History

Za’abeel sits at the southern end of Bur Dubai, between Sheikh Zayed Road and Oud Metha Road. It has two parts, Za’abeel 1 and Za’abeel 2. Bayut describes it as once largely barren land, where development began with Za’abeel Palace, home of the ruling family. The palace grounds and private villas still take up much of the land.

Zabeel Park came next. Khaleej Times reported in August 2005 that Dubai Municipality had built the 51-hectare park in 18 months at a cost of AED 200 million, ready to open later that year. The Dubai Frame, 150 metres tall and inside the park, opened on 1 January 2018 after building work began in 2013 (Gulf News).

The homes most people can rent or buy are in newer towers on the edges: Downtown Views and Downtown Views II in Za’abeel 2 by Dubai Mall, One Za’abeel by the World Trade Centre, and wasl’s Park Gate Residences beside Zabeel Park. Bayut and Property Finder also group neighbouring Al Kifaf, where OpenStreetMap places One Za’abeel and the Dubai Frame, with Za’abeel. One Za’abeel’s 230-metre skybridge, The Link, took the Guinness World Records title for the longest cantilevered building in March 2024 (Gulf News).

What it’s like to live here

Za’abeel is two places at once. The palace, park and villa plots are quiet and green. Around them, the apartment towers are busy, central and still growing. Bayut lists apartments of one to five bedrooms, from 678 to 999 sq ft for a one-bedroom and 1,074 to 1,635 sq ft for a two-bedroom.

Most completed homes are in a few large buildings. Most of the latest rental contracts on Property Finder (October 2026) are in Downtown Views and Downtown Views II, which Property Finder says have a direct walkway to Dubai Mall. One Za’abeel is at the top of the market, with the One&Only hotel, residences, offices and eight restaurants in The Link. Park Gate Residences has four towers on two podiums with 746 apartments, podium townhouses and penthouses (Gulf Construction Online, 2017).

A lot is still being built. Emaar’s Address Residences Zabeel in Za’abeel 1 has four towers of 50 to 58 storeys and more than 1,700 homes (MEED, October 2025). DIFC’s Zabeel District will add 7.1 million sq ft, starting with The Residences, two towers with 463 homes due to open in 2030; the full plan runs to 2040 (Gulf Construction Online, March 2026). Bayut lists the amount still under development among the area’s drawbacks.

Who it suits

Property Finder says Za’abeel tends to suit high-income families, working professionals and people who want a central base. In practice that means people who work in DIFC, Downtown or the World Trade Centre and want a short commute, and buyers who want a new tower close to Dubai Mall.

For investors it is a top-end, partly off-plan market. Property Finder recorded 1,511 rental contracts in the past year, so there is an active rental market, but yields at these prices are moderate. It is less suited to people looking for a family villa to buy, as almost all homes on the open market are apartments: 299 of the 317 recorded sales in the past year were one- to three-bedroom flats (Property Finder).

Getting around

Property Finder lists Max, World Trade Centre and Financial Centre as the area’s Metro stations. Bayut puts Financial Centre and World Trade Centre within 6 minutes by car, with Max (which Bayut still calls Al Jafiliya) on Sheikh Khalifa bin Zayed Road about the same. Dubai Healthcare City and Al Jadaf stations are also close. There are no bus stops inside the community; routes X22, 27 and 29 stop on Al Mustaqbal Street.

Sheikh Zayed Road (E11) runs along the north and Al Ain–Dubai Road (E66) along the east. Bayut puts Burj Khalifa and Dubai International Airport about 10 minutes away, Palm Jumeirah and Dubai Marina about 20 minutes and Al Maktoum International Airport about 32 minutes. Gulf Construction Online reports that DIFC’s Zabeel District is planned to link with the future Dubai Loop.

