extension, pool or landscaping work has the master developer’s approval.
  • Rents are flat. Bayut’s rent index is AED 79 per sq ft, down 0.8% in a year and below AED 87 two years earlier (September 2026).
  • Ask for the latest service charge statement before you buy.

Jumeirah Park questions

Can’t see yours? Ask us on WhatsApp.

Dubai International Airport (DXB) is about 31 km away in a straight line, about 28 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 18 km away.

Is there a Metro station in Jumeirah Park?

No. The nearest is Al Furjan station on Route 2020, about 1.8 km from the middle of the community in a straight line, with Discovery Gardens and The Gardens stations a little further. Bayut also points to DMCC station on the main Red Line, and RTA bus F31 stops near Meadows 6.

How much does it cost to rent in Jumeirah Park?

Average asking rents are about AED 341,000 a year for a three-bedroom villa, AED 415,000 for a four-bedroom and AED 536,000 for a five-bedroom (Property Finder, checked October 2026). Bayut’s rent index is AED 79 per sq ft, 0.8% lower than a year earlier (September 2026). Ask us for current rents on a specific villa.

What rental yield can investors expect in Jumeirah Park?

Have property prices gone up in Jumeirah Park?

Yes. Bayut’s asking-price index rose from AED 1,887 per sq ft in September 2024 to AED 2,100 a year later and AED 2,229 in September 2026, up 6.1% in the last year.
