History

Barsha Heights grew up beside Dubai Internet City, which Sheikh Mohammed bin Rashid Al Maktoum unveiled in October 1999 and which is now one of TECOM Group’s business districts (Dubai Media Office). For years the district itself was simply called Tecom.

In June 2016 TECOM Group renamed it Barsha Heights, and gave the name Sufouh Gardens to a smaller area across Sheikh Zayed Road (What’s On). It also set up Tecom Community Management to run its communities. Today the district sits between Sheikh Zayed Road, Hessa Road and First Al Khail Road, and Bayut counts more than 95 completed buildings, most of them towers. Dubai Statistics Center figures cited on Wikipedia put the population at 29,861 in 2023. Many people, and the property portals, still call it Tecom.

What it’s like to live here

Homes are apartments: studios, one- to three-bedroom flats and some penthouses, plus serviced hotel apartments from studios to two bedrooms (Bayut). Offices, hotels and homes share the same streets, and Bayut counts about 70 hotels and other places to stay. Most towers have basement parking, and street parking is paid.

It is busy and urban, and Property Finder describes it as lively at night. Restaurants and cafés sit at street level, from Spotlight and Hitchki to the restaurants in Grand Millennium Dubai. Green space is scarce: Bayut lists only a dog park, and Al Barsha Pond Park is a few minutes’ drive away. Carrefour has branches in i-Rise Tower and Vista Tower.

Who it suits

People who work in Dubai Internet City, Dubai Media City and Knowledge Park, Property Finder notes, and who want a short walk or Metro ride to the office. It suits singles, couples and small families, though Property Finder says families who want parks should look further out. Rents are lower than in Dubai Marina, Downtown Dubai or Jumeirah (Property Finder).

For investors it is a busy rental market. Property Finder recorded 6,523 rental contracts in the past year, and 84 of the 167 recorded sales were in hotel-apartment buildings such as Tryp by Wyndham and First Central (October 2026).

Getting around

Dubai Internet City station on the Metro Red Line is at the north-west edge of the district, within walking distance of many towers (Property Finder). RTA feeder buses F31 and F35 run through the area, Sheikh Zayed Road is about five minutes away by car and taxis are easy to find (Bayut). Bayut warns of heavy traffic at the entry and exit points at the evening peak.

Property Finder puts Dubai Marina Mall about 8 minutes’ drive away and Mall of the Emirates about 10 minutes. Bayut puts Burj Khalifa about 21 minutes and Dubai International Airport about 25 minutes away.

Schools, healthcare and shopping

Chubby Cheeks Nursery (British EYFS) is inside the district (Bayut). GEMS Dubai American Academy (American and IB) is just to the north-east; KHDA rated it Outstanding in its 2023–24 inspections, and fees run from AED 66,185 to 93,300 a year (Gulf News, August 2025). Property Finder lists American School of Dubai and Next Generation School about 6 minutes’ drive away, and American University in Dubai is close by.

Saudi German Hospital is on First Al Khail Road at the edge of the district, and Bayut lists Al Zahra Hospital in Al Barsha. Clinics include Aster Clinic and GMC Clinics. There is no mall in Barsha Heights itself: Al Barsha Mall, Dubai Marina Mall and Mall of the Emirates are all within about 10 minutes’ drive (Property Finder).

Things to check before you rent or buy

  • Check the title. Bayut describes Barsha Heights as a mix of freehold and leasehold, so confirm the tower’s status on the title deed or with the Dubai Land Department.
  • Know what you are buying. If the unit is a hotel apartment, read the operator’s management agreement, usage rules and fees before you buy.
  • Check the tower. Buildings vary in age, upkeep and management, so look at lifts, air conditioning and parking, and ask for the latest service charge statement.
  • Confirm parking. Make sure the flat comes with a basement space, as street parking is paid.
  • Try the commute at rush hour. Bayut notes heavy evening traffic at the district’s entry and exit points.
  • Look at real sales, not averages. Property Finder’s average sale price rose 58.1% in the past year but its price per sq ft rose only 5.5%, because a few large sales move the average.

FAQs

Barsha Heights questions

Can’t see yours? Ask us on WhatsApp.

Is Barsha Heights a freehold area?

Partly. Bayut describes Barsha Heights as both a freehold and a leasehold area, so foreign buyers can own outright in the freehold towers but not necessarily in every building. Check the title deed, or ask the Dubai Land Department, for the specific tower before you commit.

Is Barsha Heights the same as Tecom?

Yes. TECOM Group renamed its Tecom district Barsha Heights in June 2016 (What’s On), and the property portals still list it as Barsha Heights (Tecom). It is a separate area from Al Barsha 1, 2 and 3, which lie nearer Mall of the Emirates.

How far is Barsha Heights from the airport?

Dubai International Airport (DXB) is about 25.6 km away in a straight line, about 25 minutes by car (Bayut). Al Maktoum International Airport (DWC) is about 23.6 km away.

Is there a Metro station in Barsha Heights?

Yes. Dubai Internet City station on the Red Line is at the north-west edge of the district, within walking distance of many towers (Property Finder). RTA feeder buses F31 and F35 also run through the area (Bayut).

How much does it cost to rent in Barsha Heights?

Average rents are about AED 60,000 a year for a studio, AED 79,000 for a one-bedroom, AED 100,000 for a two-bedroom and AED 121,000 for a three-bedroom flat (Property Finder, from DLD records over the past year, September 2026). Property Finder recorded 6,523 rental contracts in the past year, with average new rents up 8.8% on the previous period. Ask us for current rents in a specific tower.

What rental yield can investors expect in Barsha Heights?

Property Finder shows an average rental yield of 9.56% (October 2026). That is high for Dubai, and hotel apartments and studios make up a large share of sales, so check the yield for the specific building and unit type. It is also before service charges, maintenance and any time without a tenant, so the net return will be lower.

Have property prices gone up in Barsha Heights?

Yes, modestly. Property Finder recorded 167 sales in the past year, 26.1% more than the previous period, at an average of AED 1,985 per sq ft, up 5.5% (October 2026). The average sale price rose 58.1% to about AED 1.51 million, but a few large sales move that figure, so compare like-for-like flats.