Schools, healthcare and shopping

The nearest schools Bayut lists are in Oud Metha and Umm Hurair 2, about 10 minutes’ drive: Dubai English Speaking School (British curriculum), The Indian High School (CBSE), Pakistan Education Academy (ages 3 to 18) and the kindergarten of Lycée Français International Georges Pompidou. Check KHDA ratings and fees for each school directly.

Latifa Hospital, American Hospital and Emirates Hospital are within about 7 minutes’ drive (Bayut), and Al Jalila Children’s Hospital is next to Latifa Hospital in Al Jaddaf. For shopping, Dubai Mall has extended into Za’abeel 2 (Bayut), WAFI Mall is in Umm Hurair 2, Park Gate Residences has a Choithrams supermarket and there is a Lulu Hypermarket just north of Zabeel Park. dubizzle also lists Waitrose, Spinneys and Carrefour among nearby supermarkets.

Things to check before you rent or buy

  • Check the plot is freehold. Za’abeel is not a blanket freehold area. Non-UAE buyers can own only on plots Dubai has designated, such as plots 58 and 59 in Za’abeel 1 (Resolution No. 6 of 2022) and plots 120 to 122 in Za’abeel 2 (Resolution No. 18 of 2019). Confirm with the Dubai Land Department before you pay a deposit.
  • Check off-plan dates. Bayut and Property Finder list Address Residences Zabeel for handover in Q3 2029, while MEED reported in October 2025 that completion was expected in 2027. Rely on the dates in your sale contract.
  • Expect building work. Address Residences Zabeel and DIFC’s Zabeel District, planned to 2040, will bring construction traffic for years.
  • Compare like with like. In October 2026, two-bedroom flats recorded sales at about AED 4,120 to 4,166 per sq ft in One Za’abeel and AED 2,369 in Downtown Views II (Property Finder), so the area average says little about a single building.
  • Test the yield. Property Finder gives 5.43% gross, but its average new rent divided by its average recorded sale price gives about 4.4% for a one-bedroom and 4.3% for a two-bedroom, before service charges.
  • Ask for the latest service charge statement before you buy.
  • Plan your route to the Metro. There are no bus stops inside the community, so check the walk or drive from the building you are viewing.

Facts and figures from Property Finder’s DLD sales and rental transactions, Community Insights and new-project pages, Bayut’s area guide and building page, dubizzle’s area overview, Dubai Executive Council resolutions on the Dubai Legislation Portal, MEED and Gulf Construction Online, with history from Khaleej Times and Gulf News and map data from OpenStreetMap. Checked October 2026. Numbers change as towers complete and homes are resold.

Can foreigners buy property in Za’abeel?

Only on designated plots. Za’abeel is not a blanket freehold area. Dubai has opened particular plots to non-UAE buyers, for example plots 58 and 59 in Za’abeel 1 (Executive Council Resolution No. 6 of 2022) and plots 120, 121 and 122 in Za’abeel 2 (Resolution No. 18 of 2019). Property Finder lists Emaar’s Address Residences Zabeel as freehold. Check the plot and title with the Dubai Land Department before you commit.

How far is Za’abeel from the airport?

Dubai International Airport (DXB) is about 8 km away in a straight line, and Bayut puts it at a 10-minute drive. Al Maktoum International Airport (DWC) is about 39 km away, which Bayut puts at 32 minutes.

Property Finder lists Max, World Trade Centre and Financial Centre as the area’s Metro stations. Bayut puts Financial Centre and World Trade Centre within 6 minutes by car. There are no bus stops inside the community; routes X22, 27 and 29 stop on Al Mustaqbal Street (Bayut).

How much does it cost to rent in Za’abeel?

New rental contracts averaged about AED 130,000 a year for a one-bedroom, AED 232,000 for a two-bedroom and AED 261,000 for a three-bedroom apartment (Property Finder, DLD data, checked October 2026). Ask us for current rents on a specific home.

What rental yield can investors expect in Za’abeel?

Property Finder gives an average gross yield of 5.43% (October 2026).
