History
Majid Al Futtaim announced Tilal Al Ghaf in April 2018 as its flagship Dubai community. Images RetailME reported a plan for more than 6,500 mid- to upper-luxury homes on 32.3 million sq ft (about 3 million sq m), to be finished by 2027, around a swimmable lagoon of about 753,000 sq ft (about 70,000 sq m).
Homes sold quickly. In September 2020 Dubai Media Office reported that 322 homes in Elan, the third phase, sold within 48 hours, taking sales past 900 homes, with first handovers expected from December 2022. A revised masterplan in December 2021 made the lagoon 50% larger, added the Lagoon Islands and increased greenery by 20% (Gulf Construction Online). Later launches include Alaya Beach (14 mansions and 30 villas), Lanai Island (the first phase of Island Estates, 2022), Alaya (130 villas) and Elysian Mansions (94 mansions).
What it’s like to live here
It is an all-villa community that is part lived-in and part still being built. Elan, Aura, Aura Gardens and Harmony have ready homes and most of the tenants: Property Finder’s DLD data show 1,347 rental contracts in the past year, 554 of them in Elan. Recent sales in Alaya, Alaya Gardens and Elysian Mansions were still recorded as off-plan in October 2026, though a few homes there are already let.
Homes run from three-bedroom townhouses in Elan to mansions of up to eight bedrooms, on two or three floors, with gardens, terraces and maid’s rooms (Bayut). The lagoon, with a sandy beach, is the centrepiece, and there are walking and cycling paths, pools, outdoor gyms and sports courts. Homes in Lanai Islands and Elysian Mansions have private beach access.
Majid Al Futtaim’s plans include its own shops and an international school inside the community. For everyday shopping, Bayut’s guide lists supermarkets such as Carrefour and Al Maya, and malls such as Damac Mall (about 8 minutes’ drive) and City Centre Me’aisem (about 12 minutes).
Who it suits
Families above all. Every home has at least three bedrooms, and Royal Grammar School Guildford Dubai is on Hessa Street in Tilal Al Ghaf. It suits people who want a newer house and garden, are happy to drive, and can live with building work nearby while the last phases are finished.
For investors it is a high-ticket market. Recorded sales averaged about AED 10.9 million over the past year, and Property Finder puts the average rental yield at 5.17% (October 2026). Most rental demand is for three- and four-bedroom homes: 538 three-bedroom and 662 four-bedroom villa contracts were registered in the past year, against 143 for five bedrooms.
Getting around
There is no Metro station. The nearest is Jumeirah Golf Estates on the Red Line, about 6 km away in a straight line and about 18 minutes by car (Bayut). Bayut lists the nearest bus links in Dubai Sports City, about 8 minutes’ drive, with feeder routes F34 and F38 serving nearby communities. In practice you need a car.
Hessa Street (D61) runs along the northern side, and Sheikh Mohammed Bin Zayed Road (E311), Al Khail Road (E44) and Emirates Road (E611) are close by. Bayut puts Dubai International Airport about 30 minutes away. Dubai Marina Mall and Mall of the Emirates are each about 10 km away in a straight line, and Burj Khalifa about 20 km.
Schools, healthcare and shopping
Royal Grammar School Guildford Dubai opened in September 2021 on Hessa Street in Tilal Al Ghaf. It teaches the British curriculum for ages 3 to 18, was rated Very Good by KHDA in 2023–24, and Bayut lists fees of AED 78,758 to 119,713 a year. Dwight School Dubai and Victory Heights Primary School are about 1.2 to 1.3 km from the middle of the community, near Hessa Street, and Bayut puts GEMS Metropole School in Motor City about 6 minutes’ drive away. Jebel Ali School is in neighbouring Damac Hills.
Bayut does not list a hospital in the community. It puts Aster Clinic and Medcare Medical Centre about 10 minutes away, and Mediclinic has a clinic next to City Centre Me’aisem. Carrefour and Al Maya supermarkets are in Al Hebiah 4, just north of the community and about 2 km from its middle, Spinneys has branches in Jumeirah Golf Estates and Damac Hills, and City Centre Me’aisem is about 3 km away in a straight line.
Things to check before you rent or buy
- Ready or off-plan. Recent sales in Alaya, Alaya Gardens and Elysian Mansions were recorded as off-plan in October 2026 (Property Finder). For an off-plan home, check the payment plan, the handover date and the DLD registration.
- Know the neighbourhood. Elan homes are townhouses, while Harmony, Alaya and the mansion neighbourhoods are larger detached homes. Prices differ widely: recorded sales in October 2026 ranged from AED 1,602 per sq ft in Harmony 3 to AED 3,142 in Elysian Mansions.
- Ask about the lagoon. Check which beach and lagoon areas your home can use, and what they add to the service charge.
- Look at the building work. Later phases are still under construction, so check what is planned next to the plot and how long work is likely to last.
- Ask for the latest service charge statement before you buy.
- Compare asking and recorded prices. Asking prices run from AED 3.5 million to AED 90.19 million, with a median of AED 11.79 million (Property Finder, October 2026). The average recorded sale over the past year was about AED 10.9 million.
- Ask about school places early. Royal Grammar School Guildford Dubai is on the doorstep, so check availability for your year groups before you commit to a lease.

Bayut figures are average asking prices and rents from listings on Bayut, not completed sales. Sales counts are Dubai Land Department records shown by Property Finder or DXBinteract. Yields are gross, before service charges and other costs. Checked October 2026; we update these figures regularly. They are area averages, not a valuation of any one home.
